I count my Blessings everyday!
Ever since the down turn of our real estate market has occured, I've place my faith on the Lord to provide.
Regardless of how hards its been for the me, I've really relied on Him to provide the business. And the more I rely on Him, the more he returns.
I guess as the saying goes, "Keep the Faith!" . . . .
And I do:)

"Is technology making our lives better or worst?"
The more technology we are introduce to, the more our lives become more complicated. So i came to the conclusion that we must 'Keep it Simple'.
Here is what works for me:
1. Stick to the basics: prospecting and follow up using the phone.
2. Send out regualr monthly email campaign to the database.
3. Always remember to spend 80% of my time prospecting & following up. And 20% of servicing.
4. Ask everyone for a referral.
5. Don't buy anymore gadgets, gizmos websites, etc.... Utilize current

This week I've been tremendously lucky??
As they say..
I picked up 10 (avg. list price: $500k and there not all short sales. LOL) listing because i have a strategy, I work hard and I am GOOD at what I do!!
And for YOU! If this is your industry for life. YOU need to make that decision that since I'm working this crazy real estate business. I might as well be the BEST!
Start with FREE Branding and Advertising: Social Media is great, Pass out business cards, ask for referrals, talk to everyone and keep it short and

Am I the only person getting this call?
I receive this call atleast 3 times a month? And its starting to annoy me. I understand we need web presents and should be looking for ways to brand our selves but does this really work?
The only advice I can give is:" HAVE A BUSINESS PLAN FOR EVERY PIECE OF ADVERTISEMENT YOU DO." and ask yourself: "WHAT WILL BE THE RETURN ON INVESTMENT ON THIS?"
And remember: Advertising and Branding is Long-Term. Like forever. So budget wisely;)

Every morning I go to Starbucks and when i go, my objective is to pass out 5 business cards. And guess what! Business has never lost a beat!!
I am always prepared to meet and greet new and old acquaintances....

Wow! What a Roller Coaster ride its been lately. Its so Awesome to have to many Buyers, but if theres no inventory it can get frustrating?
Our market in Daly City, South San Francisco and San Bruno has been so interesting that I am having a challenge explaining to my buyers that to win a bid they must Offer more than the List Price? Some Buyers look at me like I'm crazy.... But after a few times of losing a few homes, they finally realize that I'm right.
So what I've done, I have referred a few of my clients to my co-workers

Wow! San Mateo County has been interesting for the last 6 months....The market has changed and expect it to continue to change.
And if your like me, 20+ Pre-Approved FHA Clients but can't catch a break by having the seller/listing agent accept your Offer. Why??
Because the inventory is low and we are receiving multiple Offers, let alone you have an FHA client.
Problem: 1. Low Inventory 2. Multiple Offers 3. Appraisal Issues 4. Loan Guidelines 5. Listing Agents prefer Conventional loans and its also competitive with many conventional loan Buyers
Solution: 1. Adjust that Attitude 2. Network with Officemates, top listing agents and REO Brokers 3.
