Ravenna-Roosevelt May 2011 Market Report The 16 closings in May was double that of the 8 closings of residential property in the Ravenna and Roosevelt neighborhoods of Seattle during April. Surely a good sign that the people who took the plunge actually made it to the closing table. Active listings have been pretty steady for the past three months coming in currently at 33 . We still could use more inventory in these neighborhoods. There are buyers out there looking for homes.

April 2011 Ravenna Roosevelt Market Report
The data is in for April is in and the results are pretty much as predicted. Closed sales are up 100%! There were only 8 closed sales in March, but there were 17 in April. Inventory has remained at 31 active single-family units including condos for the Roosevelt Ravenna neighborhoods.
The map below shows the sales in red, the pendings in yellow and the active listings in green.

The 34th Annual Ravenna Park Egg Hunt in the Park will be held On April 24th in "Little Park" on Easter Sunday at 2:30 rain or shine. If you have a child participating, bring a dozen plastic eggs, filled with candy, coins, sticker, or other treats (no nuts, please) to the Coleman's House at 311 19th Ave NE before 6 PM on Saturday April 23rd.

Are there rats in Ravenna, and Roosevelt, too? Who would know unless they seee them or unless they went to the Ravenna-Bryant Community Association meeting last night. About 120 people showed up and it was a busy agenda. First off the acting president was named official president for the coming year. (I showed up without pen and paper, so I have no names to report.)

Ravenna-Roosevelt March 2011 Market Report There were 8 closings of residential property in the Ravenna and Roosevelt neighborhoods of Seattle during March. That is up from 5 last month and reflects that more of the 19 pendings from last month have made into the closed category. Active listings went from 36 to 31. Where are the sellers? I wish I knew. In the Ravenna and Ravenna Park area, the Ravenna Eckstein CC and other north end Community Centers have the following daily schedule planned:1. Five drop-in programs for tots aged 2-52. Open basketball for the 18 and under crowd.3. Chess for adults4. Fitness programs for adults5. Racquetball, Wallyball, Goju-Ryn Karate, Tai Chi, Ping Pong, and Pickleball are all available on a drop-In basis at certain locations.

Ravenna- Roosevelt February 2011 Market Report There were 5 closings of residential property in the Ravenna and Roosevelt neighborhoods of Seattle during February. And, I am not surprised. Last month end I reported that there were only 6 pending sales. I am much encouraged by the 19 pending sales on the books for the short month. The numbers are slightly skewed since I’ve combined Roosevelt and Ravenna for this report as well as keeping condos in with the single family units. Because of the light rail station now under construction in this neighborhood I expect to see growth beyond expectations.

Paying It Forward: Naomi Circle Our neighborhood, year and a half long traffic circle project to remove ivy and replant with native plants has reached the end of stage three. Our first mission was to remove the well entrenched ivy that had been planted 30-40 years ago. No mean feat if you've ever tackled a significant swath of that invasive. In our Ravenna Park neighborhood there is an old traffic circle that is at the intersection of three streets: 17th Ave NE, NE 63rd Street and, NE Naomi Place in Seattle. This is a relatively large traffic circle for a residential neighborhood.

North Seattle Neighborhood Market Report Usually the months of July and August are somewhat slow in Seattle's north end. The overall picture reflects that. The absorption rate for all of north Seattle was 3.83% in June and for July it is up to 5.2%. A lot more listings came on the market that were sold.
