I have been watching rates move in an upward direction all week.  Mortgage insiders such Barry Habib with "The Mortgage Market Guide" has been preaching this all week and the signs are there.
Now that rates are moving in that direction, what does this mean to a buyer who is shopping for a great discount on a home?  Well I think it means that you do NOT want to get too greedy.

If you have followed the real estate market and lending environment for the last 12 months, than you probably know that mortgage lenders have become quite strict on their mortgage guidelines.
The banks just do not have the money or resources to take any chances on what they deem as a margin loan. 
I have clients that are referred to me that sometimes I just cannot help.  Usually I cannot help them because of credit problems.

Have you ever applied for a home loan with a trusted mortgage lender just to have some other mortgage company call you within minutes offering you the same loan?
If you have:  You have been a victim of what I consider an unethical but legal practice in the mortgage industry called "Credit Hijacking".   
I have not had this happen to one of my clients in awhile, but it happens.  It usually follows by a phone call from my client wondering if I sold their information to other companies.

I am up late again and tired.  Lack of sleep and writing seem to go hand and hand these days. 
I guess I am tired because I got up too early this morning to attend a good friends baby boy's baptism.  Usually I would be bored out of my mind, but we had a funny Deacon who was telling jokes and swearing throughout the entire ceremony.  I was easily amused.
By the time me and the Mrs. got home we were wiped out.  When you do not have kids of your own, dealing with lots of children can wear you out.

WARNING THIS POST IS FOR ARIZONA REAL ESTATE PROFESSIONALS ONLY
Unfortunately in the State of Arizona Loan Originators are not required to be licensed.  This then trickles down to the professional integrity and honesty of that individual loan officer and the company they work for of who is the burdened party to uphold the state license for performing mortgage services.
It seems every year or two the Arizona Association of Realtors (AAR) gets together and decides to change the rules on what documentation they need from the lender to prove that the client (the buyer) can qualify to buy a home.

Staying in contact with everyone is a full time job.  Heck I stopped writing posts for a couple of months and catching up has been so hard.   
I suffer from the same problem that most loan originators and real estate agents suffer from and that is creating an effective system so we can wear mutiple hats.  We are the marketeers, the owners,  the accountants, the sales managers and lately the full time therapists.

I should probably be in the bedroom sleeping, but NO I decided to work late tonight on mortgage files and now I am extremely tired.  I know I should go to bed but I felt compelled to write a blog.  You see I feel like I have become a big stranger to the blogging community.  This is my first attempt of a blog in a couple of months.  I must admit in my sleepy haze I am quite enjoying this experience of writing about completely nothing.
Maybe I should do this more often.
Anyhow that is all I have to share.
