Great Day today with the Children and Grandchildren. After Church, we had a Sunday Dinner that consisted of Roast Beef and gravy, fresh Whipped Pototoes, corn, Butterbeans, garden peas, rolls, fresh turnips and onions, fresh baked blue berry cobbler and sweet ice tea. Then out into the yard to watch the childern climb trees and stack wood for this winter. Great day to say the least. Ginger of Southport

June 9, 2011 Well, the other day I was trying to figure out why I had so much time on my hands and realized that I have not been on Active Rain for a while. I do not know that I have much to share, but wanted to get back into the swing of thing. Business is really picking up and I am doing right much volume right now. Hope that it is good for you too. ginger of southport: Sunday...Great Grandma Day - 03/09/11 10:15 PM
You know how it is .. After Church..comes Grandma day. We had a delightful meal with all of the family and the, it was clean up time. Then when all settles down, we get to do the things that really mean something. First the Lincoln Logs come out and a city is built.. (with the help of parents)...then we go to the front yart to have a little batting practice...(5 year old is doing baseball this year). We are helping with Spring training. Then in for dessert of Blueberry Cobbler.. What could be better on a Sunday Afternoon. Ginger of Southport

March comes in like a lamb here on the eastern coast of North Carolina. I have always heard that if March come in like a lamb...that it goes out like a Lion. Well...March has come in like a Lion...I hope it goes out like a Lamb...Spring will be here... We need a break here and need for the sun to continue to shine and the temperatures to rise...and for folks to come and see the beautiful North Carolina Coast of Oak Island....in Brunswick County. Today, I went to two Open house and walked away with $100. It was great fun and I loved seeing the inside of these two lovely homes. Just think...they paid me to come and see them. Are you doing that? I wish I knew the best way to do an open house. Sometimes I spend up to $400 for food and then the give aways. It can cost up to $600 to do an open house. Are you doing this? If not...please share your secrets. I am going broke doing Open House for my sellers. Ginger

Tonight we are enjoying the The Three Tenors. It is absolutely fabulous, Carreras, Domingo and Pavoratti.. I think this is the first one that was preformed in 1991 and is on PBS...Public Broadcasting System. Zubin Mater is the director. It is most wonderful... Messum Dorma by Puccini preformed by Pavoratti is just one of my most favorite... If you can find it on your TV...join in. Ginger

Our wonderful owner of Coldwell Banker Sea Coast Realty, gave us an opportunity to go and see Brian Buffini last week He is a most agreeable entertainer and trainer. I believe what he is teaching. We all know the answer to that. To list and sell property as often as possible. How we go about doing that is what makes us all different. If you have the chance to take the Mike Ferry "Action Workshop"....do it. I have listed and sold real estate since 1983 and each time I go to a workshop like this, I learn something new or remember that something that I used to do...works... Try it. I am having a great time with the trainer, David Long, who is our instructor for the next 4 days. He is giving us ideas and tips of how to do business. Not to think about it..but to listen to what he says for us to do and to just do it. Guess what, It works. You do not have to be a rocket scientist to sell real estate. Have you ever had short sale nightmares... Think of al the things that can go wrong. 1. Seller declaring Bankruptcy with out telling you. 2. Sellers seperated and getting a divorce 3. A 2nd of the property that you did not know about 4. Sellers with no money at all. 5. Utilites cut off 6. Furniture and Food left in house (no electricity) 7. Bankruptcy Attorney working with one of the sellers....Closing Attorney with the other seller. 8. Closing Secretary..out sick with the flu 9. Buyer having to bring money to the table for the seller.. The list goes on

I have been pondering this question for a while. We have offered Home Warranties in the past to sellers and to buyers. I have been wondering about this importance of this. In thinking it through, I have decided that it is in my best interest to offer it to the seller, but not to push in any way. Let them make the decision on their own. We used to get a fee for offering them but in North Carolina, that can not be any more. Still think it is a good idea, to protect yourself. Ginger of Southport

Today was our regular sales meeting day. We had 2 guest speakers telling us about their products. The Newspapers are hurting for lack of advertising and they are now trying to make it more affordable for individual agents to use the papers services. Next we had a home warranty company that came in to entice us to use their warranty company with our sales. Both are valid tools that we can use and I plan to do just that. Ginger of Southport
