One way to sell your house is to remove your bra before the showing! Yesterday was one of the days that reminded me a little of J. Philip Faranda's feature post the other day where my seller was hesitant on having the house shown yesterday. First because of personal conflicts and then because it wasn't show ready. Finally last minute, I convinced my seller to allow the buyers' agent and his buyers in to see the house profusely apologizing for the mess which what we I thought was just the kids toys laying around and a few dishes in the sink. FOURTEEN MONTHS AGO I wrote up an offer for my buyers on a house listed at $399,900 in Morris County, New Jersey. According to the Buyers Comparative Market Analysis ("CMA") I prepared for my buyers, the average sold comps at that time were around $377,000. We wrote up the contract for $350,000 and negotiations began. The sellers stayed firm at $390,000 even after my buyers raised their offer and I supported our offer with the sold comps of $377,000. A few days ago I wrote The First-Time Homebuyers Top Ten New Year's Resolutions for 2011 and as promised here are the Sellers Top Ten New Year's Resolution for 2011: I will hire a full-time, LOCAL real estate agent to list my house; I will price my house at market value and I understand that it doesn't matter what I paid for it (unfortunately all that matters is what its worth today and if an agent tells you otherwise they are wasting your time); I will tell my listing agent upfront, even if they don't ask, that I have no equity, its short sale, its (5 comments)
