Mold in Front-Load Washing Machines - 10/31/09 12:45 PM
See Stacey's great blog below.  She's absolutely right, I've talked to several people in Oregon and Minnesota who have front-load washing machines and they're experiencing the same kind of problems.

Via Dr. Stacey-Ann Baugh (Long & Foster Real Estate, Inc):
We bought our new front loading washing machine about 2 years ago.  In the past year I have begun to notice a musty odor coming from the machine.  I have a strong sense of smell so I am always smelling things that nobody else is smelling so I ignored it.  Eventually I begun to notice that the towels in the … (1 comments)

We Are Americans! - 10/30/09 09:19 PM
We Are Americans!
Where Is Our Economy Headed?  One day we're up, the next day we're plunging downward.  Why?
I really think that the government is so anxious to prove its' doing the job that every positive note is being blown way out of proportion.  The news media seizes any opportunity to have something new to say that they blow things even bigger.  Then, the truth comes out and oh no!  Back in the sewer again!
We need to keep reading between the lines.  It is perfectly normal every Fall and Winter for things to slow down.  It's also normal every … (5 comments)

Updating Kitchens and Bathrooms, Grants Pass Oregon
Kitchens and bathrooms, a woman's preference.
If you're preparing to invest money to upgrade your home with a future sale in mind, make sure you spend wisely!
Updating Kitchens and Bathrooms are your best bets.  With most women, I think the kitchen is likely the first concern and then the bathrooms.

This kitchen if built today, rathen than five years ago would most likely have slab granite counter tops.  My last home had beautiful tile throughout, but when we went to buy our current home my wife said "it's slab granite or nothing!"  … (1 comments)

Homes With Acreage For Sale In Cave Junction Oregon
Cave Junction is only a scant thirty minutes from Grants Pass in the heart of the beautiful Illinois Valley.
The Illinois Valley was originally named by one of the early settlers as it reminded them of home.
Those of us who move here from larger cities are used to spending anywhere from a half hour to a couple of hours twice a day just to go to work and back.  After awhile living here, we tend to think fifteen minutes is a long drive to anywhere.

Home Buyer Tax Credit Extension - Grants Pass, Oregon - 10/29/09 12:20 PM
Home buyer Tax Credit Extension - Grants Pass, Oregon
I just received word from U.S. Congressman Greg Walden that he and 164 of his colleagues sent a letter to speaker Nancy Pelosi and minority leader Boehner urging a Home Buyer Tax Credit extension.

Congressman Walden went on to say the national average home prices are down 15 percent and in some parts of Oregon even lower than that.
The Home Buyer Tax Credit program so far has seen over 357,000 home buyers take advantage of it.  The current program is scheduled to expire November 30,2009.

Real Estate Ownership in Oregon - 10/29/09 12:18 PM
Real Estate Ownership in Oregon
Because of the many terms we see every day and take for granted, I thought perhaps a quick explanation might be helpful for the home buyers and sellers in Oregon.
In the state of Oregon, you may hold title:
As an INDIVIDUAL  - Married or not, the spouse has no rights in the property. TENANTS BY THE ENTIRETY - Married couple - survivor inherits automatically. TENANTS IN COMMON - Two or more persons, unmarried.  Each owner with an equal and undivided interest in the entire property. ENTITY - A recognized legal entity, (LLC or Corporation, for example.) Why hire a Property Manager? - 10/29/09 12:16 PM
Debbie's Property Management advice is great for people in Oregon as well.  So many Oregonians rent out houses they own, but also leave the state for a dryer winter climate.
Via Debbie Mitchell (Texas Sold Team Realty LLC):
Do you own a home in the Dallas/Ft Worth area, but have moved out of state?  Does managing your own property take up too much of your time?  Maybe you just don't want to deal with your tenant(s) directly?  Or perhaps you are not familar with the legalities of a lease or how to enforce the Lease.
I am always asked why hire a property … (0 comments)

Facing Foreclosure - Grants Pass, Oregon - 10/28/09 09:35 AM
Facing Foreclosure - Grants Pass, Oregon

A reminder to Oregonians Facing Foreclosure that we have new rights under Senate Bill 628 which passed September 28, 2009.
This law REQUIRES lenders to meet with borrowers Facing Foreclosure.

Oregonians who receive a foreclosure notice should call their lender to set up a meeting to discuss loan modification.  The notice should have a modification request form with it.
Any questions you have may be answered by calling 1 (800) SAFENET and ask to speak with a "nonprofit foreclosure counselor."
Act right away though, if you are Facing Foreclosure, as you only have 30 … (1 comments)

The Cathedral Hills Park is not one of picnic tables and horseshoe courts.

Cathedral Hills Park has a large acreage on its' top and sides where you can hike, ride horses or bike, but you can't drive there.  There are parking areas as different entrances where you may leave your vehicle and trails lead to the top and wind all over Cathedral Hills Park which is surrounded by private residences.

Using Artwork to your Advantage when Selling a Home - 10/26/09 10:23 PM

Via Deena Cottingham, Home Stager & Photographer (GreenApple Staging & Images, Calgary Staging & Photography):
Last time, we talked about the value of having good artwork to help sell a home. I promised that this time we'd talk about what that good artwork is. In thinking through this topic, though, I felt it was important to first insert a discussion about what that good artwork is not. (Sometimes that can matter more! Anyone know what I mean?)

First of all, let me say upfront that sometimes "rules" (or what are "guidelines", really ;-)), are meant to be broken. For every instance … (0 comments)

The Value of Good Artwork in Home Selling & Staging - 10/26/09 10:23 PM

Via Deena Cottingham, Home Stager & Photographer (GreenApple Staging & Images, Calgary Staging & Photography):
One thing I have noticed in viewing a lot of homes is that most people struggle in the area of artwork. Often it is kind of dated, kind of inexpensive looking (dare I say . . . cheap), and kind of small. Well, all that, and kind of personal, too. As a stager and real estate photographer, I am continually trying to educate home owners about the value of having the appropriate artwork as a selling tool.
The right artwork can accomplish many things when selling a home.

Ancient Mortgage Proverb: No deal is ever 100% certain until the loan is completely paid off.
There exists a chasm in communication, familiarity and point of view between agents and loan officers. Sometimes we try to act like it does not exist and we really wish it was not so. I know this chasm exists, just as you do for many reasons, because I have had real estate agents - very good agents - try to convert to loan officer at my companies and I have seen this chasm immediately appear. Retirement in Grants Pass Oregon - 10/25/09 04:55 PM
Retirement in Grants Pass Oregon
Why Grants Pass for retirement?

This area of Southern Oregon caters to retirees.
We do not have a state sales tax! Josephine County has some of the lowest property taxes in the state! Grants Pass appeals to people from all over the country because of our mild climate. Okay, so what don't we have?
We don't have tornadoes, hurricanes, or high crime rates, or traffic jams, or long commutes, or smog, or tons of snow.  I could go on and on about what we don't have, but you get the point--  We don't have stress!

WE DON'T WANT YOU IN OUR STATE!
That was the message from Oregons' governor, Tom McCall.  If I remember correctly, it was about 1970 at the national governors' conference.  He shocked the nation!  Governor McCall made national news, when he said to the world, "We welcome you to visit our state, but please don't plan to move here."

Another reason to move to Southern Oregon
Near Gold Beach on Oregon's southern coast are numerous beaches that seldom, if every, see human footprints.
Many secluded coves and hidden inlets await the explorer who has time to search.  A very low population due to this area being so remote from any industrialized areas of the state leaves vast open spaces to the summer tourists.

When people travel to scenic destinations, they will try to see as much as possible in a limited allowed time.  With so much to take in, there are many areas the lie virtually undisturbed.
