Arizona Real Estate is Showing Strong Signs of Recovery - 12/31/09 04:00 PM
Arizona real estate is showing strong signs of recovery.  Last month, overall real estate sales were up over 7% for sales of existing homes.  The increase in real estate sales was seen in every region of the United States, due mainly to the first time home buyer tax credit, which was originally set to expire at the end of November, 2009.  Low mortgage rates and low Arizona home prices have also been catalysts.
However Arizona foreclosures will continue to rise with unemployment, keeping AZ real estate prices from rising in harder hit areas, and home values as a whole are expected to … (0 comments)

Avoid Selling Your Mesa AZ Home in Buyers Market - 12/29/09 04:36 PM
Today's real estate market is a buyer's market, which means you should not sell your Mesa AZ home except if you are forced.
The bottom of the market is near, if it has not already occurred, which means now is the time to hang onto your home.  The reason you should not sell your Mesa property right now is clear - obviously you will not be getting top dollar for your AZ home.
However, if you have to sell you need to make your home as competitive as possible.  Your home not only needs to be priced to sell and it needs … (0 comments)

Invest in AZ Real Estate & Defer Taxes with a 1031 Exchange - 12/27/09 02:02 PM
A 1031 Exchange is the process of buying and selling investment AZ real estate, and enabling a deferment of taxes at the same time.
A 1031 exchange involves the selling of a qualified Arizona property and the buying of a qualified property, yet the transactions are seen as an exchange instead of a traditional sale and purchase.
What makes the 1031 exchange different, and often complicated, is that in order for properties to qualify they both need to be "Like Kind".  This means that the Arizona real estate in question needs to be a business or investment property, and the new … (0 comments)

When it comes to Phoenix AZ real estate the general sentiment appears to be that of putting 2009 in the past and looking forward to a brighter 2010.  Looking at where we are and where we are headed as far as Phoenix real estate goes will take us from the present into the future.

Invest in Chandler AZ Real Estate - 12/17/09 07:37 PM
There are many people out there waiting for the bottom to hit in many facets of the economy, including in Chandler AZ real estate.
Perhaps there will be a big announcement one morning across newspaper headlines and across the Internet "THE BOTTOM IS HERE: NOW IS THE EXACT MOMENT TO BUY".  Of course, by the time the announcement comes the bottom will have hit, the exact time to buy real estate will have come and gone. A great analogy to the bottom of the real estate market is a yo-yo.
Can a person grab the yo-yo at the exact moment it … (0 comments)

When considering selling Gilbert AZ real estate the question surfaces, what can I do to improve my Gilbert AZ home and make it more appealing to a prospective buyer?
Looking at your closets might be the answer and may make the difference when trying to sell a Gilbert home.  Closets may be the small improvement your home needs when getting ready to sell. Newer homes tend to have bigger closets and they aren't just dark spaces with doors any more.

Energy Efficiency in Phoenix AZ New Homes - 12/10/09 03:54 PM
Energy efficiency and greener building practices have begun to take hold across the country, especially in Phoenix AZ new homes. More incentives warrant making home improvements to existing homes as well as better practices for building new homes.
Currently President Obama is considering federal incentives to homeowners who make energy efficient improvements to their homes. President Obama had said that energy efficiency "creates jobs, saves money for families, and reduces the pollution that threatens our environment.  With additional resources, in areas like advanced manufacturing of wind turbines and solar panels," which are very popular in Phoenix AZ new homes for obvious … (0 comments)

Landscaping is First Impression When Selling an Arizona Home - 12/08/09 12:58 PM
When it comes to selling an Arizona home the first impression counts, and a beautiful lawn or landscaping can make the difference in your Arizona home's curb appeal.
In a competitive seller's market, where inventory is up and pricing is competitive, first impressions can mean everything.  The exterior of a AZ home is what catches the buyer's eye first, so if you want to draw a buyer in it might be time to take a good look at your lawn.
Keeping a lawn green and perfect can be difficult in certain situations, especially in Arizona's sometimes dry and arid climate. However … (0 comments)

Selling Your Gilbert AZ Home - 12/05/09 02:26 PM
If you are considering selling your Gilbert AZ home in the current Gilbert AZ real estate market it would be prudent to have a home inspection completed before putting your home on the market.
It is rare that a buyer will not to have a home inspection done before closing to be aware of and fix any problems with the home inspection and thus can avoid any surprise issues at the closing. It is a competitive real estate market out there, so a seller's best chance of snagging a buyer comes with have his Gilbert AZ real estate in top notch … (0 comments)

With unemployment figures on the rise, the number of nation wide and Mesa AZ foreclosures is expected to keep rising over the coming months and the federal government is trying to do something about it.
The government is putting pressure to decrease foreclosures in Mesa, AZ and nationwide.  President Obama created legislation in February that was expected to help those facing foreclosure across the nation and in Mesa AZ, yet the programs set in place are reported to have been enforced sluggishly by many of the lending institutions.
The pressure is starting this week. The Federal Government is saying "Help these … (0 comments)
