Okay, YOU kiss (VIEW) a few toads (Southern Maryland HOMES) to get your Prince or Princess! How many homes do I show before a Buyer Client finds the Prince or Princess? Anywhere from 7 to 10 up to several dozen. The last few years, because of the HIGH inventory supply, the number has risen to several dozen but the number of actually visited homes lies somewhere in that range depending on the amount of research each respective Buyer Client opts to do to streamline the process.

Southern Maryland RE/MAX 100 House Tour Tuesdays - 01/31/10 04:00 PM
Southern Maryland RE/MAX 100 House Tour Tuesdays are a valuable recurring scheduled item in the weekly adventures of this Southern Maryland Realtor. Last week, a crew of the RE/MAX 100 Agents visited four new Southern Maryland home and lot listings. Since we mostly coincidently visited Waterfront and Waterview and Water Oriented Southern Maryland Listings, crew is the appropriate term! I also made up a few homes I had missed seeing on Southern Maryland House Tour during the Holidays. This ritual enables us to learn inventory, pricing, and locations plus provides valuable feedback to our Seller Clients on pricing and needed repairs. It also gives the heads up on inventory our Buyer (3 comments)
Removing Sold Listings from the Internet - 01/31/10 07:13 AM
Good to know the names of the sites not removing the SOLDS in a timely manner. Via Dave Roberts (Healdsburg Sotheby's International Realty): Help! My home still shows up "for sale" on the internet. A recent buyer called in distress that the home she now owns shows up on some websites as an active listing. It's been about a week so I thought I would compile a list of sites that are accurate and those that are slow in updating their records. There are many syndicators that have updated their sites. Others aren't as meticulous in keeping data current: Accurate Sites movoto.com estately.com (3 comments)

The stats give the story every time! Via Missy Caulk-Ann Arbor- Realtor(R)- Ann Arbor Real Estate (Keller Williams-Ann Arbor): This is NOT hard...........I am not a math person, and I have found this easy to use. It helps when listing homes to be able to tell a seller a resonable time to get the home sold.

What is Mortgage APR, Can You Explain It? - 01/31/10 06:24 AM
Very informative article for agents and consumers! Via Bill Ladewig Your FHA Guru - FHA and VA Loans Since 1970: WHAT IS MORTGAGE APR, Can You Explain It? APR Demystified and APR Predators Exposed First, lets demystify Annual Percentage Rate (APR).
Mortgage APR was designed to allow consumers to use one standardized number to compare each lender's rate for the same type of loan while rate shopping. It is supposed to represent the borrower's cost and it works like this. If I lend you, $10,000 and, I charge a $500 Bump-ta-Bump Fee, you will actually receive $9,500, however you must still repay me $10,000. Mortgage APR is my real yield (2 comments)

Great Customer Service in the Age of Social Media...Kudos to Calendars.com. You start to think about this great customer service recognition a lot with the upsurge of Social Media. How easy it is to give a great referral that is well deserved. How easy it is to mention poor service. How easy it is for it all to go viral. How important treating the customer correctly remains always no matter whether you are on the receiving end or the giving end. The new policies are designed to strengthen the FHA's capital reserves so we can continue to fulfill our mission of serving underserved communities. In addition, we were determined that these changes should support, not disrupt, the nation's housing market recovery. (0 comments)
