The Jeep door hinge needs to be fixed...NOW!
Some things in life take precedence.
You may have a whole list of top priority items that need to be completed in a day and then one comes along that trumps them all.
I have multiple offers on a listing in Owings MD. I have a 203K inspection scheduled for this afternoon on another sale. But what squeezed in the middle?

Should You Rent Your DC Home That Just Won't Sell? - 01/29/11 06:37 PM
I often get this question as a Southern Maryland agent, but there are not quite as many hoops to go through as outlined here in the DC area. The main points would be wear and tear, showing problems, late payments, surplus inventory and the loss of use of the money to invest elsewhere.

My K Cup Taste Test in lieu of Starbucks! - 01/28/11 09:45 PM
My K Cup Taste Test in lieu of Starbucks! Just in the nick of time, I bought a Keurig to experiment with different coffee this winter. There's snow and more snow in Southern Maryland with more to come, so this means the Jeep stays put and does not go anywhere during the inclement weather.

Drawer by Drawer, Cobweb by Cobweb... - 01/15/11 10:23 PM
I'm getting ready for Spring Sales. Lots of Spring Sales. I am ripping my home apart and cleaning it drawer by drawer, closet by closet, cobweb by cobweb. I've hired people. I 've straightened, cleaned, weeded, and reorganized. You betcha I am about to win the before and after PRIZE!
I am coming down the home stretch. One thing for sure, this is a no calorie great feeling to have everything sparkling and uncluttered and organized. I still have a good way to go, but I am past the bend in the road where I can now see the finish line.

Southern Maryland "Tails" of Sheer Joy from a Dog's Perspective - 01/15/11 10:10 PM
Southern Maryland "Tails" of Sheer Joy from a Dog's Perspective...I saw sheer Joy in my Golden Retriever today. I took him to my friend's Farm on the Water in Prince Frederick MD. She lives in a Farmhouse on the River. There is lots of land and lots of room to roam as in Riley Rover could run and run. Then he could dive into the River, cold as it could be, fetch a few sticks and then run more. We walked while he ran to his heart's content.
It was JOY in a bottle to see him run full throttle. I do not … (0 comments)

What New Homes Will Look Like in the Future - 01/14/11 11:34 PM

9 Improvements that SELL!! - 01/14/11 11:19 PM
I like the comment on this post that it is not a matter of can you afford to fix up but can you afford not to fix up? I think paint, carpet, mulch and declutter are the four big areas each home seller should address. The treanslate in to quicker sales for more money.

One little change can make a bunch of big changes come along next.... - 01/14/11 11:02 PM
One little change can make a bunch of big changes come along next....One phone call later, my whole day is going to change . I have a last minute appointment to show a home. Now what that means is a perfunctory stop at Starbucks afterward. Which means the Prince Frederick MD Library is right nearby with a gently used book sale all morning long. As in 2 bucks for a hardcover book that is in great shape. I love my Kindle Books on the iPAD but a book sale is a book sale. Then I am also next to the dry cleaners since the … (4 comments)

No Kidding, I am about to hit 400K points on Active Rain! - 01/13/11 10:43 PM
No Kidding, I am about to hit 400K points on Active Rain! I think the end of this summer will make two years. I sure have learned alot and met a lot of agents across the country. There are some great scripts, great ideas, great local posts and the lists goes on. Blogging has been a neat new way to blend my interest in tech tools with writing with real estate. Would you ever ask the movie theater to pause the movie you are watching???? - 01/12/11 10:57 PM
When you treat real estate like a business, you really appreciate this analogy. There is no PAUSE button for the action. You keep the film rolling just like in the John Wayne movies. You time block and do what it takes to reinvest in your business stock. Great idea to mull over. Now pass me the popcorn!

Sized, sealed and delivered - 01/12/11 10:45 PM
Wallpaper needs to come down in this market to get your home to sell. It is not the trend so dollars get deducted that should not be reducing your offer or sales price. Here are some worthwhile tips that are good to reveiw in any marketplace.
Via Valerie Zinger (Royal Lepage Gale Ottawa-Ontario-Canada):

My New Years Healthy Snack Regimen...Healthy Chomping Away while running a Real Estate Business - 01/12/11 10:33 PM
My New Years Healthy Snack Regimen...Healthy Chomping Away while running a Real Estate Business...Well, I am lucky that I like fruit and vegetables. But I decided that when I snack, most of the time, there has to be some kind of healthy component to the choice. So I have been testing out stuff. I choose a lot of sugar free and lite stuff. I make it a mission. So a few of my new chomp choices are strawberries with sugar free chocolate syrup at about 40 calories. Or any fruit with lite cool whip. Or veggies with the new Yogurt dressings. Oh, … (4 comments)

All healthy stuff mind you. The good thing is I have a new Keurig to make up for any Starbucks withdrawal attacks I may undergo the next day or so. I need to get some of the Tea K Cups also. Why I Won't Do a 1-legged Meeting - 01/10/11 10:15 PM
This is true in any market place. Each person needs the information to make a decision. Each person hears information and processes it a different way. It is really important to have the whole team present at the opening ceremony!
Via J. Philip Faranda (J. Philip R.E. LLC) Westchester County NY:

Does a Buyers offering price on a Short Sale really matter? - 01/09/11 10:57 PM
Yes, a realistic price on short sale offers and also on Bank Sales is important! Look at the market value and be realistic. The wheels just spin and noone wins with outrageous offers. There is a cost to unreasonably low offers in terms of time, rising interest rates, and missed opportunites.

Question: Why are you telling me it's not available, I see it on Realtor.com - 01/09/11 10:03 PM
I agree with Richard, I get this question all the time. The MLS is up to date as much as it can be. The other sources are frequently not as up to date. What chain restaurants are your favorites? - 01/09/11 09:28 PM

Then, of course, there is Outback at 4PM before the crowds start for the small steak special. Hmmm, let's see, Riley Rover needs his say. Should Renters Get a Home Inspection? - 01/09/11 09:01 PM
This establishes a benchmark for what is wrong about the home not only for safety reasons but for the final walk through after the tenant has moved out. I would think this is a really good idea for both parties. I bet over time this will become more customary.

When I saw the deer it was right in front of the Jeep. I swerved. It swerved. Stuff flew everywhere but the deer scampered off. I am praying the deer is okay. It was dark and cold in Southern Maryland on the way back from a settlement and a final walk through on another case. I was not going very fast. I think the deer will be ok.
