Honestly, I have nothing against For Sale by Owners but For Sale by Owners cannot utilize our MLS and avoid paying our commission - it's that simple. Reading a Q&A on Trulia really got me going this morning. The question read: How can a Seller get an MLS listing w/o paying commission? The rest of the question read: We wish to save ourselves and the prospective Buyer of our house in Cherry Hill the extra cost involved in paying a commission by just listing our house on MLS and showing it ourselves. Reading a question on Trulia Voices brings back something my old manager told me, we sell homes, not appliances...... You want to buy the house, let's write up the offer! For anyone that participates on Trulia Voice's Question and Answer forum, you know that the person asking the question may choose a Best Answer out of all the answers given. I normally don't rant but in the last 24 hours I've come across two Best Answers that certainly were not based on the content of the answer (which is typically the case) but rather the consumer chose the best answer based upon what he or she wanted to hear! It's like beating a dead horse!! I don't understand why agents continue to discuss commission on public forums like Trulia. Which part do they NOT understand of the Antitrust Laws? Is it the part that they should disassociate themselves immediately from the slightest discussion of commission rates or do they not realize who and who is not a member of a competing firm? Openly discussing it on Trulia I would say violates the Sherman Antitrust Act and if it somehow doesn't, it's a fine line that I certainly do not want to cross! In January of 2009, I wrote a post about What comes first the chicken or the egg? The post basically was about what or who does a buyer need first -- the real estate agent or the loan officer? As many know, I'm a frequent contributor on Trulia Voices which is, in essence, a real estate question and answer forum. Recently I switched brokers and I learned many valuable lessons, one being never have your Facebook page name reference your broker because you cannot change your Facebook page name. When I first started blogging, I was stumped about what to blog about, who would read it, what would they think of it, what if nobody read it and so on. I would sit in front of my computer thinking "what can I blog about?" I'll admit I'm still no expert in blogging but I do try my best to engage my readers so hopefully I at least get an "A" for effort! I've answered many questions on Trulia where new agents are deciding on what brokerage to join. Although there are several reasons why I joined the Prudential New Jersey Properties office that I did, one of the main reasons was because the manager did not compete with the agents in the office for business. What's funny is that I had interviewed with several top brokerages before choosing Prudential New Jersey Properties and in ALL those other offices, the manager I met with -- both listed and sold properties (i.e., competing with the other agents in the office). We have to agree that every buyer needs a real estate agent AND every buyer is worthless without a mortgage pre-approval. Both are equally important but which comes first? The agent or the approval? I know many agents who will not show a prospective buyer a house without having a pre-approval in hand and I've come across many first time home buyers who do not even know the very importance of a pre-approval and many who do not even know where to begin the pre-approval process.
