Forth Quarter Home prices rose in more than a third of U.S. metropolitan areas according to the National Association of Realtors (NAR), pointing to a "broad stabilization" in property values.
Median price for single-family home sales was up from a year earlier in 67 of the 151 U.S. metropolitan areas included in the trade group's quarterly survey. Housing analysts say the home-price trend depends heavily on any recovery in the job market and on the pace of foreclosures.

The Wall Street Journal reported that new-home sales increased 11% in June from the previous month, the third increase in a row. Sales rose to 384,000 at a seasonally adjusted annual rate, the highest level since November, supplying fresh evidence housing is beginning to stabilize after falling off a cliff late last year. Year-over-year, new-home sales were 21% lower than the level in June 2008.

The rental market's rebound continued in the third quarter this year and some housing market experts say some of it is due to younger consumers deferring the American Dream.
The National Multihousing Council (NMHC) said the third quarter rental market was "firing on all cylinders" with improvements across the board in supply-demand fundamentals, occupancy rates and higher rents, as apartment owners also found it easier to acquire debt and equity.
