Acquiring a new home is thrilling for every Buyer, but new construction, in particular, maintains an exceptionally high level of anticipation, followed by what seem to be endless delays and frustration, and then finally culminating in a near fever-pitch of excitement.
In addition to the shiny new finishes and new house smell, of course, new construction is attractive to many buyers because of builder financing and low down payment incentives, extended warranties, and the desire to decorate a home from the ground up, choosing plans, colors, cabinets, counters, and flooring. I’ve always loved the Lakeland Hills area of Auburn, which technically straddles the King County / Pierce County borders and includes both Auburn and Sumner addresses. Perched above the Auburn valley, there are some staggering views of the valley, southeast of Mt. Rainier, and east to the Cascade foothills.
Much of Lakeland Hills is new(er) construction in a planned community with a variety of housing choices and prices, shopping, parks and entertainment. Here you’ll find apartments, condominiums (both attached and detached), along with single family homes.

Lakeland Hills is a planned community located on the East Hill, just north of Lake Tapps. It sits right on the King County and Pierce County dividing line.
It's an interesting area to observe, from a real estate standpoint, simply because there's such a wonderful mix of new construction, townhouses, single family homes in "condo" style, where the lots are small but the homes are detached, and some older homes with larger lots and fantastic views.
In Lakeland, it's common to see amazing views of both the Cascades and Mt. Rainier, and then off to the west to see the Kent/Auburn … (2 comments)

Lakeland Hills and all of its neighborhoods is a master-planned community on the east side of Auburn, just north of the Lake Tapps border. While the majority of homes in Lakeland are in King County, a portion of the community is actually in Pierce County.
With it's combination of single family homes, townhouses, condominiums, apartments, shops, theatres, parks and beautiful views, Lakeland is one of my favorite Auburn places!

Hard to believe a month has passed since I began accumulating and analyzing the Auburn area market, which is where I live. Like many agents in the greater Seattle/Tacoma area, I've always managed to work throughout the Puget Sound area. Last month I became an active member of the Auburn Chamber of Commerce and decided I really needed to be sure I knew what was going on in my own home town!
