It's been a statistics sort of morning here at my Auburn WA home office. I usually start the day by skimming the local newspaper (I'm a touchy-feely sort of reader). Reading the May House Sales article with interest, I noticed The Seattle Times report (from our local MLS) that house prices in my Southeast King County area saw a growth in median prices of 7.9% over the same time last year ... with a corresponding drop in number of units sold of 15.7%.

The end of the year is a good time to take a look back and see how things shaped up. After all of the negative press, residential real estate sales in Auburn improved, both for the month of December 2011, and year over year compared to 2010.

market statistics: October 2011 Home Prices Drop, Number of Sales Rise in Auburn, WA - 11/14/11 09:01 AM
A few days ago, the Seattle Times reported that when comparing home prices in King County in October 2011 to October 2010 a ”puzzling” drop of 15% occurred. Since I represent very knowledgeable clients in the south King County as well, I thought I’d better be sure I understood those numbers for myself.

market statistics: Maple Valley, WA Summer Sales - 09/01/11 12:09 PM
Now that summer's coming to a close (well at least on the calendar), I thought a wrap up of Maple Valley home sales activity might be due. This information only includes those homes that post a mailing address of Maple Valley.
Here's how things looked over the summer:

Of interest, especially, was the little 380 square foot cabin right on Lake Wilderness that sold for $175,000. Gorgeous beachfront! Not to slight the 6,280 square foot bank-owned beauty on five acres, of course. It sold, unfinished, for $466,000. There are some real bargains out here!

Understanding market statistics is certainly vital to everyone even casually interested in real estate -- whether you're a current homeowner and just keeping an eye on your home's value, or whether you're considering selling, or perhaps buying a home. Statistics help define, in the most concrete and pragmatic way, exactly what's going on -- where and when! They become a useful basis for forming an opinion of value and timing -- and yet are certainly subject to interpretation. market statistics: Auburn Washington Sales Activity for August 2010 - 09/08/10 05:35 PM
Just in time for the start of school, 55 sales closed with Auburn addresses during the month of August, 2010. Here's the breakdown:

Residential Sales are Single Family Homes, Manufactured homes are those within parks, not on private land. Of those closed 39 single family home sales, 14 were bank owned, while 6 more were short sales.

A couple other interesting facts:
Prices for single family homes ranged from a low of $112,500 to a high of $737,900 -- and that high priced home had been on the market for a total of 728 days!

Similar to the Boring but Invaluable Statistics for Auburn posted yesterday, Maple Valley, WA where my office resides and located about 15 minutes northeast of Auburn, has it's own set of Tedius but Crucial Statistics.
Tedious but Crucial Statistic #1: As with much of the area, home prices have fallen a bit in Maple Valley for the last few years. However, encouraging is that since February, prices have actually risen slightly:

Yes, homes and other properties DID sell in Auburn in 2009. From an agent's standpoint, the business of real estate felt slower until Fall, then things started jumping like mad! I know from my own business that every single sale was a lot of work -- always gratifying, but whew! The start of real estate in 2010 is moving right along!

The news media provides an overall look at what the real estate market is doing coast to coast. If you regularly read the local Sunday papers, you may even get a feel for what's selling in various counties or even in your local community.
Graphs bring that information down in a visual, manageable method, making it a bit easier to figure out what's really going on.

market statistics: What's Selling in Lakeland Hills -- Auburn, WA - 03/11/09 12:18 PM
Lakeland Hills is a planned community located on the East Hill, just north of Lake Tapps. It sits right on the King County and Pierce County dividing line.
It's an interesting area to observe, from a real estate standpoint, simply because there's such a wonderful mix of new construction, townhouses, single family homes in "condo" style, where the lots are small but the homes are detached, and some older homes with larger lots and fantastic views.
In Lakeland, it's common to see amazing views of both the Cascades and Mt. Rainier, and then off to the west to see the Kent/Auburn … (2 comments)

Spring has started here in the south of Seattle area, in spite of our recent snow day! Who would'a thought we'd have snow in Seattle in March, for pete's sake!
Buyers are starting to call with the "let's get going" message, especially over the last couple of weeks. Now that daylight savings time is in place and the sunshine is starting to come out, I'm thinking we'll finally be solidly in our Spring selling season.

January sales in Auburn, Washington were slightly up during the first month of 2009! Granted these are small gains, but I'll take 'em!
Trying to get a sense for the current market trend as far as how long it might take to clear out the current inventory was a bit tricky, however. Our snowy and rainy weather during December and January, combined with the holiday season, really put a damper on sales. Lakeland Hills and all of its neighborhoods is a master-planned community on the east side of Auburn, just north of the Lake Tapps border. While the majority of homes in Lakeland are in King County, a portion of the community is actually in Pierce County.
With it's combination of single family homes, townhouses, condominiums, apartments, shops, theatres, parks and beautiful views, Lakeland is one of my favorite Auburn places!

Sorry for the delay in getting these out this month. Time sure goes by fast!
Hopefully this makes sense. I haven't figured out how to do a good job inserting tables into blogs yet, so all the nifty colors and fonts fall apart making this a bit more difficult to figure out.
It's interesting looking at the activity for various "areas" of Auburn. We're so diverse here. As with most other areas, the lower-priced homes continue to sell well. Gads, there's actually fairly brisk selling going on for homes in the Auburn West Hill neighborhoods. Less than six months of inventory!

Hard to believe a month has passed since I began accumulating and analyzing the Auburn area market, which is where I live. Like many agents in the greater Seattle/Tacoma area, I've always managed to work throughout the Puget Sound area. Last month I became an active member of the Auburn Chamber of Commerce and decided I really needed to be sure I knew what was going on in my own home town!

market statistics: Understanding Market Statistics - 10/31/08 05:14 PM
Like all agents,, I keep track of what's going on market-wise in the area I regularly practice. Defining that area can be a bit tricky, however. My working "area" is pretty large -- I actually work throughout southeast King County and well into Pierce County. That's a LOT of statistics.
However, I live in Auburn, and that's my "watch point." But Auburn's a big area too. Lots of neighborhoods. Lots of diversity as far as housing goes. Some areas tend to have less expensive homes, while others currently focus on big, perhaps newer houses.
