Take Advantage of the First-Time Home Buyer Tax Credit and Buy a Home in Baton Rouge LA

The First-Time Home Buyer Tax Credit was created to stimulate the housing sector of our economy as well as to put home ownership within reach of many people who may have thought that home ownership was beyond them. The tax credit, which was passed by Congress, grants a tax credit of up to $8,000.00 for first time home buyers. The details of the tax credit are as follows:

The tax credit is available to first-time home buyers who purchase a home between January 1, 2009 and December 1, 2009. A "first-time home buyer" is a home buyer (or his/her spouse) who has not owned a home for three years prior to the purchase of the new home.
The tax credit is available for primary residences only. The home may be a single family home, duplex, condo, townhouse or co-op, and it must be lived in by the home buyer.
$8,000 is the maximum allowable credit for the First-Time Home Buyer Tax Credit. Two factors come into play to determine the amount of the tax credit that will be received by the homebuyer, the cost of the home and the income of the purchaser. Firstly the tax credit is 10% of the purchase price of the home, up to $8,000; and Secondly, the buyer's income: a single buyer with and income of up to $75,000 and a married couple with and income of up to $150,000 may receive the maximum tax credit.
If a buyer earns more than the allotted income levels they still may be eligible for the credit. The maximum income levels for home buyers to receive the tax credit are over $95,000 for single buyers and over $170,000 for married couples who file jointly.
The tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income are not eligible for the credit.
Lastly, the tax credit does not need to be repaid if he/she occupies the home for three years or more. On the flip side, if the home is sold within a three-year period, the credit will be taken back upon the sale of the home.

Proposed Bills Aim to Support New Business in Louisiana

There is no way around it, securing money these days is tough and two proposed bills in Louisiana seek a way to promote funds for new companies. The two bill seek to give insurance companies that support new companies a tax break. According to a recent article at Nola.com, "The business community has quickly rallied around the legislation, which could unleash as much as $200 million to promote entrepreneurship at a time when credit markets remain lock-jawed. Business leaders said the bills would both armor the state against recession in the short term and create a window for growth once the nation's economy had recovered." Legislature goes into session Monday and the bills being examined here " would reduce the tax insurance companies have to pay on the premiums they write in Louisiana. In exchange, the companies would have to invest in small businesses that have at least 80 percent of their employees based in this state." Insurance companies are seen as being stable and since they invest their money elsewhere it is seen as a good industry from which to both attract and draw funds from. If a new form of venture capital is created in Louisiana it is also believed that Louisiana will then attract new companies to the state. The bills are meant to keep Louisiana competitive with the rest of the country.

Job growth offsets unemployment levels in Louisiana

Louisiana is ranked number 7 in the nation as far as states with low unemployment rates go, great news for the southern state. Louisiana added 4,300 non-farm jobs in March. According to Tim Barfield, Workforce Commission executive director, "It is very clear that Louisiana's employment picture continues to outperform the rest of the economy. Non-farm job totals every month this year have outpaced the totals from a year ago." Baton Rouge itself added 2,100 jobs in March.

Positive Signs in Baton Rouge Real Estate

Baton Rouge real estate sales were down by an average of 20% in March but, despite the prevailing economic gloom and doom, there is plenty of good news in the Baton Rouge real estate market. According to a recent article by Chris Gatreau in the Advocate, "sales prices held steady at about 97 percent of list prices, another healthy sign. And the average number of days on the market fell to 98 from 111 in February." The housing inventory in Baton Rouge is at a good level as are mortgage rates. Gatreau went on to say "the median home price was up slightly from February and the best showing Since October." So, even though the number of home sales are down, real estate in Baton Rouge is on solid ground, with home values holding steady and inventory at stable levels.

Selling Your Baton Rouge Home? Pay Attention to Curb Appeal

Sometimes the outside of a home can make or break a sale. Often if a home is unappealing from the outside someone may not even want to enter a home to see it. If you are trying to sell your home consider sprucing up the exterior and making it as pleasing as possible to both the passersby and the potential home buyer. Often if your neighbor knows your house is for sale he might pass the word more freely if he likes what he sees.

Here are some suggestions that are both inexpensive and easy.

· Make it green. The greener your lawn is the more lush and healthy it looks. Fertilize your grass and give it the nutrients it needs.

· Trim trees and shrubbery. The neater your trees and shrubs look, the neater your home looks. Make sure nothing is wild and overgrown looking, you want your prospective buyer to feel that you take pride in your home.

· Mulch your beds. Mulch makes flower beds and tree beds a nicer appearance.

· Edge the beds. Edging will neaten up the appearance of your beds.

· Powerwash your home's siding, sidewalks and patios. Power washing gets rid of all the winter dirt and freshens your home up.

· Plant annuals. Lots of different vibrant flowers will brighten up your home.

· Plant a garden. Green is in and nothing is more environmentally friendly than eating what you grow.

• Hang a hammock. It suggests life is easy.

Great Time to Buy in Baton Rouge, Mortgage Rates Hit Historical Low

Mortgage rates have been at historical lows and this week they hit a new low. A 30 year fixed rate mortgage was averaging 4.85% by Thursday March 26, exactly 1% down from a year ago. For anyone interested in buying real estate this is great news. Money is cheaper to borrow than it has been in over 30 years. The reason for the drop is explained as an after-effect of the Federal Reserve's announcement to buy into the Treasury. The drop in mortgage rates appears to be getting the effect the government was hoping for. According to the National Association of Realtors (NAR) "potential homebuyers are taking notice of these historically low mortgage rates. Both new and existing home sales rose 5 percent in February. First-time homebuyers accounted for half of all existing home sales." The low mortgage rates just might be getting people off of the sidelines and into real estate.

Baton Rouge Utilizing Stimulus to Turn Buses "Green"

The stimulus package is benefiting Baton Rouge and the environment. Baton Rouge is using stimulus funds to make its transportation system more environmentally friendly. The buses that will be going green are going to be using CNG, compressed natural gas, a cleaner burning fuel for buses to run on. In a recent article in the Advocate Mayor Kip Holden was quoted saying (of CNG) "It's a cleaner-burning fuel, and in addition to the benefits to the environment, there are economic benefits because it's a resource from here in Louisiana that generates severance taxes," Holden said. A few tips to get your home ready to sell.

New paint-There is something about a new coat of paint that brings your home up a notch. Make sure not to go to bright or flashy. Try and stick to a neutral color scheme. You want to set your home apart from the others, but don't go overboard.

New landscaping-Add to the curb appeal of your home with a well-mainicured lawn and a tidy, simple landscaping. Make sure to remove any plants that have seen better days.

New roof-Some agents advise against adding a new roof, however if you are topping off a new remodeling job this may be a good idea.

A new roof may be a nice selling point. Most buyers are afraid of purchasing a home they will have to turn around and put a new roof on.

New doors, windows, and siding-If you have any dented doors, broken window panes, rotten wood siding,etc it may be a good idea to take care of these items prior to putting your house up for sale. When buyers see these deficiencies they may think the house is not well-maintained.

Your home should welcome prospective buyers. Make sure to have your home well lit, smelling good, and de-cluttered.

Baton Rouge Schools Designed a New Plan to Help Struggling Students
West Baton Rouge Parish students will get five weeks of summer enrichment. This new program in West Baton Rouge Parish schools is known as Summer Enrichment and Technology Camp. This is a five week class for children who will be fourth graders in the fall, and is designed to help students who are just short of basic competency.

The Advocate reports on the hopes for this program for Baton Rouge students:

"School Superintendent David] Corona hopes the plan will help these students not only retain what they learned the previous year, but will also help them get a head start on the new academic year.

He said he hopes that will mean better academic progress come fall, better grades, and better scores on standardized tests.

If this Baton Rouge schools program shows good results, it is expected to be expanded to include more students."

Bill in Louisiana Legislature Aims to Increase Funds for Tourism Advertising

Bringing more tourists to Baton Rouge and Louisiana is goal

In order to find a tourism advertising campaign for Louisiana, a bill has been introduced into the state legislature, removing the cap on the amount of funds used for tourism promotion from the sales and use tax. The Advocate reports on this move:

The increased revenue will allow the department to dedicate funds to a national advertising campaign and change the perception across the country that Louisiana remains severely damaged from hurricanes Katrina and Rita, said Ange'le Davis, secretary of the Department of Culture, Recreation and Tourism.

Increased advertising about the state could also help Louisiana real estate, and Baton Rouge real estate in particular, as more people see the state as a desirable place to live.

In Baton Rouge the anxiously awaited Perkins Roweis finally becoming a reality. To many Baton Rougeans that pass frequently have noticed the boom in construction over the past few months. In a recent article in the South Baton Rouge Journal, they tell just what Perkins Rowe will be:

"Perkins Rowe is a 56-acre urban mixed-use project that was planned in three phases, said Tommy Spinosa, owner of JTS, LLC, the development company. When the project is completed, it will include more than 400,000 square feet of retail space, 375,000 square feet of office space and up to 800 residential units of varying types."

Hillary Clinton Promises More Federal Aid to the Gulf Coast if Elected

Clinton addressed the National Conference of Black Mayors in Baton Rouge

On Saturday, at the National Conference of Black Mayors in Baton Rouge, presidential hopeful Hillary Clinton criticized the incompetence that she feels marked the Bush Administration response to Hurricane Katrina. The Shreveport Times reports on Clinton's visit to Baton Rouge:

Speaking to the National Conference of Black Mayors, Clinton, D-N.Y., said she was angered when she saw images of New Orleans residents on their rooftops, begging to be rescued from the floodwaters that followed the August 2005 hurricane. She said President Bush's response, 20 months later, was a display of "incompetence."

Baton Rouge is home to many refugees from Hurricane Katrina, and Baton Rouge real estate has seen an increase in value since the Gulf Coast was hit in 2005.

Baton Rouge Communities: Spanish Town

Pay less for Baton Rouge real estate in the Spanish Town expansion area

One of the most interesting and historically vibrant of Baton Rouge communities is Spanish Town. Spanish Town is located on downtown Baton Rouge real estate, in the Downtown Development District. Directly north of Spanish Town is the state capital complex. One of the highlights of this area is the Spanish Town Mardi Gras parade, which is one of the biggest festivals in Baton Rouge.

Because Spanish Town is receiving a great deal of renovation (tearing down historical homes in Spanish Town Baton Rouge is frowned upon), and because the downtown district is such a desirable location, home values in Spanish Town can be quite high. However, as you move east in Spanish Town Baton Rouge, the real estate becomes less expensive. The eastern section is moving past I-110 overpass--the only part of hte neighborhood where great Baton Rouge real estate deals can still be found.
