I recently received new market statistics for Maricopa County, Arizona which is always interesting to look over. Our market continues to be dominated by distressed properties such as REO and short sale transactions. Bank owned properties are 44% of our market sales, while short sales have decreased a bit as they make up 18% of the market. Standard 'retail' sales make up the rest at 38%. As you can see by our market, it is imperative to continue to remain educated and well versed in selling these types of distressed properties. The Distressed Property Institute just put out this great video giving a short infomercial on the government's HAFA Program. The Home Affordable Foreclosure Alternatives Program (HAFA) was created in an effort to slow down the number of foreclosures hitting our already depressed real estate market. In an attempt to try and convince homeowners facing financial hardship from just walking away, HAFA offers a $3,000 homeowner incentive for successful short sales or deeds-in-lieu, and also guards the homeowner from harmful lender actions.
