Home prices are rising quickly in the Phoenix Metropolitan Area – shooting up a record 8% in March and around 20% in the past year.  According to a new report from the W.P. Carey School of Business at Arizona State University, the median home price in the Phoenix Area is now around $134,900. 
While the market appreciation isn’t expected to continue to rise like it did in the boom, home prices are still expected to rise through the rest of the year.  The appreciation is accredited to the combination of a drop in bank-owned homes available, decrease in overall housing inventory, … (0 comments)

The housing market is showing signs of improvement.  January’s home sales are up 8.1% on a year-over-year basis.  This is especially good due to the Phoenix area being one of the worst declines in the housing market nationally. At the worst point, Phoenix homes declined to 57% of their peak values.
 
 
 
The good news is that January’s home sales are up 8.1% on a year-over-year scale. Across the greater Phoenix area, buyer demand is also up as indicated by higher pending sales and homes receiving multiple offers. We are actually seeing a slightly 2005 style market … (1 comments)

Good News: Total active listings have dropped to by another 1207 units over the beginning of last month. As of August 7th we sit at 27,736 listings for both single family and condos. Sales as of August 7th were 9041, down by 943 units from June.We currently sit at 3.06 months of supply! If you take out the AWC contracts which The Cromford Report puts into active listings, we are at a 2.2 months of supply! The total absorption rate was 33%. When it comes to Arizona real estate there is good news with the bad news. Reports came out this week that showed a significant drop in real estate sales volume. The increase in sales volume due to home buyer tax credits was bound to be followed by a drop, as most surges are. Wonderful News for second home-owner's & Investors. Arizona Governor Jan Brewer signed HB 2008, which repeals SB 1271 and its change to the anti-deficiency statute.  SB 1271 was set to go into effect on September 30, 2009 and would have changed the protections of Arizona's anti-deficiency statue.

The Phoenix metro area's strong seller market from 2005 has gone to a complete reversal, going from boom to bust. However, 2009 is promising to be a year of recovery with many positive signs in market. The large amount of supply has created a buyer's market with record inventory levels. That is now changing with March 2009 showing a 6.8 month supply of homes.

A new plan to streamline loan modifications for homeowners who have fallen behind on their mortgage payments could help "hundreds of thousands" of borrowers avoid foreclosure.

phoenix: Phoenix Housing Update: September Sales Surge 81%; Prices Plunge 28% - 10/21/08 12:22 PM
During September, existing home sales in the greater Phoenix metro area increased a remarkable 81% year over year, bringing the number of transactions recorded last month to the highest level seen since June 2006 (near the peak of the housing bubble). Similar to recent months, this volume improvement continued to be stimulated by sharp declines in home prices and foreclosure activity, with Phoenix area median prices falling 28% year over year to $170,000. Compared to September 2005, when the median price stood at $260,000, prices have declined 35%.
