Part of my role as a professional home stager is to educate Home Sellers and Real Estate Agents about the realities of Home Staging.  Watching home staging programs on TV frequently misleads viewers and does not often impart the details of how a professional stager works and how the staging process plays out.

Yes they are.  Many interior decorators have not studied staging and some professional stagers don't know the ins and outs of decorating.  When you hire for either job here are some guidelines to help with your hiring decisions.
Decorating: Is always personalized to the tastes, style and needs of the family/homeowner.
Staging: Staged homes are DEpersonalized to appeal to a broad range of potential buyers.

Well, I'm doing a Staging Happy Dance today.  After a 30 day absence I contacted the agent today and this property went under contract with a cash offer yesterday and will close on June 6.  Previously it had been on the market for over a year with zero offers.

If you haven't watched HGTV's many programs regarding real estate home staging you should.  These programs include: Get It Sold, The Unsellables, The Stagers, Designed to Sell and many more.  Visit the HGTV website for additional information.  All of these programs will help you prepare your home for the real estate marketplace.  All of the professions on these programs have tips to share with you about preparing your home.

If you read my blog post from this a.m. Shot Myself in the Foot but that's OK, here is an update.  Within a few minutes of posting that blog I got a call from the agent.  Stage it NOW was his plea because he'd decided to have an Open House this week. Prior to the painting and new carpet he just wanted to DUMP this place.

Inspired by a blog post by Maureen Bray, Sellers for a Faster Sale empty those catch all rooms and Show each rooms best use and Fernando Rosado's comment "This faux must go," I wonder how many stagers have to deal with this issue and how many seller's think it's OK today?
Having taken professional classes in faux painting techniques it's pretty easy to pick out those jobs done by pro's and those done by the homeowners.  Most frequently I see sponge painted walls...quite frankly they are usually not well done.   Achieving a pleasing "faux" look takes knowledge, practice, the right tools AND the right paint colors to … (35 comments)

Often I hear agents say  " it's vacant and easy to show". I wonder if they seriously, think that vacant and empty is a good thing?  Visualizing what a room can be may be easy for them but for the majority of people it is not.
How do these spaces INSPIRE or make potential buyers want to purchase ? (see after photos below)
    
* Empty rooms leave potential buyers with an empty feeling.    
* Empty rooms feel cold, and uninspiring.
* Empty rooms give off negative energy.                                
* Empty rooms usually feel smaller than rooms that are
          professionally staged. 
* Empty rooms often sound hollow and unappealing.
