selling your home: Plants and Emotional Appeal in House Selling - 05/27/10 11:50 AM
As a home seller you want to initiate that positive feeling from a prospective buyer; choosing a new home is a very emotional thing and it is this emotional vibe that you want to tune into to. It is always the first impression that will dictate the buyer's mood.
Think of the times that you have been in the audience waiting to hear a speech. When the person walks onto the stage you are expectant and interested in what he has to say. In the first one minute he either has your attention - or you are wondering where he bought … (1 comments)

selling your home: Tips for Selling Your Home - 05/20/10 10:18 AM

Sellers, here is the very first step in preparing to Sale your home.
First, start boxing up all those little trinkets & family photos. No need to have everything you own in the closets. Only keep clothing items that are in the current season and box up the rest. That way, your closets look spacious and inviting.
Seasonal decorations are another item to pack away.   Remember, you’re moving, so now is a great time to start packing!  Dishes and glassware that are not used daily,  should also be packed away. If at all possible the best solution for all the … (1 comments)

selling your home: How to NOT sell your home - 02/17/10 10:06 AM
It amazes me as I show homes to buyers just how many people subscribe to the sales prevention program. What is the sales prevention program? Well, lets put it this way: when buyers have lots of options, sometimes you can do things to keep them away for from making an offer.

I am sure agents could add to the list, here is a few I have noticed.
1- Don't let the dog out of the garage, he bites.
2- You must make an appointment 24 hours in advance.
3- Price not negotiable, full price offers only.
4- Home rented, must … (4 comments)

selling your home: Selling a Home when you have Pets - 01/21/10 02:01 PM
You love your pets, but not everyone loves pets. Some people have allergies to animals, while others may be afraid of animals. They may not be comfortable with a dog’s playful jumping nor like the idea of a cat wrapping her body around their feet. They may get upset upon seeing a cat box in the kitchen or a half-full dog bowl in the corner of the room.  They may not be familiar with all the scents and shedding from pets.  They may not enjoy the little chew toys on the rug that you bought your pet for a birthday.

Now that you … (3 comments)

selling your home: Do Open Houses Work - 01/21/10 01:09 PM

Do open houses help sell your home? They could, but don't count on them as the be-all and end-all of your property listing. Open houses tend to interest the tire kickers, and people who just want to entertain themselves for the day by roaming through someone else's home as if it were a museum.  Often, they are not qualified, don't even know what the house is worth, or still have something to sell and are just trying to get an idea of what kind of house they can get in the area. But that won't help you.

A quality virtual tour that … (6 comments)

selling your home: Drawbacks to "For Sale by Owner" - 01/21/10 12:50 PM

There are plusses and minusses in selling a home on your own. These are the minusses.

1. “For sale by owner” hunters want a bargain. The only reason why a buyer is going to shop purely "For sale by owner" is because she wants – what? – a bargain. She doesn’t want to just save the commission; she wants a bargain. You’ll notice they’ll offer you about 10% below what you have been asking. This is why you won’t save anything, and you are going to basically walk away with the same amount of money or less than If we sell … (0 comments)

selling your home: Seller Tips on Preparing Your Home for Showing - 01/14/10 10:48 AM
If you're getting ready to move and need to sell your house, how can you prepare your home for showings to potential buyers? And what should you do (or not do) when your home is being shown?

Preparing Your HomeDO clean the house from top to bottom. Make everything shine and sparkle, including your refrigerator, oven and other major appliances. Adding some live plants is also a good idea.

DO get rid of any offensive odors that may be present from pets, mildew or garbage. Baking cookies or apple pie creates an inviting odor when potential buyers walk through … (0 comments)
