Categorizing Your Friends on Facebook

I thought that this is worth reblogging as a lot of people are getting into facebook and all the talk is about social media.

Via Missy Caulk-Ann Arbor- Realtor(R)- Ann Arbor Real Estate (Keller Williams-Ann Arbor):

On of the things I heard about at ReTechSouth was about catergorizing your friends on FaceBook. I spent last night doing just that. I actually wish they had come out with this before I had over 1847 friends.

Now I don't really have 1847 friends...many are aquaintances. Aquaintances are important people in your life too. According the The Tipping Point, aquaintances make great Connectors. One of my friends on Facebook wrote on my Wall, "Gee I'm glad I knew you when".

So when Facebook came out with this Friends List I was glad to be able to put my Friends and Aquaintances in groups. I have all my blogging friends in one group, college friends in one etc...You can set up as many lists of friends as you want and just like in Outlook where you use Categories a person can be in more than one group.

I am doing an Advanced Social Media Class tomorrow at Keller Williams and I am saving the one for Ann Arbor Area Realtors to walk them through it.

Here is a easy video tutorial that will show you how to do it. I am a visual learner so it was helpful to me. It was created by TubeNinja on YouTube but Steve Schuitt in real life. Steve does really cool, helpful videos so check him out.
Monmouth County Market Watch

In January, the prospect for a strong Spring Real Estate Market is bleak as under contract properties were down by 27% from a year ago and the economic and financial crisis continue to depress home sales.

The under contract properties of this January are down 48% from January 2005; however New Jersey's actual foreclosure rate in January was .02% ranking it 32nd in the nation. By comparison the national average rate is .05% more than double that in New Jersey.

ON the other hand with mortgage rates dropping in the last couple of weeks, there may be a gentle 'Spring Surge' in home sales as long as mortgage rates fall and remain below 4.75% by the end of March.

Save Energy and Tax Dollars Too! New Federal Tax Incentives for Energy-Efficiency Home Improvements

I just received this inofrmation from NJ Gas and thought to pass it on.

On February 17, 2009, President Obama signed a stimulus bill, The American Recovery and Reinvestment Act of 2009, that made significant changes to the energy-efficiency tax credits. Tax credits that were previously effective for 2009 have been extended to 2010 and raised from 10 percent to 30 percent. The maximum credit was also raised from $500 to $1500 for the two years (2009-2010).* Home improvements eligible under this act include:

Roofs

Insulation

Replacement windows and doors

High-efficiency heating and cooling systems

High-efficiency water heaters

Biomass stoves

There are also tax credits for geothermal heat pumps, solar water heaters, solar panels, windmills and fuel cells at 30 percent of the cost, without any upper limit. Click here for details and complete eligibility requirements. So as spring approaches, remember those energy-saving home improvement projects can not only lower your energy bills and help conserve our natural resources, but also save you valuable tax dollars.
Tax credits for builders of new energy-efficient homes and designers of energy-efficient commercial buildings were also extended. Click here and scroll down to view the details. *Additional incentives are available through New Jersey's Clean Energy Program.

Urgent Housing NEws you should know about

1. Freddy Mac & Fanny Mae - News for Nov 11, 2008:

New rules for troubled homeowners take effective on Dec 15, 2008

To qualify, borrowers would have to be at least three months behind on their
home loans, and would need to owe 90 percent or more than the home is currently
worth. Investors who do not occupy their homes would be excluded, as would
borrowers who have filed for bankruptcy.

Borrowers would get help in several ways: The interest rate would be reduced so
that borrowers would not pay more than 38 percent of their income on housing
expenses. Another option is for loans to be extended from 30 years to 40 years,
and for some of the principal amount to be deferred interest-free.

2. CitiGroup Plan Announced On Nov 10, 2008

Citigroup said late Monday it is halting foreclosures for borrowers who live in
their own homes, have decent incomes and stand a good chance of making lowered mortgage payments.

3. It is my opinion that the goverment at the very least, will certainly act in an aggressive
way to rescue the housing industry and the economy.

4. Massive Recovery Expected
My opinion and that of Jeffrey Ottreau, appraiser, that we will start a sales recovery not price recovery in mid of 2009.
The recovery will not mean an increase in prices.
We will still have a large inventory which will prevent price increases. OUr current absorption rate for Monmouth County is 10 months. Once we reach an absorption rate of 5 motnhs or less that is when potentially prices can increase.

First Time Home Buyer Tax Credit A Good Thing.

A $7,500 tax credit for first-time homebuyers that will expire July 1, 2009, must be repaid over 15 years -- making it, in effect, an interest free loan. A dedicated Web site, www.FederalHousingTaxCredit.com "The tax credit is the best stimulative measure," NAHB President Sandy Dunn said in a press release. "It will increase housing demand, get home buyers back into the marketplace and fight falling home prices, which threaten the economy as a whole.

As with everything there is a time limit. The house must be contracted between April 9,2008 and before July 1, 2009 to be eligible.

First-Time Home Buyer Tax Credit at a Glance

The tax credit is available for first-time home buyers only.

The maximum credit amount is $7,500.

The credit is available for homes purchased on or after April 9, 2008 and before
July 1, 2009.

Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

Please HELP the FLOOD Victims

There but for the grace of God go I unscathed and all of us in the Two River community!
I live in Sea Bright and yes on a very blustery east or north east wind day or night, the full moon and the high tide Sea Bright's down town streets flood. Thankfully most houses as mine are raised and do not flood inside.

Remember the '93 storm? Our house was just inches from having water inside. We lost everything in the garage. As a result I can certainly feel the pain these flood victims are going through.

I watch night after night on television in horror how these people along the Mississippi River are losing everything in a flood that they never dreamed of woudl happen to them. As I watch I thank God for my house, my family and that I personally have not experienced the loss that they are having. As I am thanking God I am also asking myself how can I help these people, what can I do?

The only actions right now I can think of, is to put it on as many websites I own, blogs, face book etc. Write news articles in the local newspapers and try to rally our waterfront community to help. Below I have included links to places where we can donate or mail items. When I find other links I will keep positng them as I find the,

Remember Christmas is only 6 months from now and most of these people will not recover from this disaster by then.

I ask my fellow residents in the Two River community as well as any and ALL waterfront communities

Let's GET TOGETHER and PITCH IN our Help and let them know that the waterfront communites are there along side of them in any means or ways we can.

Thank you!

You can email me any ideas or thoughts you may have to help these people

United Way: Items can be dropped off at or mailed to the United Way of Lewis County, 450 Northwest Pacific Ave., Chehalis, WA, 98532. People should call (360) 748-8100 before dropping off items.

American Red Cross: The organization is asking for monetary donations only. To donate: 800-RED-CROSS or www.redcross.org. Donations meant specifically for the state's flood victims should be designated as such.

Results from my Survey on Housing in Monmouth County 2008

OK here are the results to my survey.

I emailed to over 1200 people and only 19 people responded. THANK YOU!

What do you think will happen to housing prices in Monmouth County in the next 12 months? 42% felt it will stay flat.

Starting with you last answer, please place ONE check mark in the following columns to "graph" where you think housing prices will be at the end of each of the next five years in Monmouth County relative to current prices (Dec. 2007). 50% felt that the price will drop 3% to 5% in 2008. Everyone felt that the value of houses will start going up in 2010.

What is your timeframe for buying a home? 46% will be buying in 2 years which also seem to corroborate the above numbers.

Given the uncertainty about where housing prices and interest rates are headed in the future, which of the following best characterizes your feelings: 30% of you were please that you did not buy in 2007.

If you are leaning towards using a traditional full-commission, full-service broker, would you be interested in any of the following: This answer intrigues me as the National Association of Realtors say that most do NOT know which realtor they will be using in the future. Here 55% of you know who you will be using to sell and/or purchase a house. [I hope this it will be me :)]

I found this to be very enlightening for me as a Realtor. It seems that the media has definitely dampened the real estate market and that everyone is holding back.

Just as an aside when everyone is thinking of purchasing in 2 years from now then all the great low

A Different Christmas Poem

recieved via email:

"As the Mom of a soldier, past~my Marine & current my police officer, this is something for all of us to read and remember:

A Different Christmas Poem

The embers glowed softly, and in their dim light,
I gazed round the room and I cherished the sight.
My wife was asleep, her head on my chest,
My daughter beside me, angelic in rest.
Outside the snow fell, a blanket of white,
Transforming the yard to a winter delight.
The sparkling lights in the tree I believe,
Completed the magic that was Christmas Eve.
My eyelids were heavy, my breathing was deep,
Secure and surrounded by love I would sleep.
In perfect contentment, or so it would seem,
So I slumbered, perhaps I started to dream.

The sound wasn't loud, and it wasn't too near,
But I opened my eyes when it tickled my ear.

Perhaps just a cough, I didn't quite know, Then the
sure sound of footsteps outside in the snow.
My soul gave a tremble, I struggled to hear,
And I crept to the door just to see who was near.
Standing out in the cold and the dark of the night,
A lone figure stood, his face weary and tight.

A soldier, I puzzled, some twenty years old,
Perhaps a Marine, huddled here in the cold.
Alone in the dark, he looked up and smiled,
Standing watch over me, and my wife and my child.
"What are you doing?" I asked without fear,
"Come in this moment, it's freezing out here!
Put down your pack, brush the snow from your sleeve,
You should be at home on a cold Christmas Eve!"

For barely a moment I saw his eyes shift,
Away from the cold and the snow blown in drifts..
To the window that danced with a warm fire's light
Then he sighed and he said "Its really all right,
I'm out here by choice. I'm here every night."
"It's my duty to stand at the front of the line,
That separates you from the darkest of times.
No one had to ask or beg or implore me,
I'm proud to stand here like my fathers before me.
My Gramps died at ' Pearl on a day in December,"
Then he sighed, "That's a Christmas 'Gram always remembers."
My dad stood his watch in the jungles of ' Nam ',
And now it is my turn and so, here I am.
I've not seen my own son in more than a while,
But my wife sends me pictures, he's sure got her smile.

Then he bent and he carefully pulled from his bag,
The red, white, and blue...an American flag.
I can live through the cold and the being alone,
Away from my family, my house and my home.
I can stand at my post through the rain and the sleet,
I can sleep in a foxhole with little to eat.
I can carry the weight of killing another,
Or lay down my life with my sister and brother..
Who stand at the front against any and all,
To ensure for all time that this flag will not fall."
"So go back inside," he said, "harbor no fright ,
Your family is waiting and I'll be all right."
But isn't there something I can do, at the least,
"Give you money," I asked, "or prepare you a feast?
It seems all too little for all that you've done,
For being away from your wife and your son."
Then his eye welled a tear that held no regret,
"Just tell us you love us, and never forget.
To fight for our rights back at home while we're gone,
To stand your own watch, no matter how long.
For when we come home, either standing or dead,
To know you remember we fought and we bled.
Is payment enough, and with that we will trust,
That we mattered to you as you mattered to us."
