edmonton real estate market: First Snow in Edmonton - 11/14/11 02:28 PM
We had the first snow of the winter season over the weekend. It was beautiful to awaken to the fresh dusting that happened quietly while we slept. The first snow is a great reminder that we'll be seeing this for the next 6 months and the real estate market is going to s-l-o-w down. Less tenants moving, although I did a move on New Year's Eve last year, less buyers looking. Sellers are out there but the prices are reflected in the season.I've got one beautiful townhouse left to rent for December 1st and plan to have a baby this weekend. Then

edmonton real estate market: What can $300k buy in Edmonton? - 05/23/11 04:55 PM
In case you missed this video when it was aired earlier this year, we bring it back again. Don Campbell puts forth a solid argument for Edmonton and Calgary's real estate future. If you are new to investing, you'll need to add several more lines of expenses to Don's example. Perhaps his 'miscellaneous' item covers some of these but in addition to your P.I.T. (principle, interest and tax payments) you'll need to add: vacancy factor, repair factor, property management (even if you do it yourself, factor it in as one day you might pass it over to a manager), advertising costs and

edmonton real estate market: 2009 Sucked. - 01/04/10 10:11 PM
If you were holding rental property in Edmonton 2009 is not a year you will forget for a while. It's nothing new though just another trough in a city where up and down cycles come regularly like trains. As prices on properties dropped more and more rental properties came on the market. Many investors were left holding properties that weren't selling at the price they hoped for. They had wanted to flip but market forces changed. Some of these impromptu landlords just wanted to get the money sucking property rented. What do you do when the market is flooded with properties that

edmonton real estate market: Embrace the winter - Edmonton Winter City - 12/01/09 10:43 PM
Embrace the winter.I don't know if I can to be honest!I'm a tried and true winter-phobe. To the point that the crunch of walking on snow gives me the willies; much to my husband's dismay I drag my feet around like a cross-country skier. So even for me, a staunch Edmonton promoter, it's hard to embrace the winter. Whenever I hear "but it's so cold" I agree silently, however, I know money doesn't care where it's being made.I read this article and have to agree Edmonton should (insert I) embrace it's long, glorious, fantastic and long long winters. Last year the tourism

edmonton real estate market: This And That - 02/10/09 06:27 PM
Save The Cities, Save The Economy -“It’s consumer confidence that’s going to dictate what happens to the Edmonton economy in 2009,” "... Edmonton is on much better footing than many cities in Canada. “When you get up in the morning, you hear about the price of oil, the exchange rate and the TSX ... and commentary out of Eastern Canada and the United States telling everyone how doom and gloom it is.” But media coverage doesn’t necessarily have much to do with Edmonton’s situation." Paul Tsounis, Edmonton’s chief economist As a service hub to Fort McMurray and the rest of Alberta,

City's Psyche, like it's homes are undervalued - "Earlier this week, a national study determined that Edmonton house prices are eight per cent too low. This is an uncannily perfect statistic for anyone who seeks to understand the mysterious heart and mind of the Edmontonian.""There is kind of a collective mentality. A malaise sets in, even if we have no intention of selling our house." Todd Hirsch, senior economist for ATB Financial Edmontonians really have no idea what an incredible economic position they are in. The economic situation that Edmonton and Alberta are currently in is perhaps the healthiest economy in

edmonton real estate market: Busy, Busy, Busy Market - 09/10/08 06:49 PM
When the price and market is right the buyers will come. To investors who do their research it has always been clear that the Edmonton market is not unstable and prices aren't plummeting merely stabilizing. With so many listings on the market the pickings are plentiful and the prices are right. "I've been run off my feet," "July was ridiculously busy and August has been ridiculously busy, and when it shows in the numbers, it's not just me. "The stats show buyers are confident with the Edmonton economy. It's a large selection to pick from right now, and I think they

edmonton real estate market: Take A Look At Edmonton Now - 09/06/08 05:07 AM
Sometimes when you have a good thing you take it for granted and often treat it quite badly. As I type that sentence I don't know how many pop songs are flitting through my head. It's quite a common theme. We do it to cities too. Let's take Edmonton it's had it's booms and busts over the years. Many complain about traffic, cost of living, lack of service, increasing taxes and house prices flattening out. Well if you look at all those things objectively they are signs of a great economy. Don't scoff. Traffic - increased traffic means population growth. The

edmonton real estate market: Population Growth = Growing Market - 06/27/08 12:07 AM
graph courtesy of StatsCanAlberta again led the country in population growth in the first three months of 2008. The province now weighs in at 3.5 million. Although there was a small exodus from Alberta in 2007 the net in-migration is still the highest in Canada."Alberta's population rose by 0.41 per cent over the January to March period to reach an estimated 3,512,400, mainly as a result of strong immigration and net inflows of non-permanent residents," Statistics Canada Simple math tells me that more people means a continued demand for housing, whether it be rentals or purchases. If anything the buyer's market

edmonton real estate market: This Winter Is Heating Up! - 01/19/08 02:06 AM
Ask any Realtor and they'll tell you that winter is a time to prepare for the next year. Plant the seeds on the sales they plan to make in the spring because real estate comes to a near grinding halt over the winter months. But not this year. Royal Lepage Real Estate Services reports that the last quarter of 2007 saw the Canadian market slowing down only a little rather than the full on braking that has come to be expected in last quarter. Edmonton can expect a moderation and balancing of prices and that is ok by me because I'm

edmonton real estate market: Neil Waugh On Affordable Housing - 12/01/07 11:55 PM
"Developers packed a public hearing and told the council Pollyannas their "affordable" housing strategy is a no-go. Especially if they expect them to commit 5% of every project to multi-family projects where rent, presumably, would be capped. The same seriously flawed policy has already encountered stormy seas when property owners learned the pleasant school space in their neighbourhoods will now be jammed with low-rent condos. Edmonton Urban Development Institute director Michael Mooney said some developers might play along, but only if council slashes taxes or shrinks the size of arterial roads so developers can bring on more lots. And now the

edmonton real estate market: Edmonton Market Letting Off Steam - 12/01/07 11:41 PM
Edmonton market is letting off some steam and i will too. PRICES ARE PLUMMETING! - I would hardly call a 6.5% price correction over 5 months plummeting, especially since prices have risen 74% over the last 17. Price correction anyone? THE ROYALTIES HAVE RUINED THE ECONOMY! - Many articles say the Royalties are balanced and not half as severe as proposed in the original review or even close to other oil rich countries. Hugo Chavez anyone? THE MARKET IS FLOODED! - Sure there are more listings than say this summer when multiple offers where the norm and a frenzy made the market not a

Loonie remains strong despite new oil rules in Alberta - "The Canadian dollar continues to outperform major global currencies despite the negative sentiment associated with the new Alberta royalty regime" Was it all just doom and gloom? Canadian real estate sales slip -"Sales in Canada's red-hot real estate market cooled in September, but average prices ticked up, according to new figures from the Canadian Real Estate" Edmonton housing market regaining balance- I think it's quite remarkable how quickly those markets have shifted from sellers' to balanced. This is a good thing. I believe buyers will take their time and shop around,
