July&lt;br /&gt;2009 was the second best month this year for the number of single family&lt;br /&gt;home sales.&lt;br /&gt;July 2009 single family homes sales were 399 or 51% more than the 265&lt;br /&gt;sales in July 2008. The 399 sales in July 2009 were down 6% from the 426&lt;br /&gt;single family sales in June 2009.&lt;br /&gt;On the downside is the mean sales price per square foot. CHART 2 shows it&lt;br /&gt;was $167.42 in July 2009. This is down 11% compared to January 2009&lt;br /&gt;when it was $187.62. Comparing July 2009 to July 2008 the mean sales&lt;br /&gt;price per square foot is down 22% percent or $46.38.&lt;br /&gt;Residential Focus by Fletcher Wilcox V.P. CHART 3 shows the July mean sales price per&lt;br /&gt;square foot for lender owned properties at $138.96 compared to $189.12 for&lt;br /&gt;those single family sales that had no special listing conditions.&lt;br /&gt;Table 1 gives a synopsis of July single family home sales by sold price&lt;br /&gt;range, the estimated months of supply, and the percentage of short sales and&lt;br /&gt;lender owned sales by sold price range. Short sales accounted for 14% of&lt;br /&gt;sales while lender owned sales were 32%. These dreams can apply toward all segments of our existence, but rarely is it that after a certain age we find ourselves actually fulfilling work-related dreams that involve a wholesale relocation of our business to a place thousands of miles away that has been a beacon in those dreams. Douglas Fischer is doing it now, for the second time, and he is able to do it because he has cracked the code of how to succeed at selling property online. Doug is a Coldwell Banker agent in Palm Desert, California-an area especially hard hit by the events of the past year. His online marketing skills enabled him to sell 25 homes in the past year with prices ranging from $144K to $1,575K. He&amp;rsquo;s got seven houses in escrow right now in a wide variety of price ranges. Doug grew up in the State of Washington, where it rains often, and he dreamed of living in a place that was warm and sunny all the time. Seven years ago, he moved to Palm  Desert and began his practice from scratch.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;100% of his business comes from the Internet and it kept him safe&lt;/strong&gt;&lt;/p&gt;

I also sell investment properties and multi-family. I diversified on purpose so that I would have many possibilities at any time. I aimed my business at the Internet for the same reason. I now obtain 10-20 good leads per week, all with valid email addresses and phone numbers, from my website. These leads go into my database each week, which now numbers some 2,500 people who have visited my website and signed in. I stay in touch with these folks monthly with my newsletter: I actually send out three differently targeted newsletters once or twice each month to keep my name and business in front of these people. My website gives me leads looking to buy now and leads looking to buy later-maybe Palm Springs is in their dreams. Whatever the case, a number of these in my database turn into closings every month. I feel like I have sales stashed in my &amp;ldquo;Internet bank account&amp;rdquo; and that I can ride out any market issues because of it. I&amp;rsquo;ve built this safety net entirely through my website and the people who visit it.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;He designed his success and he gives constant value to his prospects to continue it&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;ldquo;I specifically set out creating the site to be lead generating in a way that was passive for the visitor. I run small line ads in classifieds to bring more people to my site. When they ask for a list of whatever I am offering, I capture their information if they choose to sign in and put them into my database of interested prospects. I also call them immediately, because they expect that. I have a 35-page packet I send out to prospects titled, &amp;ldquo;How to market your property in the 21st Century.&amp;rdquo; In it, I describe my online presence and success, with screenshots from my website. I get most of my listings that way. I believe that the number one reason that I do so well is that I offer hassle-free information, mostly current listings, NOT IDX, that is updated daily; and I am responsive to all inquiries, answering all email in minutes. I also offer to research properties that are bargain priced, and many people seem to be looking for that today. The 4-6 hours a week I spend on updating the site and following up are well worth the effort.&amp;rdquo;&lt;/p&gt;

      <description>&lt;p&gt;Short Sales challenge us to be kind. There are many people involved in a short sale all of whom have must to loose and or gain in the transaction. The business ethic of win'-win becomes an issue of selfishness or kindness.&lt;/p&gt;
&lt;p&gt;My current thoughts as a listing agent of short sales is to see that the property is improved over the months of a short sale process. If a home has two loans on it from two different banks or lending institutions you can expect a long negotiation period. -- 45-90 days. During that time I have on two occasions had 2 offers go in and out of escrow on to close on a third offer.&lt;/p&gt;
&lt;p&gt;The critical pieces are to talk with the loss mitigators and work out the agreed settlement amount from the 2nd and the 1st. Continue to market the home and lower the price regularly so that you always have a good or better backup offer if your primary disappears.&lt;/p&gt;
&lt;p&gt;Remember to not submit an incomplete short sale package. It must be complete and easy to understand. The hardship letter must be compelling.&lt;/p&gt;
&lt;p&gt;A short sale is much better than a foreclosure on your credit and can be less painful if done with a CDPE.&lt;/p&gt;

&lt;p&gt;Figures are in for August - sales in 2007 - 5,947, sales in 2008 for August 4,346. Average sales price Scottsdale and Paradise Valley&amp;nbsp; was $680,385 and the median Days on Market was 121. ( Half sold in less than 121 and half sold in more than 121 days.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The most frequent question I am asked is, &quot;What is a Short Sale&quot;. A listed property becomes a short sale when the price of the home is less than the money owed for the home.&amp;nbsp; The home owner may list the home for sale but the mortgage holder has the right and will have the power to approve or disapprove of the sale.&lt;/p&gt;
&lt;p&gt;Short Sales often sell for more than asking price and often are sold by the listing Agency however there is no advantage for the Buyer to go through the listing agent as the Seller's agent has a fiduciary responsibility to the sellers.&lt;/p&gt;
&lt;p&gt;A purchase contract written on a Short Sale often will sit for weeks with no answer. Opportunities are often missed while waiting on a short sale only to find that you offer was trumped by another offer.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;REO Property -- Real Estate Owned Property -- or Foreclosed property -- or Bank Owned property --after a property has not been sold as a SHORT SALE, it goes to auction, if not sold at auction on the steps of the court house, the property transfers back to the Bank -- Foreclosure is complete. At this point the Bank hires a real estate Broker and the property is now listed on the multiple listing service by the brokerage as an REO or real Estate Owned or Bank Owned Property. Often banks list these properties low in order to get them off their books as soon as possible as the banks can not make money on money tied up in real estate.&lt;/p&gt;

Forgeting self or as Jung says, the false self allows our souls to reconnect to now reality and our God. High demand coupled with a temporary halt to construction lead to a short term shortage of homes and the runup of prices experienced in 2004-2007.&lt;/p&gt;
&lt;p&gt;Production caught demand in 2006 and inventory burgeoned.&lt;/p&gt;
&lt;p&gt;Today, the collision of excess barrowing, questionable lending practices, falling home prices, a credit crisis and we have the golden goose eating its own eggs. Recession is when we have a job but cannot pay all our obligations, Depression is when we don't have a job and can't pay any of our bills.&lt;/p&gt;
&lt;p&gt;Confidence is the way out but that requires Faith -- and Faith requires work. Kindness and work produce Good.&lt;/p&gt;
&lt;p&gt;Discipline to Serve Others - Serves the Common Good.&amp;nbsp; Thus, Serve God and Your Fellow Man -- makes a lot of sense. Credit Card Housing does not serve the Common Good. - It is greed based and selfish.&amp;nbsp; As a society we need to serve others to create value.&amp;nbsp; We once had usary laws that protected the less capable from excess interest charges. What happened?&lt;/p&gt;
&lt;p&gt;Each of us can barrow less and save more which means invest in our society than barrow from it. We are fortunate that productivity continues to improve with scientific help but the propesity to save seems to still evade many of us - the answer to this turn down in the economy is for us to invest in productivity and make this a better place in which to live!&lt;/p&gt;
