Best Camera and Lens for Real Estate Agents - 04/21/08 09:57 PM
Last year I decided to buy a new digital camera, so the Nikon D40 was the chosen one.   My reasoning was it came with two separate lens 200 and a wide angle 55 and was easy to use.  So far this has been a great camera with one exception, when my husband dropped it and broke the Wide Angle lens and the Flash.  So my invest- went a little further, I now have a new detachable flash and I also invested in One Lens that goes from 55 to 200.   Makes life simpilier, not having to change lens from when I … (28 comments)

We are located on a 500 mile 22,000 acre,  fresh water lake.  The lake levels stay 5' plus or minus from Full Pond, which is the 795' Sea Level.   This allows us to have some great docks.   Our Shoreline Management rules are set that if you are under 300' of Shoreline you can have up to 1500 Square Feet of Covered Dock, 300'-600'  of shoreline allows 2500 Square Feet and over 600' allow up to 3500 Square feet of dock.  That is larger than some homes.   These docks can have electric cradle lifts, Cabana Bars and storage areas, diving boards,jet ski … (6 comments)

In Southwest Virginia We are enjoying beautiful Spring weather and beautiful blooming trees.  The Red Buds are gorgeous  along with the Dogwoods.     The Skys are a beautiful blue and the trees are turning green with baby leaves.   It would be interesting to know how the rest of the world is doing.  I noticed in a prior Post it was still snowing in Colorado!

Agents who tour your properties and leave "PAPER BILLBOARDS" - 04/15/08 11:46 PM
Sometimes another agent will tour one of my listings and will have a large post card that begins with Thanking the Seller for allowing them to show or preview their home.  I consider this advertising to the Seller.   Then they have two or three check blocks that are for either Previewing, Showing or 2nd Showing of Property.   If it is a showing, they leave comments for the Seller.    I think the agent should let the listing agent know this info and we will share this with the Seller.    Maybe I am looking at this wrong  ,but it feels a little like … (10 comments)

Googles New "Geo" Search Sponsors - 04/15/08 11:30 PM
I have been talking to one of my ad companies and they told me that google has now started  selling to sponsors for search words in Geographic areas such as,  you can buy Beachfront for the New York GEO area or Beachfront for Atlantas GEO area and you will pop up in a google search for that word in that area.   Any comments on this and has anyone else used this.  Supposedly it saves you money by concentrating on that particular territory.

Our area is beginning to see more and more Auctions.   It is a great thing for the Auctioneers/Agents, they receive top commissions and get paid for their advertising whether it sells or not.   This past weekend we had a huge development use Auctions to sell property, not because they needed too, but because they wanted to jump start the market.   They sold 24 Condos and homes.  The weekend before a family sold their mothers waterfront estate, which they divided into big lakefront tracts.    They sold all of them to the total of 3.2 million.      Do Auctions hurt the regular selling agent? … (3 comments)

With bulging inventory and more buyers sitting on the fence, I find myself not only asking Sellers to get the Price right with the market but to also make the "Desiribility Levels" higher.     Staging certainly has worked in a market where homes stay on the market for longer periods.   Sometimes it is hard to decide how far do you go to improve a home.  Does changing the counters to Granite or the carpets to Hardwood help.   I think it depends on the price point, but even if the property has a lower price range the "Desiribility Level" needs to be up.   … (7 comments)
