Homebuilders are offering so many incentives today, just to get your signature on the contract.  They may throw in a free pool, incentives as high as $20,000.00 to $30,000.00 and no closing costs.  Heck I heard one home builder advertising the other day on the radio, and they were giving away gifts worth about $100.00 just to come by and see their home models.  Homebuilders are feeling the real estate crunch just like everyone else and they are playing the incentive game to sell homes, plain and simple.

Everytime I turn around the mainstream media is providing the consumer with another article on the mortgage crisis.  There is not a day that goes by now that I know of someone who was a mortgage lender who recently has exited out of this business.  They a making a mass exit because they state "the business is slow", or "its a bad market".  My opinion is different.  They are leaving because they did not provide their customers a unique experience and did not build a great relationship.  My entire business has been built on providing unique services that not many other mortgage lenders … (2 comments)

WELL, LET'S GET STARTED,
First of all, I want to be up-front with all agents out there.  I personally do NOT care for homebuilders.  I think the selling tactics that home builders use are as close to that of a used car salesman on a shady used car sales lot.  Whenever I get the chance, I encourage all  my clients to STAY CLEAR of all Homebuilders.  However, some decide to dance with the Devil, and this post is to share another example of abusive homebuilder practices.

Recently, I have been calling my clients that are in adjustable rate mortgages(ARM)s about refinancing their mortgage loan before the rate adjusts on them.  Most ARM's have a certain amount of time that the interest rate is fixed.  Most are fixed for 2,3,5 or 7 years.  After this period of time is up, the loan then converts to an adjustable rate that is tied to both an index and a margin.    The index is rating system based on short term borrowing.  The 2 most common indexes is the 1 year Libor and 1 year MTA.  The margin is the profit point that the lender charges … (6 comments)

I think we all Love to cheer for the underdog. Its the biblical story of David and Goliath. 
One small person against a giant.  Its the day to day trials we go through to overcome huge obstacles.
This story was retold again this weekend when Appalachian State defeated #5 ranked Michigan in what will be considered the "The Biggest College Football Upset in History".  Appalachian State won the game in Ann Arbor in front of a Michigan Wolverine crowd of over 100,000 fans.  The final score being 34-32 Appalachian State.  Here was a team that was less talented and yet found a way to win.

I have noticed that Sushi places have become the new thing here in the Valley of the Sun.  Everytime I turn around I see more sushi restaurants coming and going. 
If anyone knows me, then you know I have a reputation of being a food junkie.  I probably go out for dinner at least 2 to 3 times a week, and I love trying new places.  I guess I am trying to say that I am a good source to be upfront and honest if a restaurant is good or not.
