   Last night just before closing of Costco on Hayden Road, I ran into 4 real estate agents that specialize in the Luxury Home Sales Market -- they work in Fountain Hills, Paradise Valley, and North Scottsdale. Three of the 4 had massive loads of items in their carts!
I mentioned to them -- Well, Business is good? -- One answered - Yes - I sold a 3.5 million dollar house and it closed today!
The others related similar stories however with price tags in the 1 million to 2 million dollar range.

The buyer today is looking for smaller house with all the features and view of the home selling for 800-1000 dollars a square foot in 2007 -- Now they want 4,500 to 6,500 square feet at a price of 250 to 325 dollars a square foot. Homes are selling at wholesale and retail prices today with the wholesalers taking advantage of record low purchase prices and less expensive labor and materials to fix and flip those bargains.
Properties priced right are selling in less than 90 days and those priced too high are not selling at all. Buyer's market means more than 6 months inventory which means either you price to sell or you just don't sell.
Short sales are the norm now and the banks are doing a better job getting decisions and moving through the process.

Land Prices have begun to stablilize at 2002 price levels in the Town of Paradise Valley.  From a high of 1.8 million an acre property in a view location is now selling at 300 to 550K per acre in a view location. Houses built on the high end land values have declined in value in line with the decline in the Land value. This leaves many with homes worth half what they paid just 3 years ago.
