Lewis Ginter Botanical Garden - 04/30/11 07:50 PM
I am going to take a break from Southern Maryland Stories and Riley Rover Escapades and Tech Tips to pay homage to Roy Kelly's outstanding Floral pictures. They stop me in my tracks each time and they are interspersed between all his Market Reports each year. I bet his photos of houses are as beautiful as his flower photos! 10 Things NOT to do if YOUR HOME IS FOR SALE. - 04/30/11 07:42 PM
Every once in a while you come across a blog post that you wish you had written because surely someone must be conducting surveillance on your thoughts to say exactly what you think or feel or have experienced. This is nothing but the truth! Number 11, Mum is the word on Facebook. Via Judi Barrett~Integrity Real Estate Services~Idabel, Oklahoma: 10 things NOT to do if YOUR HOME IS FOR SALE. Let's keep it simple.. I don't need to tell you a story... weave a long discussion. These items are not up for debate. IF you want to sell your home DO NOT: Tell

Always make A Lasting Impression! - 04/30/11 07:37 PM
What a great list of going the extra mile. Makes you smile to think of the reaction the new home purchaser will have after the original Seller has long gone. This is a nice notecard idea for your Seller. What goes around comes around. This starts a cycle of good will. Via Rob Thomas Tn-Va Agent, ABR, GRI, e-Pro (Heritage Homes at Sixth Street,Inc CALL....423-341-6954): Always make A Lasting Impression! After a closing yesterday where I represented the sellers I started thinking about how important it is as a seller and listing agent....to leave a really good lasting impression on the buyers!

The Power Of Reblogging....It Has The Energy Of Lightening!! - 04/30/11 07:34 PM
Barbara Todero always has great posts. This one outlines the benefits of reblogging on Active Rain. Every item that acquires points has an underlying benefit to the blogger anyway. Via Barbara Todaro "Franklin MA New Homes" (RE/MAX Executive Realty ): We continually feel the benefits of using ActiveRain for our Internet marketing. I have to share with you my opinion of one of the greatest compliments that one agent can do for another. Reblogging of a post is equivalent to saying, without literally saying it, that you did

Question: Do You Use the ActiveRain "Generate Short URL" Link? - 04/30/11 07:19 PM
I have lost track of how many times I have done this tech tip since I read about it a few days ago. I have used the shortened link on emails, Twitter, Facebook and whenever is suits my fancy. Your Yard Sign-Is It About You Or About The Property You Are Selling? - 04/30/11 07:09 PM
This is a stop in your tracks great idea from Cindy Jones in Northern Virginia. Matter of fact, she has had quite a few great marketing ideas in her posts lately. Enough that when I pick up the phone to ask questions she chuckles and then answers each and every inquiry. Selling Your Deerfield Home - 04/30/11 07:06 PM
This is a really well done post about correctly pricing your home in any marketplace. I like the format and content and made a mental note this morning to do a Southern Maryland Rendition of the same kind of concept. You get the best ideas on Active Rain. Via Judy Chapman (Koenig & Strey Real Living): During the last 12 months, Deerfield real estate values declined 5% when compared to the prior 12-month period. Realtor uses for Dropbox.com - 04/30/11 06:52 PM
Realtor uses for Dropbox.com? I have been thinking about this a lot since I attended the Google Academy last week at the Northern Virginia Association of Realtors. By the way, NVAR is hosting a two hour session on iPAD apps this coming Friday May 6 for $20-30 that looks very interesting, too. I knew I picked up those Orioles Schedules for a good reason! What Do Buyers Want? Sprinkles or Filling? - 04/23/11 02:14 PM
Leslie Ebersole puts a good spin on this explanation for what do Buyers want. Sometimes it is important to take off your ballcap and put on the one from the other side just to see how it feels. Or imagine that you are on opposite sides of the Courtroom and have to argue the other person's point of view. That makes it easier to see whether they want sprinkles or filling. What Makes a House a Home? - 04/23/11 01:31 PM

How To Create an Outdoor Living Space: Ideas and Inspiration (Home Staging and Redesign Minneapolis, MN) - 04/11/11 09:18 PM
Look at the fantastic photos used to create this inviting outdoor space. I love the dog water fountain most of all of course. This is an affordable way to add pizaaz to your back yard or deck or patio space. What an inspiration! Via Home Staging and Redesign Minneapolis/ St. Paul, MN - Shar Sitter (Rooms With Style): How to Create an Outdoor Living Space: Ideas and Inspiration. (Home Staging and Redesign Minneapolis, MN) In my personal opinion outdoor square footage is as valuable as the indoor square footage in the Spring, Summer and Fall. It is a space so valuable to me I

Southern Maryland Waterfront Farms for Sale - 04/11/11 03:35 PM
Southern Maryland Waterfront Farms for Sale... I decided to research a little bit about Southern Maryland Waterfront Farms for Sale. One of the things I learned quickly is that when you go to the Real Property Search each year there is a short list. A very short list. Once you get past the beauty and splendour of these Southern Maryland unvarnished tracts of land, here's some nuts and bolts. There is the issue of the Agricultural Transfer Tax. And the roughly 7% fee to expect if the Seller is out of State. I also learned that you check into Environmental Issues like old gas pumps

How to send a text message on an iPAD Realtor 101 - 04/10/11 08:00 PM
How to send a text message on an iPAD... Realtor 101... I will save you a whole afternoon and keep this simple. I googled it and came up with a bunch of ideas. I tried most of them. I routed back to the iPad app called TEXTNOW. Why? User friendly, easy to figure out right out of the box, ability to route responses via email, picture and emoticon friendly,,,,just simple. I wanted to go the Google Voice Route or the Skype route or all kind of routes, but this one just made the grade for simple to figure out and simple to use

Are YOU in the Clouds? You just might find doing business is easier there... - 04/10/11 11:03 AM
I love a good Tech post where I can pick up some ideas. I did not know Jing did this extra stuff useful for cloud computing. I also have found some good training videos on VTC.com for Google Products. That video is near the top of my training list soon. I have been headed this direction for cloud computing without doing it as a goal. Looks like it is going to get on the goal list soon! How Many Things to Do Are There in YOUR Community? I Bet There are 365 - 04/10/11 10:58 AM
I just started a blogging series this week about the 365 things to do in Southern Maryland. This post has some great tips on how to do this series even better. I like the Facebook Concept and the links with full posts to the items on the list of 365. It's a year long project and then some to do this corrrectly. But coming up with the 365 for Southern Maryland, that's the easy part. Polite Tips for the Home Seller to Take a Step Back - 04/10/11 10:55 AM
It is so easy to inadvertantly say the wrong thing. The Seller can be pitching their new blue paint to a person who loves blue cars but dislikes blue walls. You never know. Let the Buyer's Agent do their job for the best chance of a offer to be written. Let the Buyer enjoy the home through their eyes! Via Celeste "SALLY" Cheeseman, RA, CRS, HAWAII Real Estate & Relocations (Century 21 Liberty Homes): I don't know if it will ever be easy for me to tell a home seller that it's not a good idea to hang out at showings. Okay, that's

Why Would a Lender Accept a Strategic Short Sale? - 04/10/11 10:51 AM
This is a really good post about Strategic Short Sales. The example really drives home the point and logic of them. I am often questioned about this kind of concept in Southern Maryland. It's easy to do TEN Active Rain comments a day now that I discovered.... Got your attention on that title, huh? Well it is the real deal. Ever since I discovered that I can do my comments on Active Rain on my iPad, instead of it being the thing I do last, it is the thing that often gets completed first. So what missing snack foods mean you are out of groceries? - 04/09/11 06:41 PM
So what missing snack foods mean YOU are out of groceries? I just had to make a run to Giant Food in Prince Frederick MD. I was out of snack foods before my day off. That's a hot mess. So what was I missing? Trisquits, goat cheese, horseradish cheddar cheese, strawberries, cool whip lite and fresh Giant Salsa just for starters. The frig is loaded now. Fruit, veggies, and salmon is in the crock pot for Salmon Salad later tonight. P.S. We will not discuss the Mary Sue Easter Eggs I put a dent in and then dropped off for my Nephews to polish off.

Price Isn't Everything: Evaluating an Offer - 04/09/11 06:29 PM
I frequently am asked the question of what number do I think a Seller will accept. It is just one part of the equation. The Seller also needs to evaluate closing date, closing help, terms, inspections, deposit and the list goes on! Via Patricia Kennedy (Evers & Company Realtors): Price Isn't Everything: Evaluating an Offer Just at the point your are totally sick of making the beds and keeping the kitchen pristine, an offer comes in, and you are stoked. And as you imagine what it's going to look like, you are probably focused on the line in the contract that reads Total Sales Price.

But They Told Me the Short Sale Was Already Approved! - 04/08/11 10:25 PM
This topic comes up a lot. You see these comments on the listing remarks and always wonder. The main thing to remember is that no two scenarios are alike just like no two people are alike. The blanket statment that it is approved should get you to wonder. Via Renee Burrows - Las Vegas Real Estate (702-580-1783) www.ShackDiva.com (The Force Realty -Realtor-Estate-Probate-REO-Short Sale): I have a very close acquaintance that is purchasing an “approved” short sale home in another city and is frustrated. The Ultimate Answer to the Zillow Zestimate - 04/05/11 12:26 AM
Great verbiage and an automatic reblog in my turf. I am the zactimate. What a great way to contrast it to the Zillow Zestimate. Except I drive them around and factor in the intangibles like functional obsolescenze. This is a starting point and in that context it is a more reasonable tool to consider. Via J. Philip Faranda (J. I missed the FEDEX iPAD knock at the door today...ROAR - 04/04/11 10:58 PM
I missed the FEDEX iPAD knock at the door today...ROAR! I was home and how this happened defies gravity when you know how excited I have been about receiving all my Apple Products. I missed the knock. Tick Tock. I came down 15 minutes after the FEDEX Delivery Truck left. That amounts to feeling like a Kid who slept through a Holiday and missed all the FUN before it had begun. I wore out the phone lines trying to get the FEDEX driver to come back. Nuh uh. So I did what any self respecting Realtor would do. I came up with PLAN TWO.

VTC.com has Realtor Video training at affordable monthly or yearly prices - 04/03/11 05:25 AM
I refuse to surrender. I will not give in. There is no white flag available for me to wave. What's the deal? I refuse to cave in and let technology pass me by. I try and try. My latest foray is to listen a little here and there to the video training on www.VTC.com. Their fees are $30/month or $250 per year. I used to buy each Microsoft series by different vendors at $100-$140 a series. Then they would be outdated in a few years and become clutter culprits. So I moved to Online Training. I am focused on Outlook 2010

Powerful Listing Tools - 04/03/11 05:02 AM
It boils down to the price, period. It affects the showings, the amount of offers and the time on the market. Via Denise Lones (The Lones Group Inc.): POWERFUL PRICING TOOLS In last week’s Zebra Report I talked about the importance of having a powerful listing presentation that covers five critical areas: pricing, communication, technology, marketing, and home presentation & photography. "Your Home is the Setting for Your Life" - 04/02/11 07:51 PM
Reblogging is back on Active Rain. This is one of those posts I mentally made a note that I wanted to go back and find when the feature was restored. I love this concept. 11 Short Notes about Short Sales - 04/01/11 09:14 PM
This post has some great points and reminders. I noticed signs today for a FSBO Short Sale that said closing help provided. As I read the signs I thought about THIS post below that I saw the other day and decided to come back and highlight it on my Southern Maryland blog. Via Judy Chapman (Koenig & Strey Real Living): 1 Reason Short Sales are Difficult Because the payback of the loan will be ‘shorted’ by a significant amount and the lender will have to take a loss, your lender must approve the Short Sale before the house can close. 2 Reasons to Consider a Short
