home staging: Which six-pack will help you sell a house? - 04/18/11 01:54 PM
You want to sell your home, right?
Which of these six-packs will help you do that?
The agents or movers with these six-packs?

This six-pack?

 Or this six pack?
This six pack will help you increase the curb appeal of your home and it will help get potential buyers out of the car and into your home.  (And it's probably less expensive than either of the above choices.)

If the curb appeal of your listing isn't getting people out of the car, call our Oakhurst based home staging company  for a quick and easy consultation on what you can do to … (49 comments)

home staging: Selling Grandma's house, #2 - 04/04/11 12:54 PM
Selling Grandma's house is often difficult, even when selling to another grandma.

Our Oakhurst and Fresno California staging company is frequently asked to do consultations and stagings at homes owned by seniors in Oakhurst, it's surrounding communities and in Fresno communities.
Here is what we often see:
Decades old floral and plaid furnishings and window coverings.#1 Outdated kitchens and baths with oak cabinets, brass fixtures and vinyl flooring. Outdated light fixtures. Carpeting in need of replacement. Wallpapered and paneled walls. Rooms cluttered with years of collectibles and memorabilia. Family photos everywhere. This blog post is #2 of a series addressing each of … (25 comments)

home staging: On the market for 4 YEARS. Now under contract 3 weeks after professional staging. - 08/01/10 11:54 AM
On the market for 4 years.  Now under contract just 3 weeks after professional staging.
This townhouse, at Bass Lake had it's share of issues. It was vacant and it needed some general sprucing up.
When the seller agreed to having it professionally staged we went to work.
Every room with mauve walls had to be painted, then staged.

Pink walls had to be painted too!

When this living area was vacant the only focus was on too much blue.

If you have a home or if you know of a home that is lingering on the market, consider a simple … (12 comments)

home staging: Two things homeowners have control over when selling: - 06/24/10 10:53 PM
If you are selling do consider what Donna has to say here:

Via Donna Schoby, Ready, Set, Stage! Fayetteville, AR (Home Stager, Serving Northwest Arkansas):
1. Price 2. Condition
· Working with a Realtor will help you set the correct price for your home. Listen to their advice, they know the market and know what your home should be listed for. Don't be a "let's see what happens" seller. You lose that "new on the market" buzz and will lose potential buyers.
· Working with a Professional Home Stager will help you with the condition of your home. A Home Stager … (6 comments)

Sellers and Realtors: Staging Education, Part Four,  Neutralizing / Depersonalizing
Part of my role as a professional home stager is to educate Home Sellers and Real Estate Agents about the realities of Home Staging.  Watching home staging programs on TV frequently misleads viewers and does not  impart the details of how a professional stager works and how the staging process plays out.
In the Fresno, Clovis and Madera foothill and mountain communities the housing market remains a very strong Buyers market.  I have heard many stories of buyers getting homes for 40-50% of the value that was established for them 2-3 years ago.  Many … (19 comments)

As a real estate agent, you may be wondering why you should make the effort to convince the homeowner to stage their home.
Here are ten reasons why you should do so:

home staging: Updating needed and achieved - 10/29/09 10:53 AM
When these property owners contacted my company, and I saw this kitchen, my first response was...."what's with this lighting?"  The owners response was, "every unit in the building is like this and they have been like this for 30 years."  In the past, renting this unit was easy but this time it had been sitting on the rental market for 4 months.  Change was in order.  They hired Dream Interior Redesign and Staging to update, stage and make it right for today's rental market.
It took us three days to remove that plastic and aluminum fluorescent contraption, rewire, paint, install new lighting, add cabinet hardware and crown molding on the cabinets.  For three days … (24 comments)

home staging: Why did THAT agent get the listing??? - 10/12/09 02:06 PM
Friday, Dream Interior Redesign and Staging got a call from a REA that wanted a consultation on her new listing.  Fantastic, I will await the call from the seller.
Immediately the seller called.  She explained that their family home had been listed with another agent for six months and they we so outraged with his lack of marketing and MORE, that they had to change listing agents.  This smart daughter helped her dad interview 3 agents.  She explained that the original listing agency attempted to replace the first agent with one of their "BETTER" agents but the sellers were so disgusted that they just had … (39 comments)

home staging: Selling your Home in the Oakhurst California mountain areas. Staging Important Living Areas - 08/21/09 01:39 PM

Whether you live in Coarsegold, Bass Lake, Mariposa, Ahwahnee, Wawona, Fish Camp, North Fork or Oakhurst there are things that every seller can do to optimize the chances of selling their home or second home.
The living room and family rooms areas of your home are critical when your place your house on the resale market.  If your furniture is in a good state of repair, is clean and not TOO old, then a professional stager can use your items to save you money on the cost of staging.
Below are photos of living areas where all major furniture pieces belonged … (6 comments)

home staging: Why hasn't my Oakhurst California home SOLD? - 07/06/09 04:59 PM
Most of us know of the tried and true BIG 3 when it comes to selling a house, PRICE, LOCATION and CONDITION.  If your house is listed or you are considering selling, have your looked seriously at these crucial issues?
Knowing the correct listing price is critical.  A professional real estate agent is your best friend in determining a price that will make your home attractive to potential buyers and then actively marketing your property.  The location of your house helps determine the price, as does the condition of your home.  Though you cannot change the location, the price and the condition … (29 comments)

home staging: My wound healed VERY quickly! UPDATE - 04/19/09 10:56 PM
If you read my blog post from this a.m. Shot Myself in the Foot but that's OK, here is an update.  Within a few minutes of posting that blog I got a call from the agent.  Stage it NOW was his plea because he'd decided to have an Open House this week. Prior to the painting and new carpet he just wanted to DUMP this place.
He and his wife had decided that they would pay for my staging, with a very tight budget of course. He already knew that I was leaving town for a month, tomorrow, so I had to scramble.  I told him … (26 comments)

AGENTS/REALTORS  let your professional home stager help you make the deal happen.
Some of you will remember my blog post asking for a primer to use on wallpaper panels in a mobile home.
This was an estate situation and the mobile is located in a 55+ park.  One of my realtor partner's asked me to just take a look at the place and perhaps help with some accessories, artwork and linens...no major furnishings.  This home had already been on the market for OVER a year (with a different agent) and the space rental was eating away at any profits that MIGHT be there … (14 comments)

Staging in Estate Situations...consider this, Oakhurst CA residents & families
A year ago I staged a home for a woman whose mother had just passed away.  Letting go of this house was going to be very difficult for her.
Mom had lived in this home for almost twenty years and they had already put most of her personal items into the garage.  When I arrived for the consultation I had to tell them that they also needed to update,  and remove wallpaper.  It took weeks to get ready for staging because the daughter couldn't bear to spend extended hours in the house.  The whole process … (27 comments)

home staging: Vacant and Empty...that's a good thing??? - 07/09/08 08:15 PM
Often I hear agents say  " it's vacant and easy to show". I wonder if they seriously, think that vacant and empty is a good thing?  Visualizing what a room can be may be easy for them but for the majority of people it is not.
How do these spaces INSPIRE or make potential buyers want to purchase ? (see after photos below)

* Empty rooms leave potential buyers with an empty feeling.
* Empty rooms feel cold, and uninspiring.
* Empty rooms give off negative energy.
* Empty rooms usually feel smaller than rooms that are
          professionally staged.
* Empty rooms often sound hollow and unappealing.
