As part of obtaining loan preapproval, lenders often suggest to a buyer that they request the seller foot the bill for all of the costs involved in closing their loan. While in a strong Buyer's market ... somewhat similar to current real estate market ... it only seems reasonable to expect that a Seller would be all too happy to pitch in with whatever's necessary in order to sell a home.
However, this expectation is a bit problematic, especially when working with bank-owned and short sale properties -- actually even with traditional "seller" listings.

I’ve always loved the Lakeland Hills area of Auburn, which technically straddles the King County / Pierce County borders and includes both Auburn and Sumner addresses. Perched above the Auburn valley, there are some staggering views of the valley, southeast of Mt. Rainier, and east to the Cascade foothills.
Much of Lakeland Hills is new(er) construction in a planned community with a variety of housing choices and prices, shopping, parks and entertainment. Here you’ll find apartments, condominiums (both attached and detached), along with single family homes.

In 2010, 734 homes in Auburn, Washington sold, with the assistance of real estate agents, for an average of $282,429 after being on the market for an average of 142 days, selling for 92.5% of the price at which the home was originally listed.
Of the homes sold, 127 were reported as having been Bank or REO (real estate owned) properties. For clarification, REO properties could include those that are corporate owned, bank owned, HUD, Fannie Mae, or Freddie Mac properties. An additional 53 homes were reported as short sales.

I was intrigued today by an article hidden on an inside page of one of my local news sites, King5 News, which reported that money does make people happy -- but only up to about $75,000.
Say what?
According to King 5 and the Associated Press and based on a study published in The Proceedings of the National Academy of Sciences, folks that make more money are happier, but only up to a point. Apparently, we're all more satisfied with our lives until we make about $75,000. After that we may feel that we have a better life, but we're not really … (6 comments)

The Pacific Northwest area where I live has had an "almost - on again/off again" summer this year. Other than just a week or two of hot weather early in August, much of the rest of the summer has been wet, overcast, or just daggone cool! We didn't really have much of a winter this last year either, now that I think of it. Leaves have been dropping steadily over the last week or so, although we really haven't been hit with the onslaught from the big maple in the front yard. It's coming soon though!

This morning's quick Auburn Area Mid-Summer Market Snapshot shows that there's a total of 361 active residential listings, for an average price of just under $300,000, with an average days on market of 139 days.
Perhaps as expected, when comparing homes currently for sale (Active) to those under contract (Pending) to those where the sale actually closed (Sold), those homes pending or sold were considerably lower in price and were on the market for fewer days than those currently Active.
As expected, short sales and bank-owned houses continue to play a dramatic part of house sales in the areas. Year … (0 comments)

auburn wa real estate: Another Transaction Closed! (Whew, this was a tough one!) - 06/30/10 12:08 PM
There are some transactions that are particularly satisfying when they finally close.
I have to say that this Listing is one that took exceptional effort, but after visiting the home to drop off keys to the new buyers, their palpable excitement and relief about being in their new home just left me with such a sense of fulfillment.
Now this was a transaction just overflowing with issues ... big issues! Shortly after listing, there were difficulties with the weather, with leaks in the kitchen, with the estate auction (hmmmmmm, I'll think twice, 3 times, about recommending that guy again), then … (8 comments)
