tucson az: Arizona Proposition 100 - Protect Our Homes Initiative - 10/28/08 03:08 PM
One of the things that every Buyer considers when purchasing a home is real estate taxes. After all, that can add a sizable amount to your monthly payment, between $100 and $300 per month for most Tucson homes. Real estate taxes are assessed annually and paid in two installments, one in April and the other in October. However, if Arizona follows the example of many other states with transfer taxes, homeowners in Arizona may soon be experiencing what amounts to double taxation. What is Proposition 100 About? Proposition 100 addresses the possibility of an additional transfer tax being assessed anytime a

tucson az: Tucson AZ Real Estate Market Report - August 2008 - 09/04/08 04:27 PM
So how's the market? That seems to be everyone's favorite response when they find out I'm in real estate. I appreciate the question because it means that people want to know from a local expert instead of relying solely on the media for information. The market was kind of blah for the month of July, although I am personally experiencing heightened buyer activity and expect that to be reflected in the numbers in the next two to three months. Home Sales Volume and Home Sales Units As usual, I will compare home sales volume and homes sales units by those same

tucson az: Rosemont Copper Mine: Pros & Cons - 04/07/08 12:54 PM
Last Saturday I attended the open house regarding the proposed Rosemont Copper Mine. I came away with a lot of information and a greater understanding of what is proposed and some of the concerns and questions that local residents have. My goal here is to present information without choosing sides. My readers are intelligent - you can decide for yourselves what your opinion is. What is the Time-line? Currently, the plan is in the Scoping Process. This is the time for the public to analyze the proposal and to make comments or raise concerns. The next step will be the preparation of an

tucson az: When the going gets tough ... - 03/25/08 12:29 PM
In 2003 to 2005 anyone could be a real estate agent. Well, almost anyone. You did have to go to the class and take the test to get your license. But really it didn't take much to get started. Maybe run an ad and you had people lined up ready to sell their homes and make a fortune. And once you listed those homes, you had buyers there very soon (many times within hours) making competing offers. Deals went through quickly and you were on to the next gig. Well, times have changed, fewer homes are being sold and being a real

tucson az: Tucson AZ Real Estate Market Update - January 2008 - 01/22/08 10:27 AM
We are still hearing some doom and gloom forecasting from the national media, but here and there we are also beginning to hear snippets of positive reporting, especially in our local Tucson area. So what's going on? Are things really turning around? Let's look at the numbers. Sales Volume Comparing numbers in December 2007 to December 2006, we see that the number of sales reported through the MLS has decreased dramatically (30%) from one year to the next. This would explain why we hear many Realtors complain of less work available. In fact, many have gotten out of the business due to lack of

tucson az: Ready for Action? - 01/16/08 06:19 PM
On Your Mark The holidays are behind us and now is the time of year when we all resolve to do more things or at least more of the right things. Truth be told most of us have probably already broken our New Year's resolutions since it is already January 16th. I have discovered a very easy trick that has kept me from breaking any resolutions this year. I didn't make any. :-) I can hear your voices chorusing, "That's not fair! That's cheating." Perhaps, but truthfully, I make changes and improve things throughout the year. So I could claim that I

tucson az: Slow But Steady - Tucson Real Estate Market Analysis - 01/07/08 11:15 AM
While the national media still reports very bad news for the real estate market, our local Tucson market continues to stabilize slowly but surely. It is still a fantastic time for buyers because our inventory is still so high. However, I predict that within the next 12 months we will see that inventory dwindle and buyers and sellers will be on more equal footing. The most recently released statistics compare sales in November 2007 with sales in November 2006. There are both good and bad components, naturally. Let's take a look. The Good News Comparing to November 2006, we have a slight increase in

tucson az: Help on the Horizon for Sub-Prime Borrowers? - 12/06/07 01:13 AM
The problem with the housing market has certainly reached a crescendo in recent months and has gained the attention of the Bush administration recently. The current suggestion is to put a five-year rate freeze on sub-prime mortgages that are currently being paid on time at introductory rates, but are scheduled to reset in the near future. See the article here: http://biz.yahoo.com/ap/071205/mortgage_crisis.html. How does this help Homeowners? This can be beneficial to everyone due to the widespread effect that foreclosures and short sales are having on homeownership and our economy at large. While Tucson has not been as hard hit as places such

tucson az: Houghton Road Expansion - 11/29/07 04:57 PM
If you live on the east side of Tucson you are most likely aware that Houghton Road is slated to be expanded soon. For those of us in Rita Ranch and Vail, the section of Houghton Road between Valencia and I-10 are of special interest. So what's happening there? I'm glad you asked. I recently attended an informational session presented by the Regional Transportaion Authority. I had the pleasure of speaking to one of the engineers as well as some design folks. Right now the project is still in the design phase, although the final plan is supposed to be submitted to

tucson az: Can My HOA Restrict the Sign I use when I Sell my House? - 10/03/07 06:28 PM
There's nothing like a controlling HOA (Homeowner's Association) to make some homeowners see red. We have all heard the horror stories over the years, although many associations have relaxed and have come to realize that they are there to serve the homeowners rather than restrict them. In Arizona, we recently passed legislation that limits the restrictions that homeowner's associations can place on the signs homeowners can display when they are selling their home. That new legislation, SB 1062, just went into effect on September 19, 2007. If you would like to read the exact language of the bill, see SB 1062. This

tucson az: Mall of America in Tucson, Arizona? - 05/30/07 11:51 PM
For a couple of years now there has been a lot of talk about a new mall coming to Southeast Tucson near the Vail, AZ area. Since the rumors have persisted, many have come to the logical conclusion that there may be something to this. There is something to this rumor, but there will NOT be another Mall of America here in Tucson, AZ. Actually, our new shopping and activites attraction will be called Passages of Tucson. It is going to be arranged in Villages which are groupings of buildings devoted to one kind of product or idea. For example, there

Every year, Newsweek posts their best (Top 1200) high schools in America list. Rita Ranch is a friendly community in the southeast part of Tucson. Although there are several smaller neighborhood parks, we have one community park called Purple Heart Park. It is actually a fairly large park (36 acres) with playing fields, playground equipment, a one-mile walking path, a skate park, picnic tables, barbeque grills and ramadas as well as a swimming pool. Purple Heart Park is dedicated to our valiant servicemen and women who have received the Purple Heart Award. Throughout the year, many events are held at Purple Heart Park.
