seattle: The Growth of Cities: My Comments on Zoning - 06/22/11 10:15 PM
Few cities, if any, appeared on the scene over night (remember, "Rome wasn't built in a day?). Even well planned cities have taken unusual twists and turns along the way from ground breaking to current habitation. And no two cities have ever taken identical paths. Builders of condominium complexes establish and record a comprehensive set of rules and regulations for the future use of that which they build, as required by law. But there is a point when the people who have purchased the various units have  greater interest in the complex than the builder and the balance of power shifts. … (15 comments)

There are currently 38 single family homes for sale in the Ravenna neighborhood of Seattle. There are 7 homes now under contract with an astonishing average listing price of $579,000. The average market time for these 7 homes is less than 30 days. There seems to be a renaissance in the move up market in this area. I mentioned my … (4 comments)

North Seattle Neighborhood Market Report In This Post
A look at activity during July of 2010
North Seattle Neighborhood Market Report Usually the months of July and August are somewhat slow in Seattle's north end. The overall picture reflects that. The absorption rate for all of north Seattle was 3.83% in June and for July it is up to 5.2%. A lot more listings came on the market that were sold. A 5-6% abrorption rate is considered a balanced market.

Speechless Sunday - Another Sunset In This Post
Enjoying the beauty of the northwest while relaxing on the Winslow ferry.
A sunset over the Olympic Mountains is always a pretty sight. We observed this one from the ferry on our return trip from Bainbridge Island. The views and the vistas are just one of the many reasons I love living in Seattle.

May 2010 Market Data Report for Seattle's Northend In This Post
Here's what happened in May in Seattle's Northend.
The northend of Seattle is popular for many reasons. Green Lake is a gem of a park right in the center of things. There are the areas of North Beach and Golden Gardens on the west with their fantastic views of Puget Sound and the Olympic Mountains. The eastern boundary is all about Lake Washington, Mathews Beach and Magnuson Park and great views of the Cascade Mountains. All … (5 comments)

Are Our Taxes Too High or Too Low? In This Post
Are your property taxes too high or too low? The county wants to know.

The Seattle Times had an article today about property taxes. The article: Assessor asks: Were tax bills too low?  Is obviously an attempt to raise more money for the county
Lloyd Hara, King County Assessor says his office is looking into the following categories:
properties on which assessed values didn't change from one year to the next amid a volatile … (3 comments)

Low Interest Rates Make Buying in Seattle a Smart Move  In This Post
Interest rate comparison and opportunities.
According to an Associated Press article in today’s Seattle Times interest rates are at a yearly low and only slightly above last year’s low of 4.84%. This was not how the predictions were running two months ago when the federal government stopped buying mortgage backed securities.  It seems the private sector has taken over.
The article attributes the low rates to a concern over the global economy, with … (0 comments)

April 2010 Market Data Report for Seattle's North End In This Post
Seattle's north end. A great place to live.

The North End of in-City Seattle is located between Puget Sound on the west and Lake Washington on the east, between the ship canal on the south and 145th Street on the north. The ridges running north and south provide many homes with views of the Olympics or the Cascade Mountains. Central to the area is Green Lake, a gem of a park.

April 2010 Market Data for Single Family Homes in the University District - Seattle In This Post
The April 2010 statistics for Seattle's University District

The University District of Seattle suffered through a slow winter along with the Roosevelt Neighborhood. Only two sales closed in April in the single family sector.  But now there are eight properties under contract. That’s a good sign. The U District has a great many more multiunit properties and condos than the surrounding neighborhoods. But there are some very … (0 comments)

April 2010 Statistics for the Roosevelt Neighborhood - Seattle In This Post
A look at the April statistics for the Roosevelt neighborhood.
The Roosevelt neighborhood of Seattle has been suffering from a lack of enthusiasm this winter. I’m surprised at that. The light rail station set to open in 2019 is a for sure. There is going to be development ion the core area around the station. Yet there are many nice sub-section of the neighborhood with quiet streets, yet in close proximity to the station. … (0 comments)

Ravenna Market Data Report for April 2010 In This Post
A look at the April statistics for the Ravenna neighborhood.
The energy in the Ravenna neighborhood of Seattle perked up significantly during April with 18 listings in the pending status. The 4 that closed were well into the mid-range with a sale price average of $516,891. The majority of those under contract now are below $400,000 though. Maybe that’s a reflection of the final month of the $8000 tax credit. New buyers choosing wisely, choosing location … (0 comments)

Seattle leads nation in food waste recycling In This Post
Food waste into compost, the Seattle way.

In an article today the Seattle Times tells us that Seattlites  are recycling food at a rate 10 times higher than the national average. It’s interesting to note that 26,400 tons of food scraps yields 10,000 tons of compost in just seven or eight weeks. And all of this waste is now out of the garbage the city has to dispose of and out of the landfills, eventually … (2 comments)

Sellers: This is something you need to understand In This Post
This Buyer's Market and 5 things that do not influence the price of your property.

For many years we had a Seller's market. Prices were going up steadily, sometimes very quickly. You probably bought during one of these periods. Just about everyone who sold during those times could take a chance and price their home a little high. Often, if they waited long enough, the market would catch up to their price and there home … (5 comments)

Urban Centers, the densest residential and commercial areas;
Hub Urban Villages, less dense than the urban centers but also have a significant commercial presence;

areas that primarily serve the residential community.

The Green Lake Neighborhood In This Post
A description of the Green Lake neighborhood and a study of current market conditions.

The Green Lake Neighborhood is a diverse area that surrounds Green Lake and Green Lake Park. I consider there to be four distinct areas in the neighborhood.

To the southeast of the lake we find a mostly residential area with a small commercial area known as Tangletown. Wikipedia claims it is part of the Wallingford neighborhood, but the residents there cling to … (0 comments)

A brief history and description of Green Lake Park.
Green Lake is the heart and soul of the Green Lake neighborhood.  Once a  remote and relaxing destination for early settlers of  Seattle,  homesteading began in 1888 and has been growing ever since.
The lake is about 260 acres in size and has a maximum depth of 30 feet.  Green Lake Park surrounds the lake and has been described as the most used park in the State of Washington. A … (1 comments)

Saturday was a perfectly wonderful day for a ferry ride, so we took the ferry to Bainbridge Island to celebrate my wife's unmentionable birthday. Her mother and sister and family live there. Seattle and the nearby mountains never looked so pretty. I've lived here 22 years now and never took this tourist type snapshot before. About time.

Senator Maria Cantwell predicts job growth for Puget Sound area.
In the March 10, 2010 edition of the Puget Sound Business Journal Senator Maria Cantwell was interviewed regarding the possibility that Boeing, as the only bidder, will wind up with the contract to build the giant refuelers over the next 20 to 30 years. Let's hope Boeing can pull this off. Keeping the nearly 70,000 jobs in this country will be a big plus for the economy. Cantwell said … (2 comments)
