Intelligent High School Student in SW Missouri- failing...what to do...suggestions

Hi all

I have a freshman who is extremely smart. He is so smart that he makes a 99 % on all the state and national test that are given each year.

But that is where it stops. He can make A's on exams but doesn't turn in homework so his grades are either failing or close to it.

I have rewarded good grades...didn't work. I have taken all privelages away...didn't work. Thought about Military school but really don't want to ship him away.

I am failing this young man and do not know how to stop it.

He has no organization skills..not uncommon with intelligent people but how do you teach it, everything I have tried has failed.

Oh did I forget to mention that we moved to Mo from TX. In Tx he was in gifted and Pre ap. In Aurora,mo they do not have pre ap. He had a terrible time with the move and was having trouble at his new school so they took away the only reason he was going...the gifted program. Now he is totally in regular class and they will not give him a chance at what fee excelled classes they have because he is not proving himself.

So that is it in a nut shell....any suggestions would be great.

Thanks

Ginni

Commission on Seller's concessions Yes or NO

When the seller has to pay concessions for the buyer so that the buyer can actually afford to buy the house should the seller be charged commission on the full Sale Price or should the concessions be subtracted and the commission figured on the remaining?

Is it ethical to charged someone commission on money they had to pay out so that someone could buy their new home?
