This is the last day of 2008 and what a rollercoaster year it has been.  Up and down, some good, mostly difficult but there is always hope.  The key to surviving is attitude.  Yes it is very hard when nothing but bad luck appears to be coming your way, no job, no money, nothing seems to be in your favor.  Yet tomorrow will arrive the sun will rise and set and you must move on and forward!  It will be hard, it will be stressful, it will be humiliating but if you understand the process and move forward there will be … (0 comments)

Hard to believe that just a couple of years back lots were selling from the $40's to high $100's.  After doing some research today, homes can be purchased for $39,900 and up.  Many homes range in the $60's to 100's that have never been lived in.  1600 to 2400 square feet of living area.  Foreclosures, short sales abound.  Now is absolutely a good time to purchase a home.  Financing rates in the low 5% range is unbelievable.  My advice is act now.

It seems that we are in the forefront of the national news.  Once the shinning star we are now on the opposite end of the spectrum.  But families, singles, mingles, boomers and the like all still live here and still want to come here.  Driving back from Tampa yesterday across the rivers, with the sun glistening off the water, the trees swaying, the flower blooming all said to me this is the place to live.  Yes other parts of the country have seasons and I can go visit the fall leaves and the winter snow.  I can then return to true … (0 comments)

Reading again that sales of existing homes was up a whopping 64% from 2007.  600 hones were closed in November of 2008 as compared to 365 in November 2007.  Yes there is a silver lining.  Prices have tumbled by 53%.  Should you buy now?  The answer is a resounding YES!  Will prices fall further, probably yes, but does anyone know how low and when, no.  Find a home and buy, it will appreciate.  What we are going through is an anomaly we will recover.  If everyone waits nothing wil happen and everyine looses.  We have incedible buys right now in Lee, … (1 comments)

2009 will not be the breakout year in housing unless you are a Realtor!  Having closed 2 single family building companies in SW Florida since moving here in 2005, then 2 days before Thanksgiving this year being fired I know the difficulty hew homes sales people are and will be in.  Being fired is not something positive but when certain things happen find the positive in the event.  I have.  There are few if any new homes that have been built in 2008, less than 1600 down high of 28,800 in 05.  I would say pretty devastating.  but now on the positive … (0 comments)

Wishing everyone a Merry Christmas and a very happy 2009.  The last 2 years have been brutal in residentail contruction and it will probably be tough for a while longer. Thsnkfully people want a home and prices are adjusting and interest rates are lower than ever.  Keep the faith 2009 can be a GOOD year.

Today's headline, say it all about SW Florida.  Prices way down and sales up.  600 homes sold in November up from 365 in 07.  Prices fall again but how low will they go?  It is like interest rate they really can't go below zero.  But homes that sold for 400,000 3 years ago are now under $200,000 and the bank is taking the hit. Holiday time is a GRAT time to sell homes.  A lot of agents take time off so you are the one that can get the leads and sales.  Especially here in SW Florida where the temperature is in the 70 and 80's, the golf is great, and the beaches are wonderful this is the place to be.  I appreciate any referrals anyone has.  It actually is a good time to be in real estate!

People say homebuilding is BAD and I agree it is in th epits.  But ATTITUDE speaks voliumes about your altitude.  I was fired, yes hard to take when you are mature, doing a grest job but they want to pay less and I will assume get less but that is life.  I am out there every day hustling and getting all I can.  Active Rain has gotten me 2 leads.  Niether has pannedout yet, but never say never.  I just got a referral today from another source and should be showing property Friday.  Moral, yet it BAD, yes you can mope, … (0 comments)

Who looking home on wants to purchase a home for about $60,000 with a renter paying $900 a month!!  This is a nice looking home on a great lot.  And this is just one of many available.  SW Florida is the bargain capital of the country when it comes to real estate.  Quarter and half acre lots that sold between $40,000 to 125,000 can now be purchased for under $10,000.  In some case $1,000 to $2,500 you can buy all you want.  Let me remind everyone that today it will be 78 degrees and sunny!  This last weekend it was 80 … (0 comments)

Interesting quote today in Wall Street Journal, (The bright light at the end of the dark tunnel will be the government action).  I have had several conversations with people that have gone though this before but not as deep or as wide.  The early 80's, late 80's early 90's and now 2006 and the question is how long.  How many will loose all they have, in dollars, houses, divorces and so on.  I used to tell my kids that poor was a state of mind and broke was a temporary situation.  Of course it is hard when you are the provider … (0 comments)

Pricing here in the SW Florida area have been adjusting to a selling price that now makes sense.  Some lenders have not got the picture yet but they will.  Some hme owenrs have not got the big picture but they will.  I have many bank owned property that can be acquired at a good pricing.  These are all finished and ready to occupy.  Now that the temperature is in the 80's here everyday, and the north is freezing and cold, it is the time to buy.  Interest rates are very low and terms are good.  Let me know how I can help.  Call me … (1 comments)

With what the Fed came out with this morning who knows how low rates will really go.  I beleive we may see 30 year fixed in 4% range and maybe even 3% range.  Of course with people loosing jobs, filing bankruptcy, will anyone be able to get a loan.  Homes are being sold here now in the $40.00 psf range.  We have not seen this in 20 years.  I think all of this will reset priorities for all of us.  We might actually start saving more and spending less even when things do start to turn positive.  If I can be … (0 comments)

My second full day at Keller Williams is rough at best.  Working on building a web site is quite envolved.  Lot of glitches and I am not sure how far I actually got.  It appears most agents are or have or will be leaving for the holidays so a newbie must endure.  Had to met an attonrey on finances not good, the went to give platelets and had a bad stick and had to abort so not a good day.  Yet I am here alive and tomorrow will be a frest start.  I will make some more headway and it will … (0 comments)

Monday, December 15,2008 and 2008 is coming to an end.  I have been in new home building and real estate for a long time and never have I been this concerned.  I have joined Keller Williams Real Estate because I have closed 2 single family home building companies and was doing new home high rise condominium sales but the golas of management were very unrealistic.  Work hard, make sales, and then the company is sold, closed, or you are replaced for less pay.  2009 will  be better, attitude,work ethic, organization, is the key to financial success.  I need any referrals I … (3 comments)

Wow, again SW Florida has been ranked # 1 in new foreclosures.  Yes that is not all bad.  Sellers have to get real on pricing, lenders have to get real on moving these homes.  There are sales happening and the MLS shows increased activity, pending and closings.  Things are happening.  Yes it will take time to clear it all out, but then there are no or very few new starts happening.  I recently read the in 2008 there will be less than 1600 new permits pulled from a high of 28,800 in 2005.  Scary, but if you need or want to … (1 comments)

A lot of potential buyers are not sure how to get qualified.  I have been a home builder for 30 years and have a great deal of FHA and VA experience.  There are now and will be more government financing programs to help the first time buyer purchase.  Also a first time buyer is defined as someone who has not owned a home in the last 2 years, so even if they owned a home 4 or 5 years ago they can qualiy as a "first time" home bujyer.

With so few permits being pulled, the SW Florida market is going to have a shortage of new in a short  time.  Yes there are lots of houses on the market right now at great pricing so now is the best time to purchase before the inventory is gone!  I saw a house new, for $59,995.00  UNBELIEVABLE!

Cape Coral, Lehihg Acres, Charlotte County have hundereds if not thousands of unfinsihed houses.  Having been a home builder I know how to get these houses finished and sold!  I believe lenders will start working to get these homes finished and off there books.  The counties are going to start accessing fees for unfinished houses in state of dis-repair.  let me know how I can help anyone!

Cape Coral has announced the funding of a new VA Hospital.  This will greatly enhance the baby boomer vetrans.  It will empoly a large number of skilled workers and will help all the retired and current military personnel.  Fort Myers, Lehihg Acres, Estero, Naples and Cape Coral all will benefit from this VA hospital center.

It appears that the Federal Government will push for more FHA and VA loans for consumers.  SW Florida once only for the well to do is now very affordable.  There are lots of VA and FHA loan programs out there.  You just need to be patient and work them.  George

I have found many people want to have some land with trees and not have neighbors right on top of them.  Lots are now incredibly inexpensive, I just had a couple buy 1/2 acre for $10,000 and are building a new 2,500 square foot, 3 bedroom, 2.5 bath, loaded with upgrades for $256,000.  I have lots of land and builders with want to make deals happen.  Lehigh has just done a comprehensive land plan that has gooten rave reviews from city officials.  Many good things will be happening.  George
