Home prices are rising quickly in the Phoenix Metropolitan Area – shooting up a record 8% in March and around 20% in the past year. According to a new report from the W.P. Carey School of Business at Arizona State University, the median home price in the Phoenix Area is now around $134,900. While the market appreciation isn’t expected to continue to rise like it did in the boom, home prices are still expected to rise through the rest of the year. One of the most substantial housing projects in years is under way in Gilbert. Construction has started on roads, pipelines and other needs for Adora Trails, a 587-acre development planned near Val Vista Drive and Riggs Road being built by Taylor Morrison Homes. The governer's office has approved the special session of the legislature to review repealing the anti-defiency status. The good news is the Senate has transmitted HB 2008 to the governor's office. Depending on the circumstances, Governor Brewer could have up to 10 days to sign, veto, or allow the bill to go into law without her signature. There are a couple of other provisions contained in HB 2008, including partial language from HB 2269 that effects the notification of tenants in foreclosed properties. The language requires the trustee to notify the tenant that the property is in foreclosure by mailing a

I continued to work very hard to get the short sale approved without a the Promissory Note requirement. A little reminder from Part 1 regarding the background situation, the home is in Gilbert, AZ and is protected under the Arizona anti-deficiency statues since it is the original purchase money mortgage. The owners put down 10% and have a 90% mortgage with Wells Fargo. After many attempts to get Radian to remove the Promissory Note removed, they would not budge. I spoke with Vince the VP at Radian for Loss Mitigation. A very rude individual that just yelled at me regarding the short sale. He was quoting

The Phoenix metro area's strong seller market from 2005 has gone to a complete reversal, going from boom to bust. However, 2009 is promising to be a year of recovery with many positive signs in market. The large amount of supply has created a buyer's market with record inventory levels. That is now changing with March 2009 showing a 6.8 month supply of homes. Prices have declined approximately 31% year over year, so little to no appreciation is expected this year.
