Like the rest of the country, the Tucson Real Estate market has taken its share of lumps over the last year or so. However, we have been seeing a reduction in inventory over the past nine months, which is the first step towards a recovery. Will we continue this trend or will national economic woes along with the ongoing foreclosures have an ill effect on our market? Let's look at the numbers. In 2003 to 2005 anyone could be a real estate agent. Well, almost anyone. You did have to go to the class and take the test to get your license. But really it didn't take much to get started. Is your bank threatening to foreclose? Are you left owing more than the house will sell for? In Arizona, the bank can not come after you for the money you still owe after the property is sold. However, there are some tax consequences to having the bank forgive your debt. This applies whether it is a foreclosure or if you sell your home as a short sale. Basically, you will receive a 1099 from the lender for the amount that they "forgave". That is counted as income for that tax year. For those of us in Rita Ranch and Vail, the section of Houghton Road between Valencia and I-10 are of special interest. So what's happening there? I'm glad you asked. There's nothing like a controlling HOA (Homeowner's Association) to make some homeowners see red. We have all heard the horror stories over the years, although many associations have relaxed and have come to realize that they are there to serve the homeowners rather than restrict them. In Arizona, we recently passed legislation that limits the restrictions that homeowner's associations can place on the signs homeowners can display when they are selling their home. For the past several years the housing market has been fast and furious. With interest rates at their lowest point in decades, many more consumers were able to become homeowners or able to buy more home for their housing dollar.
