CoreLogic released its March Home Price Index (HPI) report which shows that from March 2011 to March 2012, there has been a decrease of 0.6% in home prices throughout the nation. When showing the monthly percentage rates that included distressed sales, from February 2012 to March 2012 there was 0.6% increase in home prices. This was the first month-over-month increase since July of 2011. When you exclude distressed sales the percentage increase was 0.9% from March 2011 to March 2012. Homeowners receiving loan modifications for their primary residence (and noted on their credit report); are now being treated as short sellers by Fannie Mae…even if the homeowner was never late on their mortgage.
In other words: A responsible homeowner, who made their payments on time and received a loan mod for their primary residence will now have to wait three (at least) years before they can purchase their NEXT home (or refi their current residence).

Today CoreLogic released its National Foreclosure Report for March 2012. This report provides the monthly data on completed foreclosures, the 90+ day delinquency rates and the current foreclosure inventory. In March 2012 there were 69,000 completed foreclosures compared to the 85,000 in March of 2011. February of 2012 had 66,000 completed foreclosures. Compared to last year’s 232,000 foreclosures in the first quarter, 2012’s first quarter contained only 198,000. san diego: Fannie Mae and Freddie Mac To Implement New Short Sale Timeframes - 04/30/12 04:04 PM
Beginning June 15th, Fannie Mae and Freddie Mac, the nation's two largest mortgage backers, will implement their new short sale guidelines. With the new guidelines, mortgage servicers will be required to make a decision within 30 days of receiving a short sale offer. They must also follow the same guidelines for pre-approved shorts sales. If the lender is not able to complete the review in 30 days, they must update the client weekly and complete their review within 60 days of application. san diego: The Mortgage Debt Forgiveness Act Expiring | 2012 To Be The Year To Short Sale - 01/26/12 05:15 PM
The Mortgage Forgiveness Debt Relief Act of 2007 was enacted on December 20, 2007. Generally, the Act allows an income tax exemption for a homeowner that has income realized as a result of a loan modification, short sale or foreclosure.
The Act is set to expire at the end of this year (December 31, 2012). This means that if anyone wishes to take advantage of the benefits of this Act, they must complete their modification, short sale or foreclosure on or before Dec 31, 2011.

The December home sales numbers for San Diego came out and are a good reflection of how the overall market performed for 2011. Close to one third of all sales involved a foreclosure and about 20% of sales were a short sale.
The overall sales numbers were higher than a year ago, but still more than 20 percent below the average number of transactions for the month. Bank of America Short Sales Now Accepting Back Up Offers Bank of America sent an exciting email today, notifying everyone that they have updated their short sale procedure to now allow back up offers to be submitted if a buyer falls out.  Previously, the file needed to be declined and the process was started over. This is another big step Bank of America has taken to improve their short sale processing times.
Now, if there is a back up offer in place, we are given 14 days to upload the new offer into equator.
