Previous home owners of distressed properties are joining the housing market as lenders are giving them another chance at home ownership. Distressed properties include both foreclosures and short sales, although the waiting periods for home loan qualification differ greatly between the two.

Bank of America recently announced the launch of its new short sale incentive program. The program had promising success in Florida, where the pilot program had started. The institution is now launching a nation-wide short sale incentive program that offers delinquent homeowners more assistance with their relocation expenses. The program necessitates a homeowner qualifying for a short sale, but one qualified, relocation assistance will be offered ranging anywhere from $2,500 all the way up to $30,000.

KPHO Channel 5 did a story on this. They reported that the sale price for a home in the Phoenix and Mesa area in October 2011 was $157,675. However, many homeowners don’t know what those statues are to recognize how they can be protected. The anti-deficiency statutes have three qualifications: (1) the home must be a single family unit or a duplex, (2) the home must be on a 2.5 acre lot or less, and (3) the home must be utilized as a dwelling.
