The Right Questions to Ask at a New Construction Site (part 1) - 05/23/12 12:31 PM
We have builders constantly asking us to come to our meetings so they can let our agents know what they have in their inventory, projects coming up and incentives offered.  Most of them bring breakfast and a few bring door prizes.  They really know how to win the agents over.  Free food and prizes!  Recently we had one of the reps come out and not only provide all of the above, but gave us a list of questions that agents and/ or potential purchasers should ask a builder if they are considering new construction.  I thouhgt it was a great list … (3 comments)

My First Rally- Rally to Protect the American Dream - 05/18/12 06:18 AM
It was a lovely spring morning in our nation’s Capitol.  The weather was perfect and the backdrop at the base of the Washington Monument couldn’t have been any better.  We’ve been promoting the Realtor® Rally for some time now and I wasn’t sure what to expect.  How many people did they expect?  What were they going to talk about for 2 hours?  What is this rally about anyway?
I believe they were expecting around 10,000 people from all over the country.  Last count they passed along was over 13,500.  NVAR and other Virginia, Maryland and DC associations had busses set … (1 comments)

SEO - 05/16/12 07:02 AM
I was speaking with one of my new agents the other day about the best way to set up her website.  I’ve asked agents in the past why they have a website and most of them say to appease sellers and to try to get leads.  I usually follow that up with “well, are you getting any leads?” and usually the answer is no.  More often than not they are spending 1,000’s a year on a web site that isn’t doing much for them.
I’ve gone to several seminars on how to “Improve Your SEO” and “Get the Most out of … (5 comments)

Successful Agents - 05/10/12 01:05 PM
You know this business is so interesting. In any given office you have agents that have the same opportunities with training, tools and systems but have such drastic differences in the level of business they do. One agent may consistently be a top producing agent while another struggles to get any deals. The more I thought about this the more I wanted to know what makes a successful agent successful. Now admittedly I only took a small sample size of successful agents and asked them what they did on a regular basis that they thought helped them remain a top producing … (2 comments)

Condo Questions to ask Before writing an offer: - 05/09/12 10:00 AM
I was talking to our in-house loan officer the other day about condo purchases. The market has been hot for all types of properties, but I did want to make sure we were on top of things especially when it came to helping someone purchase a condo. He gave me some guidelines I thought I'd share as it may not only help our agents but others in the marketplace.
For FHA/VA/Conventional loan types:
1) How many units are in the project? (guidelines for 2-4 unit projects different than larger properties)
2) How many unit owners are delinquent on their HOA fees? … (0 comments)

It's Finally Getting Hot! - 05/08/12 07:53 AM
As the temperature rises, so does the real estate market. For the first time in a very long time, positive headlines dominate real estate news sites. Those of us at Coldwell Banker Residential Brokerage are excited for our clients and customers who are making their home buying and selling goals a reality. With consumer confidence rising, low interest rates, rising rents, and still modest inventory levels, the general consensus with real estate professionals and industry watchers is that this level of activity should continue. More good news was announced last month when the Federal Housing Finance Agency issued new guidance requiring … (0 comments)
