I have been working on Facebook, YouTube, Blogging, Twitter and starting on Google+.

Here are a few questions that if I could get some answers to it might help me clarify where I should really be spending my time.

Do you use Facebook? If so daily or how much? Have you created a Business Page for your business? Have you received any clients from your Facebook activity?

I have been using YouTube to advertise my Clients Homes and the area that I am currently living in. Are any of you putting anything on YouTube? Have you received any sales or business from YouTube activity?

Blogging: I Blog for my properties and the area. I know many of you are blogging and I have been very impressed by your knowledge and humor. I imagine this has had an effect on your business.

Twitter: I am using twitter very little. I have heard from many of the gurus that they find it of little help as well but do post and do not hook up their Facebook & Twitter accounts.

Google+: Are any of you using this and how do you feel this will impact your business in the future?

I know there are several Questions but if you could take the time to answer so I can determine which I should be spending most of my time on and where you see this going would be really helpful.

Showing Homes During the Night

Frequently, clients are busy during the day working and such. So as agents we must take our clients during the early evenings to view homes.

While most homes have electricity, a few have no power, no water and we have to maneuver in a home that is not well lighted. I plan to view the vacant homes first so if we run across a home that is without power we can still go in and look around. I also carry flashlights for dark laundry rooms.

We were looking at lake homes with plenty of old Florida charm. When I say Florida charm, I’m referring to owls that hoot, hawks, and the other critters that frequent our wooded areas. I never realized owls hoot in the day time, I always thought it had to be pitch dark. While living here in Florida I have learned so much about our great outdoors. Anyway, I digress.

I open the door to this lovely 4 bedroom home that has a sweeping view of the lake. We enter and it is vacant with no power. No problem, it is 6:30pm and we have light. My clients start looking around and I am getting the feeling they are loving the house. Needs some work but all cosmetic. I am looking about to point out some of the upgrades in the house. Suddenly a piercing scream is heard from one of the bedrooms. I run to where the scream was last heard and almost bump into the wife as she is vacating the Master Bedroom. Two squirrels are right behind her and it is chaos. I run to the front door and then the sliding glass doors to open them. Husband (client) is also opening windows and the wife is outside panting. After about 30 minutes the squirrels are no longer in the house. At least we think they are gone. After everyones calmed down we start laughing and it was such a relief. We went back into the house and resumed the viewing. Believe it or not they are buying the house.

How do squirrels get in a home? It was sealed tight. No unlocked doors or windows. I consider them my good luck squirrels. They didn’t look starved so I’m assuming they weren’t in the house long. If this works they can come to all my viewings. My clients were good sports and I am lucky they weren’t turned off by our wildlife in action. The home is beautiful and I see them often on the lake.

PUTTING YOURHOME ON THE MARKET

Pretend you are walking into your home as a Prospective Buyer. Would you buy this house? What does it need? There are a great many homes on the market now. Make sure your stands out in a positive way. The majority of homes sold within 30 days are in mint condition. I often suggest to my clients to look at new models to find out what the builders are doing to make these homes show so well. Sometimes just moving some furniture works wonders.

Touch up paint or repaint.
De-personalize your home. Take your pictures and put them away. Once you sell the home and move you can put them up in your home.
Clean carpets.
Wash windows. Make them sparkle
De-clutter your home. Take out excess furniture so people can walk around and see how large the room really is. Most people can't see past the extra large furniture you have to realize you have large rooms.
Pets are great. Make sure your pets aren't present when they are not present. Meaning, ask a friend to come and let you know if your house has pet odors.When people walk in the door they don't want to be hitwith unpleasant smells.
Light candles.
Dust
Sweep the tile and mop the floors.
Straighten things up.
Make the beds.
Don't leave dirty dishes around.
