We just closed another file with Citimortgage on the first and Chase on the second. This family had experienced a reduction of income and were no longer able to keep current on their mortgage. They purchase the home in 2005 and had refinanced both of the loans.
2960 Alanwood Court, Spring Valley The first mortgage balance was approximately $292,000 and the balance on the second was approximately $55,000.
The property sold for $181,000. Citi wrote off their remaining balance of approximately $134,000 and Chase wrote off their remaining balance of approximately $50,000.

We received another Bank of America Short Sale approval last month and were able to close on the file yesterday. Our sellers in this short sale had both faced a loss of income due to budget cuts within the school district they work for. The cut in pay along with an increase in expenses, put them in a situation that they could no longer afford their home.

If I could give just one tip for completing a short sale, this would be it... It's ALL in the package!!! Make sure, make sure, make sure you send the complete package the first time. Find out if the bank has additional disclosure, if so, include them! Look at the package from an outside party's perspective... If you were receiving these 80, 90, 100 pages at once, would you be able to make sense of them? Are they clear? Organized? Current? And if the negotiator/bank does need something... Get it QUICKLY! In return, they'll be quick.

For all of you that have heard the horror stories about short sales & that they don't ever close, here is a little bit of hope. Below is a small selection of actual approval letters we have received from the lenders on some of our recent short sales. In the letters, you will see the large amounts we have had written off, (sometimes over 50%!) with complete forgiveness, without the sellers repaying any!
