I'm Vice President of my homeowner's association, and we have over 500 single family homes in our residential area.
We also have some community pool and recreation areas.
From time to time the board members get an email message about repairs, or security issues.
This week we got an email about a homeless person that somehow managed to find a nesting place in one of the restrooms in the pool recreation areas.

It's such a great expressive outlet for me and thousands of other professionals.
I'm writing this post because it really burns my behind when I sometimes read posts by people who apparently think they are the "rulemakers" or "protocol police" for the site.
I mean, we all now the unwritten rules of courtesy, that's already a given.  And certain groups on AR really want posts to their group to be of a certain theme, and that's cool too.

I have a family member, my sister, who is in a situation where she needs to submit a copy of her birth certificate.
Unfortunately, she does not have a copy herself.  She lives here in Southern California.

My two little buddies are such a big part of my life.
The oldest, Scooter, is pretty rough and tumble.  He's not afraid of much.
My younger one, Rascal, tends to be a bit timid at times.
He hasn't experienced thunder much, as we don't get alot of it here in Southern California.
We definitely had some tonight and my little Rasc was just shaking uncontrollably.
So I held him in my arms for a while to calm him down, and gave him hundreds of little kisses.

It is such an outstanding fundraising event that focuses on raises much needed funds and awareness for an awful disease that touches EVERYONE's life is some, way, shape, or form.
The Walk begins at 10AM and ends at the same location -  West Hollywood Park - 647 N. San Vicente Blvd. in West Hollywood.

Just wanted to share this loan tool that can serve as a powerful incentive for your buyers, and also a potential deal-saving tool.
A buy-down program is method you can use in your escrow where the seller pays a flat amount in concessions to reduce, or "buy-down" the interest rate for the buyer on their home.

I recently read a featured post by Judith Abbott that inspired me to write this blog post.
It's regarding clients looking for rebates, or cuts of your commission.
This really is getting out of control.
On a current short sale that I am negotiating for another agent, we're all set to close this week.  And what happens?  The buyer thinks they're going to be smart by literally hijacking the situation and demands a "randsom" amount of the listing agents commission before they will sign loan docs.

Mortgage interest rates continue to provide affordable opportunities for buyers. 30-year fixed conforming loans are at 4.25%. If you are in a position to pay off your home within 15 years, then it is just outstanding with rates available at 3.625%. Adjustable Rate Loans actually have a "2" in front of them!!
Once again, the common theme here is "IT'S A GREAT TIME TO BUY"

A few weeks go, I attended MegaCamp in Austin, Texas.

I was in Calabasas, CA today previewing properties for some clients of mine.  While I was there I stopped by the local Gelson's market for a fresh salad bar and some fresh Gazpacho.
When I was in the store I noticed that it was the most tidiest market I have ever been in!
EVERYTHING was perfect on the shelves.  I could not find ONE item or shelve that was out of place.

I recently went into escrow with an FHA pre-approval for my client.
We found them the perfect property after a long search.
The husband has slightly better credit than the wife, so they decided to run the purchase and loan just under the husband's name.
Did the inspection.  That went fairly well.
Then the loan went to underwriting...................BAM!!
