All Credit Scores Are Not Created Equal ! - 07/31/11 02:05 PM
This is such an important post for RI real estate buyers to understand when they are considering buying any large purchase such as a home.  Bill Johnson has put it very well into a clear and concise post for all to read.  Pass it on to your new buyers too.  It is not just about the FICO score and what you have as far as debt to income makes a big difference on what your home mortgage rate can be or even if you are 'worthy' of a loan.
Great knowledge brings power to your life...read and heed!

RI Real Estate Recovery- Home Building- Keep the Subcontractors Working - 07/29/11 08:36 AM
RI Real Estate Recovery- Home Building - Keep the Subcontractors Working.  One of the pleasures being a North Kingstown realtor and resident is the real estate recovery that comes from seeing the ultimate in new construction - the true custom designed and built home by local contractors.  And yes, they do employ many local subcontractors too.    The residential building site I was on yesterday had a number of subcontractors putting together the bones of construct and the veins of detail in this incredible 6000 square foot Colonial home.  It is about home building, not beginning home building, that makes this home stand out … (30 comments)

What Is a Short Sale for a North Kingstown Homeowner? - 07/27/11 07:14 AM
What is a short sale for a North Kingstown homeowner?  Short sales, conventional sales, REO sales, Bank owned Property sales, foreclosure sales....a consumer gets lost in the maze of understanding what to do or what to buy in any of these types of sales.  But any homeowner who is struggling to pay their mortgage due to changing personal situations needs to understand that there is a way out other than foreclosure - the important point is not to wait!  As my west coast associate, Melissa Zavala, explains in this post how a short sale can work well for you the homeowner.  … (14 comments)

RI Economy- U.S. Economy - Let us Not Sink but Swim - 07/26/11 07:54 AM
RI Economy- U.S. Economy - Let us Not Sink but Swim.  Well Milo here is not taking any chances while the parties battle about the deficit for the U.S. and tend to forget about the typical American or his best friend (he is not happy about having less treats either).  Milo is prepared and I wonder how prepared you are for any bumps with the economic brouhaha going on in Washington right now? Are you contacting your Congressman to let them know you want an agreement on the budget deficit and stop posturing?!  Call them today!  They need to hear how … (13 comments)

Why I Chose Real Estate | Finding my Beat in Life - 07/25/11 07:50 AM
Why I Chose Real Estate | Finding my Beat in Life.  As I talk with clients, family and friends about my journey in life to my final work destination of real estate, all I can do is smile.  Growing up in a very middle class area of Connecticut with a high powered 'ad man' for a dad and a stay at home mom, I had a pretty sheltered life.  What made me a person to proceed in all I did was the values, truths and respect for people that my family and especially my grandfather instilled in me. Even as … (17 comments)

North Kingstown RI Parks - 07/24/11 06:40 AM
North Kingstown RI Parks.  The town of North Kingstown is located on the RI waterfront and is a centrally located town geographically speaking.  The town of North Kingstown has two well equipped parks it take pride in:  McGinn Park and Wilson Park.  McGinnn Park is located near the Davisville Middle School off of School Street.  This park has basketball courts, tennis courts, playgrounds and baseball fields for kids of all ages.  What is nice about McGinn Park is that in the winter they convert the basketball courts over to an ice skating rink  for open skate!Wilson Park is located in the heart of Wickford Village which is the quintessential New England … (10 comments)

Can't Beat the Heat? - 07/23/11 06:51 AM
Can't the Heat?  Living and working by the RI waterfront just did not bring me any relief yesterday or today at this point.  I understand that we broke all high temperature records on Friday and today will not be too different.  There just is not any weather cold front to move in to the area yet.  Air conditioning is a blessing if you have it, fans just do not do the trick, the mind does not think clearly and the poor animals need hydration do not forget.  My son's girlfriend had to have her Persian cat shaved not only because of … (18 comments)

The Residences at Fry Brook - East Greenwich RI 02818 - Condos on One Level.  East Greenwich RI offers a great community to homeowners whether you own a residence or condominium. What do you know about Modular Homes Today? - 07/20/11 05:52 AM
What do you know about Modular Homes Today?  Modular home manufacturers have changed how they construct, design and appeal to home buyers in a tough new construction market especially in RI.  I have seen some very attractive designs put up as well as some that just look like boxes added here and there to the house to increase living space requirements. At Eldred Farm in Kingston RI, a RI builder, Paul Schurman, is stepping it up a notch with a mini eight home development of modular homes from Westchester Modular Homes in New York. At present, he is putting one home … (20 comments)

Tefft Hill - South Kingstown RI Neighborhood - High on the Hill - 07/19/11 05:52 AM
Tefft Hill  - South Kingstown RI Neighborhood - High on the Hill.  Another suburban South Kingstown neighborhood not far from Potters Farm is the Tefft Hill area of homes.  High on the hill woven through many streets are homes for every buyer.  Close enough to the University of Rhode Island and Rte. 138 for easy commuting is the word here.  Once a huge farm on the rolling hills of South Kingstown, Tefft Hill has become a desirable neighborhood. Cul de sacs abound within Tefft Hill with 3-4 bedroom homes in the colonial, gambrel and cape cod style of homes.  Nicely appointed … (10 comments)

It is Now Hurricane Season - Think Smart - 07/18/11 10:26 AM
It is Now Hurricane Season - Think Smart.  There is no doubt about it we're already 6 weeks into hurricane season here in Rhode Island which lasts through November 30th.  So guess what - it is time to get your house in hurricane preparedness order.  Yes, we have been spared for a couple of decades here from hurricanes and their damage and so we have become complacent I believe.
How prepared are you in the event of a hurricane?  I can say truthfully that I have not met one person yet in my RI real estate business or personal life who … (14 comments)

Your Home is a Commodity - 07/18/11 06:28 AM

Your Home is a Commodity.  Pricing is everything in home buying and I mean the right pricing.  Forget about what you paid for your home in the height of the RI real estate market because it does not matter to buyers.  What does matter is that it is competitively priced for the value a consumer will receive based upon the comparable properties on the market and sold recently in and around North Kingstown RI.  Homes will sit and sit on the market and no 'magic wand' marketing will make it more desirable to buyers- it just does not happen based … (6 comments)

but it is me and I like my real estate business to be top notch and never understated.  It needs me.  Being ever present is important in my niche.

Does Being Heavily Endowed Allow You Certain Advantages as a Homeowner? - 07/15/11 06:31 AM
Does Being Heavily Endowed Allow You Certain Advantages as a Homeowner?  No, no not that kind of endowed now... no trash talk here people.  I mean home wise and mortgage wise for sure and especially if you have a home with a mortgage over $417,000.  Since short sales are steadily increasing in my North Kingstown area and around RI, I found this a newer revelation.  A leading foreclosure watch site (foreclosureradar.com) noted that in studying foreclosures of over 150,000 homes over the past 3 1/2 years that banks strategically wait significantly longer to foreclose on a home with higher mortgages than … (30 comments)

Skateboarding Winston the English Bulldog- Down time is Pool Time.  If you follow my blog you know that my son's girlfriend has an experienced skateboarding English bulldog named Winston.  Yes, Winston is obsessive about his favorite sport- skateboarding.  I have to ask her about why he hasn't tried surfboarding at our local Narragansett RI beach (the beach!)...I think he would be a natural at it...at least he should try boogie boarding. Well the weather has been oppressively hot for us New Englanders who are not use to consistent high 90's weather.  Winston has his own pool which he really likes to … (15 comments)

Potters Farm - Kingston RI 02881 - South Kingstown RI Neighborhood. When you think of Kingston, RI 02881 neighborhoods you may think of the University of Rhode Island which is the center point of this tiny village within the town of South Kingstown RI.  You may also think that there are mainly historic, antique homes in this village because of the amazing history that this little Kingston Village played in the early growth years of the state during Revolutionary times. But actually, there are a number of newer housing neighborhoods that have sprung up over the past years that have kept … (13 comments)

Do You Understand that Short Sale Approval Letter? - 07/08/11 05:51 AM
Do You Understand the Bank's Short Sale Approval Letter?  The woohoo short sale agent out in Escondido CA, Melissa Zavalla, got me to thinking harder the other day about the short sale approval letter the seller receives from the bank on a short sale prior to closing. Sellers wait long and hard to receive this most treasured of letters. It is especially important because sellers are looking at the language to see if the Bank will come after them for the monies the bank has lost in the transaction.
I hope I have impressed on all of my sellers to scrutinize … (14 comments)

Odyssey of a Commercial Fisherman Boat Owner- What has this Government Done to Them? - 07/04/11 06:09 AM
Odyssey of a Commercial Fisherman Boat Owner- What has this Government Done to Them?  Now you may say this blog post has nothing to do with real estate but I will disagree with you.  Just like real estate makes the country turn, so do our businesses that come under undue and unconscionable pressure and regulation by our government.  The RI commercial fishing industry was a large and profitable industry 30 years ago but it changed.  In the 1970's the U.S. had no care about the Russians taking all our fish 100 miles out from our shores and raping the oceans at … (20 comments)
