What does a Realtor Do an a Rainy Day in Southern Maryland?
Grab hold of that Basement Contractor and Mold Remediation Expert and meet him at that problem home to find out the source of the water and the root cause of the mold. Mold means no loan unless it is a 203K in most instances, so this is THE day to figure the appropriate way plus compute the cost of repairs.

Is Zillow Really Accurate, Take A Look For Yourself - 09/30/10 08:59 AM
I like the big red arrow on this post so you betcha this is a great reblog on my Southern Maryland blog. The Zillow number should be checked against the "estimate values and accuracy button." It is a great generalized starting point for ideas but the agent is the vehicle for the accurate and real pricing.

Buying A Foreclosure Without A Buyer's Broker - ARE YOU KIDDING? - 09/30/10 08:42 AM
What an insightful list into the benefits of having Buyer Representation on a Foreclosure. I want to watch the comments grow on Active Rain  because I bet more "bundle of rights" will be added to this list.

Via Candice A Donofrio, Broker Fort Mohave, AZ Txt 928-201-4242 :
Buying a foreclosure is risky enough without the protection and assistance your own buyer's broker can provide.
Foreclosures offer few, if any assurances from the seller.
You'll sign away more than a few sticks from your 'bundle of rights':
Title may not be clear--or seller may only provide a limited warranty deed.

Today's Real estate topic in Southern Maryland - 09/29/10 10:21 PM
Well, I am in the hang of doing a post a day after the thirty day blogging contest, so what is today's Real Estate topic in Southern Maryland?
I could elaborate on the neat waterfront property I showed in Lusby MD OR I could write about the Calvert County Fair this coming Weekend OR I could mention that there seem to be multiple contracts on that five percent of homes that do sell in each zip code OR I could write about the iPAD research I have been doing OR I could say "Sweet Dreams" and call it a day for today.

Buying A Home Is A Series of "Yeses"....Helping The Buyers Understand This - 09/29/10 10:07 PM
I found myself thinking about this post a few days after I read it. So it's going to be reblog on my Southern Maryland site! Yes, yes, yes..it is definitely a journey of many yes answers to find the path home.
Via Karen Fiddler Broker/Realtor (Great Western Realty Group/eVantage Real Estate):
Buyers are nervous....especially in this environment. As agents we can help our buyers take the steps with confidence by our explanations. I like to tell my buyers that the buying process is a series of "yeses"....we keep moving forward until we hit a "no."

Why Aren't You Using Google Alerts to Track Your Presence on the Web? - 09/29/10 09:58 PM

In This Economy, There is One Place Where Your Dollar Goes Further Than Anywhere Else - 09/25/10 09:18 AM

In this economy, it seems prices are constantly increasing, and what you get in return is shrinking.  Ice cream containers are slightly smaller, and marked up.  Same with cereal boxes.  Even bars of soap are slightly smaller and prices have increased.  Just about anything you can buy has been marked up in price, with less to show for it.

In between non stop tech calls today with a great Microsoft tech rep, who is helping me install Windows 7 over an obstinate Vista Laptop, and in between a dash to Rolands to pick up the free Anniversary item of the day, I have gotten  a smile out of the comments rolling in about my 300,000 point landmark.

Hard Drive Crash...Are you "Realtor" Ready? I am the Queen of Crash. I know how to big time CROAK a hard drive. And when it is gone, it is really gone. So when your Hard Drive goes up in smoke, will you be a PREPARED Bloke?

How's The Market? Why Da Ya Wanna Know? - 09/14/10 06:31 AM
This is one of the most asked questions I hear. Everyone wants to know and maybe the reasons are curiosity but sometimes they want to know for someone who is buying or selling...like themselves.
Via Leslie Ebersole (Baird&Warner Real Estate):
"How's the Market?" must be the most loaded question in real estate. Alternatively I hear it as (1) a taunt from those who think Realtors are narcissistic and overpaid leeches on society or (2) an invitation to spontaneously deliver a PhD level discourse on the interaction of monetary policy with the cost of mulch. After reading a rational, well-written and helpful post by Jeff Dowler, I realize I need to better … (0 comments)

How low interest rates make affordability levels skyrocket - 09/12/10 01:16 PM
This chart really spells it out so a consumer can easily understand. This is valuable to consider if your instincts are to wait. Interest rates go down, then so does your affordability.

Sage advice given a Seller leads to SOLD Sign in Southern Maryland..so what's the scoop?

Are repairs a necessity? Only if you want to sell your home! - 09/07/10 02:23 AM
