&lt;p&gt;Many potential buyers believe they can't buy a house.&amp;nbsp; Close to 15% of people in the United States state that they want to buy a home in the next few years but believe that it is financially impossible.&amp;nbsp; Another 10% believe that they can afford a home, but for other reasons choose not to buy. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;1.&amp;nbsp; In order to qualify for a house you must have 20% down payment.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; Lenders are required by law to provide you with the best possible interest rate.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; You can't qualify for a house if you have been with your current employer for less than 5 years.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp; Your credit must be perfect.&lt;/p&gt;
&lt;p&gt;5.&amp;nbsp; Mortgage interest is not tax deductible.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;The Truth.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; It is in your best interest to do some comparative shopping when it comes to loans.&amp;nbsp; There are 3% and 5% down loans available and there are some lenders and communities offering zero down payment loans.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; Every lender works with their own rates.&amp;nbsp; Rates change everyday, sometimes even during the day.&amp;nbsp; So once you decide to buy a home, check rates with different lenders and check them everyday.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; Job stability is important but the 5 year requirement is only a myth.&amp;nbsp; If you have worked in the same field but changed jobs 3 times in the last 5 years many lenders will consider that continuous employment.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp; Credit is important when qualifying for any loan.&amp;nbsp; However, if you have been out of a bankruptcy for 2 years and can provide a good letter of explanation it will usually be accepted.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;5.&amp;nbsp; When you make cost comparisons between renting versus owning, be sure to consider tax deductions.&amp;nbsp; When buying a home the closing costs, mortgage interest and loan points are all tax deductible.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The next best move for a first time home buyer is to conduct research and ask questions.&amp;nbsp; Interest rates are lower than they have been in a long time.&amp;nbsp; So if you can buy a house this is a great time to do it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>Mammoth Hunting</title>
      <description>&lt;p&gt;Killing a mammoth ensures that you have enough food for the family and that the kids will grow up strong. The problem with mammoth hunting is that you can not do it on your own. If we are going to kill a mammoth we must have help. It is important to make sure that we make friends with others that also like the taste of grilled mammoth. It probably would not do to hunt mammoth with friends that like sauteed rat or boiled greens. If we are going to risk our lives hunting food then we may as well hunt the best food. If we want to be successful then we probably should learn from the best and hang out with successful mammoth hunters. We will probably start wearing the same furs and using the same weapons as the best mammoth hunters. Next thing we should do is go on a few mammoth hunts. We may not get one every time but each time we will learn and get better. Soon, we will have a highly successful mammoth hunting team. &lt;br&gt;&lt;br&gt;Setting huge goals and surrounding ourselves with others that have similar goals and are willing to help us, is huge. Stay away from those that do not have a taste for mammoth, they are likely to try to discourage you. Stay focused on how good the mammoth will taste.&lt;br&gt;&lt;br&gt;My mammoth for 2009 is 100 closed real estate transactions.       <title>Soldiers know that war makes Generals.</title>
      <description>&lt;p&gt;&lt;img title="HUWA!" src="http://activerain.com/image_store/uploads/5/5/2/6/2/ar122651214726255.jpg" height="300" alt="The new Soldier" width="400" style="float: right;"&gt;When I was in the army, so so so long ago.&amp;nbsp; I remember reading about the experiences of Viet Nam veterans and WWII veterans.&amp;nbsp; I was always impressed with the stories of soldiers that would take up the mantle of leadership when their leaders were disabled or killed.&amp;nbsp; Then, during a calm in the action or upon returning to their base of operations these impromptu leaders were given battlefield commissions.&amp;nbsp; A commission for those of you that don't understand is different than a non-commissioned officer (private, corporal or sergeant).&amp;nbsp; A commissioned officer goes through more leadership training and schooling(lieutenant, captain, major and colonel).&amp;nbsp; In order to reach the highest levels of leadership in the military you must be a commissioned officer.&amp;nbsp; In Tribes Seth Godin says that soldier's know that war makes Generals.&amp;nbsp; My thoughts turned to our current economic situation and our real estate markets.&amp;nbsp; I know that many of you have already excelled in this battle and are reaping the benefits of your battlefield commission.&amp;nbsp; For the rest of us, I think it is a great metaphor to think that we are in a war and ask ourselves if we are performing like leaders.&amp;nbsp; Would we, looking back on our mindset and action over the past year, deserve a battlefield commission?&amp;nbsp; Honestly, I have performed less than admirably by allowing negative thoughts to persist and believing them.&amp;nbsp; I am going back into battle with an new mindset.&amp;nbsp; HUWA!&lt;/p&gt;</description>

It looks like there is going to be a $700 Billion bail-out of the economy. Experience shows that when the government gets involved in anything, prices go up. As the bailout is implemented, it&amp;rsquo;s likely that fees, points and even interest rates will start to go up.&lt;/p&gt;
&lt;p&gt;So right now there is an important window of opportunity. While Fannie Mae and Freddie Mac are flush with new cash, they are able to purchase more loans from the banks. Also, because interest rates are quite reasonable right now, it is a great opportunity for someone who is looking to buy their first home, someone who is looking to move into a larger, more spacious home, or someone who is looking to buy investment property. It is incumbent upon me as your Real Estate Consultant to let you know what your risks are of waiting.&lt;/p&gt;

      <description>&lt;p&gt;The definition of self esteem is a confidence and satisfaction in oneself.&amp;nbsp; It is evident that if we have good self esteem then we will achieve goals because we believe that we deserve them.&amp;nbsp; But, what if you are not setting big goals or you are not truly chasing them.&amp;nbsp; How do I improve my self esteem?&lt;/p&gt;
&lt;p&gt;Perseverance is the real life expression of Self Discipline.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When we persevere in a task or exercise or diet then we feel better about ourselves.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;I want to get a good deal.&amp;nbsp; I have spent so much time on Craigslist and other sell it yourself websites.&amp;nbsp; I want a good deal.&amp;nbsp; The problem is that I have to spend so much time because the car type, age and mileage does not appear everyday on these free do it yourself websites.&amp;nbsp; I have done other research also, such as Kelley Blue Book and NADA websites.&amp;nbsp; Did you know that car lots ask for more money than private sellers.&amp;nbsp; I wonder why if they charge more that they also sell more.&amp;nbsp; I am sure private sellers get tired of all the calls about their cars and all the low ball offers.&amp;nbsp; I plan on offering much less than what they are asking.&amp;nbsp; Well, I do have to go find my own financing and insurance and deal with the state for my taxes and registration. If I went to a car lot, they would do that for me.&amp;nbsp; They would have a greater selection, they would be able to find and show me exactly what I am looking for and I would be dealing with a professional.&amp;nbsp; A car lot is a one stop shopping experience - they would handle financing, insurance and taxes and registration.&amp;nbsp; I think it would be worth it to pay more for the car, save time and frustration.&amp;nbsp; Risk would also be greatly reduced because if I got a lemon then I could always go back to the car lot.&amp;nbsp; Risk affects price.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Now, lets apply this thinking to Real Estate.&amp;nbsp; I love talking to For Sale By Owners.&lt;/p&gt;</description>

      <description>I went on to KW connect and listened to Gary Keller talk about the'gift of the shift'.&amp;nbsp; The suggestion was that my lack of real leads, my inventory sitting without activity and my under contracts failing was a gift.&amp;nbsp; I will tell you the truth.&amp;nbsp; I became instantly irritated.&amp;nbsp; I have been in the real estate business for 13 years and i have experienced slow downs and lender changes but to be honest I have started losing weight.&amp;nbsp; One of my favorite arguments with my ex-wife usually occurred when we were on the income rollercoaster.&amp;nbsp; My favorite response when she complained about a lack of money was that she had not lost any weight.&amp;nbsp; That might give you an indication why she is an ex-wife.&amp;nbsp; Well, I have started losing weight.&amp;nbsp; I respect Gary Keller so much, I decided that I would look for the gift of the shift.&amp;nbsp; I think I found it.&amp;nbsp; I am role playing scripts with my friends in the office, I am calling for sale by owners, I am following up on leads.&amp;nbsp; I have actually time blocked my schedule and color coded my appointments a la Floyd Wickman.&amp;nbsp; I am becoming a better Realtor and I have the shift in the market to thank for it.&amp;nbsp; Thank you too, Gary, for pointing it out to me. &amp;nbsp;</description>

      <description>&lt;div&gt;Every Tuesday and Thursday I go to my gym and play full court basketball with other guys my age.&amp;nbsp; &lt;img title="Jerry and Kramer" src="http://activerain.com/image_store/uploads/7/4/9/8/3/ar120429746838947.jpg" height="180" alt="Puffy Shirt" width="180"&gt;Established salt of the earth types between 30 to 50 years old.&amp;nbsp; I went to the gym on Thursday and there was a new guy there.&amp;nbsp; When I walked in he was doing handstand pushups and wearing his hair in a ponytail and culottes. Long shorts or short pants, not sure but the first word that came to mind was culottes.&amp;nbsp; Anyway, he played well and seemed to have too much energy.&amp;nbsp; When we were done, I walked out of the gym behind him and he got into a monster truck wrapped in black pattern.&amp;nbsp; I noticed on the side window a skull and crossbones symbol.&amp;nbsp; Under the skull, the words "Born Bold" appeared.&amp;nbsp; I then realized that my judgements of him being a nerd or just outrageous and flamboyant demonstrated to me my need for him to conform and be "normal".&amp;nbsp; Why is it that we do that?&amp;nbsp; Why do we excoriate those that are not "normal"?&amp;nbsp; Seth Godin, author of The Dip, talks of the pressure to be average.&amp;nbsp; I do not want to be average.&amp;nbsp; Do you realize that this pressure manifests itself in so many subtle ways.&amp;nbsp; Not speaking up when I have something important to say, being embarrassed to show off a talent, dressing in a socially acceptable way (the puffy shirt comes to mind). Fear of being rejected or not receiving approval from others.&amp;nbsp; I then look over at some of the weirdo top producing agents in our market place and I understand that they never succumbed to the pressure to be average.&amp;nbsp; Next question is, Is it necessary to pressure our kids and loved ones to be "normal"?&amp;nbsp; I really would like some input on this idea and some help identifying other subtle pressures to be average.&amp;nbsp; This is a conversation that I believe is of ultimate importance.&amp;nbsp; &lt;/div&gt;</description>

      <description>&lt;p&gt;Monday - Choose a home that shows well.&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p&gt;Tuesday - Make flyers, look up and print comparable actives in the neighborhood&lt;/p&gt;&lt;p&gt;Wednesday - knock on 100 doors around the neighborhood inviting the neighbors and their friends to the open house on Saturday.&amp;nbsp; Give the sellers their open house checklist, their homework before the open house.&lt;br&gt;&lt;/p&gt;&lt;p&gt;Friday - Call your database and current leads and invite them to the open house.&amp;nbsp; Put out 15 to 20 signs and put a sign rider on the sign in front of the house that announces the open house on Saturday.&lt;/p&gt;&lt;p&gt;Saturday - Arrive early, take care of any details to make the house show and smell good.&amp;nbsp; Use F.O.R.D. to establish rapport quickly.&amp;nbsp; Positive attitude, energy, enthusiasm and contribution.&amp;nbsp; Ask for business. &amp;nbsp;&lt;/p&gt;&lt;p&gt;Sunday - hand write thank you notes to all attendees and the seller. &amp;nbsp;&lt;/p&gt;&lt;p&gt;Do you want to triple your results?&amp;nbsp; On Monday choose three homes and on Saturday do two open houses and Sunday do one.&amp;nbsp;&lt;/p&gt;&lt;p&gt;To play at the highest level we have to do all types of marketing, get into relationship with a lot of people, master our scripts and dialogues.&amp;nbsp; Huge producers set great examples, ask them if they do open houses.&amp;nbsp; Obviously there is so much more to open houses than this short outline.&amp;nbsp; I am happy to help anyone with dialogues and guest register and checklists if you need it.&amp;nbsp;&amp;nbsp; &lt;br&gt;&lt;/p&gt;</description>

      <title>Motivation vs. Inspiration</title>
      <description>The dictionary defines motivation as, provided with a motive or an incentive for action.  This assumes that you have to be persuaded.  You need something to get you into action.  In other words, you do not want to move willingly towards your objective.  Inspiration is defined as aroused, animated or imbued with the spirit to do something.  In other words, you experience a calling.  Your work is effortless as it relates to your end result.  You are pulled forward and you experience elation.  Anthony Robbins tells us that the only reason we don&amp;rsquo;t have or do the things we want to have or do is because of the story we have around that thing.  If we change our story around our goals we can be inspired and move willingly and effortlessly towards them.</description>
