ravenna: Ravenna-Roosevelt May 2011 Market Report - 06/01/11 05:37 PM
Ravenna-Roosevelt May 2011 Market Report The 16 closings in May was double that of the 8 closings of residential property in the Ravenna and Roosevelt neighborhoods of Seattle during April. Surely a good sign that the people who took the plunge actually made it to the closing table. Active listings have been pretty steady for the past three months coming in currently at 33 . We still could use more inventory in these neighborhoods. There are buyers out there looking for homes. Last month there were 25 listings pending inspection or otherwise resolved and just waiting to close. Now there

ravenna: Rats in Ravenna, and Roosevelt, Too - 04/06/11 01:42 PM
Are there rats in Ravenna, and Roosevelt, too? Who would know unless they seee them or unless they went to the Ravenna-Bryant Community Association meeting last night. About 120 people showed up and it was a busy agenda. First off the acting president was named official president for the coming year. (I showed up without pen and paper, so I have no names to report.) After her introductory remarks, a nice young lady from Seattle Public Health arrived and shared some information on rats and what to do about them. There are 4 steps to removing rats: 1. Take away their

ravenna: Ravenna Roosevelt March 2011 Market Report - 04/03/11 12:16 AM
Ravenna-Roosevelt March 2011 Market Report There were 8 closings of residential property in the Ravenna and Roosevelt neighborhoods of Seattle during March. That is up from 5 last month and reflects that more of the 19 pendings from last month have made into the closed category. Active listings went from 36 to 31. Where are the sellers? I wish I knew. There are buyers out there looking for homes. This month we have 17 pending sales and 8 more awaiting resolution of the inspections. Market time for the Actives is down but for the solds, it’s up. Buyers must have

ravenna: Ravenna-Roosevelt February 2011 Market Report - 03/03/11 12:12 PM
Ravenna- Roosevelt February 2011 Market Report There were 5 closings of residential property in the Ravenna and Roosevelt neighborhoods of Seattle during February. And, I am not surprised. Last month end I reported that there were only 6 pending sales. I am much encouraged by the 19 pending sales on the books for the short month. The numbers are slightly skewed since I’ve combined Roosevelt and Ravenna for this report as well as keeping condos in with the single family units. Because of the light rail station now under construction in this neighborhood I expect to see growth beyond expectations.

ravenna: Ravanna Market Report for January 2011 - 02/01/11 08:01 PM
Glenn Roberts | Ravenna Park | My Seattle | Lake & Co Real Estate Ravenna January 2011 Market Report Closings in any January are usually down because December is often a slow month. And this year is no exception. And, usually, many listings that haven’t sold go off the market at the end of the year. Sellers assess what their future holds and some decide to wait until “Spring” to re-list. Some rent their properties out hoping for better times. The smart ones are often the ones who stay on the market during a time of reduced

ravenna: Mayor Mike McGinn Visits Ravenna - 01/26/11 10:00 PM
Glenn Roberts | Ravenna Park | My Seattle | Lake & Co Real Estate Mayor Mike McGinn Visits University/Ravenna Seattle Mayor Mike McGinn visited the Seattle neighborhoods of the University District and Ravenna in one of his town hall style outreaches. He's in the second year of his four year term here in Seattle. One particular topic that is a concern for many of us in the Ravenna/Roosevelt area is the proposed development that exceeds current zoning by a factor of 4. I've blogged about our land use issues and what the developer wants before. We've been trying to come to

ravenna: Ravenna Park: A Seattle Neighborhood With Charm - 01/18/11 11:26 AM
There was a time when Vashon Glacial Ice Sheet retreated to the north and Green Lake overflow found it's way to Lake Washington by way of Ravenna Creek, a process that has left this part of north Seattle with a ravine bearing the creek's name. A Realtor named Beck bought the land in 1887 and named it after the Italian city. In 1911 the City of Seattle acquired the land as a park which now amounts to 49.9 acres including the creek bed ravine, a softball field at the southeast end, a picnic area, and a wading pool/playground area on the

ravenna: Pay It Forward: Naomi Circle ( Again) - 12/23/10 03:57 PM
Glenn Roberts | Ravenna Park | My Seattle | Lake & Co Real Estate Paying It Forward: Naomi Circle Our neighborhood, year and a half long traffic circle project to remove ivy and replant with native plants has reached the end of stage three. Our first mission was to remove the well entrenched ivy that had been planted 30-40 years ago. No mean feat if you've ever tackled a significant swath of that invasive. Unfortunately I don't have any pictures of what the circle looked like with ivy everywhere. The next step was to dig out some tree planting holes and

ravenna: Ravenna Market Data Report 4th Quarter 2010 - 12/16/10 05:13 PM
Glenn Roberts | Ravenna Park | My Seattle | Lake & Co Real Estate Ravenna 4th quarter data report Normally, the number of listings decline as the year wends its way to a close. This year is no exception. Some homes are taken off the market and will reappear in January. Others that might come on now will be delayed until after the first of the year. There is just too much to do this time of year. There are some serious shoppers out there though. There always are. The changes that cause people to move don't pay much attention to

ravenna: Our Seattle Pay it Forward Traffic Circle - 10/25/10 10:19 AM
Glenn Roberts | Ravenna Park | My Seattle | Lake & Co Real Estate Our Pay It Forward Traffic Circle In This Post An old traffic circle gets new life. In our Ravenna Park neighborhood there is an old traffic circle that is at the intersection of three streets: 17th Ave NE, NE 63rd Street and, NE Naomi Place in Seattle. This is a relatively large traffic circle for a residential neighborhood. From what we can tell, the builders of the circle merely poured a cement curb in the center of the intersection and then added mounds of dirt over the

Glenn Roberts | Ravenna Park | My Seattle | Lake & Co Real Estate North Seattle Neighborhood Market Report In This Post A look at activity during July of 2010 North Seattle Neighborhood Market Report Usually the months of July and August are somewhat slow in Seattle's north end. The overall picture reflects that. The absorption rate for all of north Seattle was 3.83% in June and for July it is up to 5.2%. A lot more listings came on the market that were sold. A 5-6% abrorption rate is considered a balanced market. As you can see,

The 4 that closed were well into the mid-range with a sale price average of $516,891. The majority of those under contract now are below $400,000 though. Maybe that’s a reflection of the final month of the $8000 tax credit. New buyers choosing wisely, choosing location

ravenna: The Business Strip in Ravenna, Seattle - 03/28/10 10:38 AM
Glenn Roberts | Ravenna Park | My Seattle | Lake & Co Real Estate The Businesses of Ravenna In This Post A walk down Ravenna's commercial strip. The Ravenna Neighborhood has a small but vital and eclectic commercial zone. Located on NE 65th Street between 20th Ave NE and 25th Ave NE are several businesses and very few franchise or chain operations. Bigger stores including two major grocery chains, a large drug store chain, a furniture store and a large commercial area can be found about 15 blocks to the west in the Roosevelt neighborhood, or the University Village
