edmonton real estate: Look out technophobes! Changes in real estate. - 11/17/09 05:32 PM
Some of you know that I 've lived in Japan for about a decade now. The one thing that is constant here is change. Sometimes if I don't go downtown for a month buildings have changed.Japan leads in new technology. The coolest thing is a square called a QR code that can go anywhere (clothing tags, drink cans, business cards) it acts like a bar code when scanned with a cell phone. The cell phone owner may be led to a website or can pay for the product using the code. That technology reminds me of this:"The listing-sheet box may be going

edmonton real estate: This And That - 12/09/08 04:30 AM
Housing market hit by economic uncertainty - " A report out from RE/MAX today says the global economic crunch has made an impact on housing sales in major Canadian cities towards the end of 2008. About 440 000 homes are expected to change hands in Canada this year, that's a 15 percent drop from record levels in 2007. Here in Edmonton, just under 19 000 homes will have been sold by the time 2008 is said and done with. That would mark an 8 percent drop from last year's number of 20 437. The average house price in Edmonton dropped only

edmonton real estate: Already November - 10/22/08 04:16 AM
I can't believe how quickly this year has gone. It seems incredible there are only two months left to Christmas and that 2008 has for the most part over. What an incredible year with all the ups and downs of the markets both in real estate and stocks. If you were hoping to get into the real estate market this year but still haven't had a chance to take action or just don't know where the market is going (reading the newspapers would make anyone afraid to do anything), there still is time to at least learn about the market and

edmonton real estate: They Should Buy More Real Estate - 10/15/08 07:29 AM
I felt worried about our personal losses in the stock market until I read this. "Falling stock prices have sliced roughly $1 billion from the value of Alberta's rainy-day savings account, the Heritage Savings Trust Fund. Finance Minister Iris Evans told the legislature Tuesday that the value of the Heritage Fund has been reduced to $16 billion since June, a drop of roughly six per cent. But she's downplaying the loss." Read More

edmonton real estate: Canadian Property Market Balanced - 08/26/08 05:23 PM
As a whole the recent cooling has balanced out the market of course as an investor your investment area should not focus on the national market but on one specific area. "The property market in Canada is well balanced and prices should rise in line with general inflation, according to economists. The market has moved from a strong sellers market but it is unlikely to suffer a serious downturn, economists from Scotia Economics say in a new report. But there are significant regional differences. Former hot locations like Calgary, Saskatoon and Vancouver are now favouring buyers." Read Article

"The energy sector, and the related services to it, are the prime drivers of office space demand in the downtown core without question," "We're also seeing growth in the financial services sector as well. And we're seeing a lot of interest as the capital budgets continue to increase for not only conventional, but also oilsands related development, and the staggering budgets for those projects. The financial services sector is also increasingly looking, from frankly around the world, (to locate) branches here and increasing the size of the offices they have here." edmonton real estate: Good Points If You Are A Seller - 06/27/08 12:23 AM
First of all if you are trying to sell in Edmonton better make the deal pretty sweet because about 11,000 other properties are on the market looking for a new owner. To be frank I wouldn't sell now unless I had a pretty good reason. If you are an investor then why not ride out the dip and wait for the low unemployment, high provincial in-migration and stupendous economy to see you right? For those of you who are just trying to sell your home then this advice is quite useful: "What about the seller? Should he despair? Not at all! Firstly, if,

edmonton real estate: I'll Take The Bait - 05/28/08 02:17 AM
After checking my Google alerts it looks like the only thing in the news today is that people are leaving Alberta to buy houses in Eastern Canada. "A serious influx of Western Canadian purchasers has bolstered housing sales in every Atlantic province. Tremendous job opportunities available in Alberta that allow commuting to and from the East Coast have served to further strengthen home-buying activity in the region. Last, but certainly not least, after living in Western Canada for many years, more and more Maritimers are returning home."Michael Polzler, Re/Max’s regional directorIt is not an uncommon trend, look at real

edmonton real estate: Watch The Property Values Rise - 05/10/08 01:41 AM
We've generally stayed away from Alberta Ave because the headaches of managing and tenanting the property far outweighed the low price tags. However, with an $8.5 million , 5 block-per-year revitalization in the works it's starting to look more and more attractive."Alberta Avenue, the 27-block stretch of 118th Avenue north of downtown, is getting a facelift. Crews are beginning work on "streetscaping" five blocks of the avenue, putting in new road surfaces, new and wider sidewalks, new trees and better lighting." Susan Ruttan, edmontonjournal.comDon R. edmonton real estate: Edmonton Is Still A Deal - 04/29/08 02:05 AM
You wouldn't think so with all the negative news and complaining that goes on but compared to other major Canadian centers Edmonton is a bargain for housing and cost of living."With health-care premiums being eliminated next year in the latest Alberta budget, Albertans, new and established, have one more reason to feel they live in one of the most economical areas of the country. Housing prices have softened a little in the past few months, but recent figures show the average home in Edmonton is selling for $353,000. According to MLS listings, in Greater Vancouver a similar home sells for $581,000

edmonton real estate: This Is A Good Strategy For Any Investment - 04/21/08 12:48 AM
This article is geared to stocks and day trading but I think it applies to real estate as well. "The pros talk about nervous, quick-on-the-trigger traders as the "weak hands" in the market. But the nervousness is really just human nature. It isn't easy to hold on to an investment that's down, even if it was up for several years. When the markets are roiling, many investors panic and sell. And that's exactly the wrong approach. When the same professionals mention "strong hands," they are talking about investors with a longer time horizon. These savvy investors swoop in when everything is beaten

edmonton real estate: Who Says Landlords Never Give Back? - 03/26/08 06:17 PM
An Edmonton landlord struggles to keep the school near his complex open and is willing to pay to make that happen."Reg Appleyard, Meadowcroft Housing Society of Edmonton's executive director, told public school trustees that he will guarantee 110 students are enrolled in Woodcroft Elementary School by Sept. 15, and the society will pay nearly $5,000 for every student short of the goal, up to $98,224 or a shortfall of 19 kids." edmonton real estate: "Is the Alberta Boom set to Bust?" - 03/21/08 07:43 PM
Good question if you think in a Boom and Bust mentality.. This is a reply to "Is Edmonton Real Estate Too Hot?" In reality what you have happening in the province of Alberta, specifically Edmonton, Calgary and Red Deer cities is a healthy slow down in the market. It's not a Boom and Bust. It's not a 'Too Hot', in fact it has slowed enough to become a buyer's market- opening up the market for the first time in the past 2 years. When a market is firing on all cylinders it has growth stages and moderating stages where it absorbs the outflow

edmonton real estate: What Do We Do Exactly? - 03/19/08 07:50 PM
Recently a lot of people are asking what exactly is a joint venture investment and "What DO you guys do?"To put it simply:We leverage our time, knowledge, expertise, contacts and education for investment capital and we own the asset/property we buy 50/50. OUR ROLE1. Choosing quality revenue properties using a proven real estate system - this often means searching through 100's of properties in select areas. It takes time to find a good property in an appreciating area that is a deal. Most people look at a maximum of 10 properties we look at 100s.2. Purchased undervalue and/or with a decreased
