If you have a client who does not want to leave their home but because of financial hardship, they are forced to put their home on a short sale, and you know that they can avoid losing their home through the process of loan modification and you know that you can help them. What would you do? Would you go ahead and help them with the short sale because it is a better income for you, or would you follow what your heart dictates and do the right thing and tell them to apply for a loan modification instead? My friends tell me that I will never be rich because I have a charitable heart. They are right! When I think about the people who are losing their homes to foreclosure or forced to a short sale situation, I think about my family. I grew up with only one parent who is able to provide for us, so I helped my mother the whole time and each time that I encounter homeowners who are losing their home against their will, I am reminded of my mom and growing up where the roof over our heads was more important than anything else.
You see, I am faced with that decision everyday. I am both a Realtor and a Loan Modification Agent. I do not make that much money as a loan modification agent, but what I lose in one deal I get on referrals. I tend to lean towards the loan modification side because I feel sorry for those people who are forced to make major changes in their lives and are left with no option. I do however, find it very rewarding and I feel so much better knowing that I have made the difference in someone's life today and I sleep better at night for that reason.
How many of you are in this situation? I love what I do. I can say that I do well as a Realtor but I also do really well as a Loan Modification Agent. OK...now I thought I have seen everything and heard everything that agents do! Yesterday, I went to show a house to my client and as we were walking out, there was a group of 7 people young and old that pulled into the driveway. As I was heading to return the key back, the father (looks like) asked me if I would show them the house. I asked him if he already has an agent. He said that he has. I told him to call his agent as we are in a hurry to meet someone and go to the next house that my clients want to see. One of them called their Realtor and having very little Spanish understanding, I heard the lock box combination was given.
We went back to my car observing what was going to happen next. The father opened the lock box and proceeded to open the door. I then called the listing agent who then asked a favor to let him speak to the father. When I got the cell phone back, they all went out of the house in a hurry and soon after, the listing agent called to thank me. He told the father that I was doing them a favor by calling the listing agent instead of the police. They could have been in a lot of trouble. He was very furious! Lucky for the Realtor, the father refused to give the name of his agent, so the listing agent could not do anything about it.
I hope that everyone would live by the standard and do our job the way we are hired to do and not take shortcuts. Along with being a Realtor comes responsibility. Let us take that responsibility seriously. quality and not quantity makes a person a success...it does not matter how many homes you sell if eventually you will be caught and you lose your license.
I had a client who wanted to see a house, but I was attending a seminar that day and could not accompany her. I have made an arrangement to meet with her the following day, but my client could not wait, so she went ahead and drove around North Las Vegas and found a sign with an agent's name and phone number on it. She called the agent to see if she has any listing that she can show my client in the South side of the Valley. This lazy agent, told her she has one but she cannot travel there to show her the house, so instead, she gave the combination to my client to enter the house...WHAT?!!!
To make a long story short, my client called to let me know and said that she did not appreciate the Realtor's gesture even though it would benefit her by not having anyone around, however, she thought it was unprofessional of the Realtor to do so. I thought, "Not only professional, but she could actually lose her license!" I do not know if she is aware of that. I asked for the name but my client would not want her to get into trouble....Realtors like these have no ethics. They want to make money, but they do not care about risking their seller's property. SHAME ON THESE AGENTS!
How many times do I go to show a home, only to find out that windows and doors are left unlocked. Anyone's client would be lucky if I step into their home because I can guarantee that ehir home is secure when I walk out.
Ok, everyone! How many of you actually check the doors and windows before you leave the house after showing it to your clients? I know that it is not our listing, but it is our licenses that are on the line when we are the last one to visit and something happens. I am sure that we have plenty of ethical Realtors around...but there are those that either have no general idea of what their responsibilities are or they simply just do not care. You know how you conduct business and you know who you are!
I am new but I take pride in what I do and taking a few minutes of my time to go the extra mile to do the job right, is not that difficult. Be honest in your dealings with others, be a person of integrity and earn the trust that your clients have bestowed upon you. Work for the interest of your clients and everything else will follow. I am shocked to know that there are Realtors like that, to be honest!
