Mortgage rates are at their lowest so far this year.  Upheaval in Europe has caused investors to put money into US Government securities, which are considered to be safer than global investments at this time.  The average rate on a 30-year fixed mortgage dropped to 4.78 percent this week down .06 percent from last week, according to information from Freddie Mac.  The debt crisis in Europe has sent yields for 10- and 30-year Treasury bonds to the lowest point this year thus far.  It is common for rates on 30-year home loans to parallel the yields on 10-year Treasury notes.

Arizona real estate is showing strong signs of recovery.  Last month, overall real estate sales were up over 7% for sales of existing homes.  The increase in real estate sales was seen in every region of the United States, due mainly to the first time home buyer tax credit, which was originally set to expire at the end of November, 2009.  Low mortgage rates and low Arizona home prices have also been catalysts.

Arizona foreclosures are expected to subside in the coming year. The latest data released by UFA L.L.C., a firm located in Ann Arbor Michigan that researches mortgage activity, states that foreclosures in Arizona and nationwide are expected to decrease in the next year.
