hawaii real estate agents: What I look for when choosing a referral recipient agent....... - 03/09/18 08:13 AM
What I look for when choosing a referral recipient agent.......

I am now entering my 13th year as an agent, and more recently, a broker.  I am a broker / owner of two separate brokerages in two separate states:  Hawaii and California.

Suffice it to say, I not only receive, but give quite a few referrals to agents in different areas across the U.S.

Just thought I'd share both my process and criteria for what I feel is the best agent/broker to choose when handing out referral business.  Because, you are basically putting your client's trust, which is hard-earned, into the hands of another … (7 comments)

hawaii real estate agents: Monday Morning Quote to "Get 'Ya Goin'"! - 08/28/17 11:25 AM
Monday Morning Quote to "Get 'Ya Goin'"!

"My father could have been a great comedian but he did not believe that was possible for him and so he made a conservative choice. Instead he got a safe job as an accountant and  when I was 12 years old. He got let go from that safe job and our family had to do whatever we could do to survive.  I learned many great lessons form my father.  Not the least of which was that: You can’t fail at what you don’t want.  So you might as well take a chance on doing what … (4 comments)

Back in LA for business Trip

So I'm Back in Los Angeles to take care of some business and have lunch with several clients and business associates.
I had the wonderful Los Angeles freeway system to welcome me back.  I know it so well.  Yuk!!
This was MID DAY about 11am that I was driving.
101 freeway packed headed towards downtown, so I diverted to the 5 fwy.
Packed!
Trapped like a rat!! LOL
When are they going to start making flying cars?
Oh, well.  At least I can re-route myself to one of my favorite restaurants.
With this traffic, it looks like I'll be about 50 pounds heavier by … (2 comments)

hawaii real estate agents: One of my biggest pet peeves............ - 04/30/17 11:48 AM
One of my biggest pet peeves............

Probably my biggest pet peeve when it comes to other agents is non-communication.
How many times have you sent an offer, or emailed the agent with a request for showing, or asked a quick question, etc., and the agent never gets back to you?

I mean, isn't your job to get that property sold?  Are you not doing a huge disservice to your seller by not keeping the dialogue going with everyone interested in purchasing it?

There are some agents in our area that really annoy me.  I'm certain their lack of communication stems from their desire to try and … (5 comments)

hawaii real estate agents: Reviewing Multiple Offers: Never Assume Anything....... - 04/29/17 09:48 AM
Reviewing Multiple Offers:  Never Assume Anything.......

I read quite a bit of material on the strategy of presenting offers in a multiple offer situation.  Yes, that is a science in itself depending on all the variables that exist in that particular potential sale situation.
But from a listing agent's standpoint who has seen a ca-zillion offers cross my desk, is it really as simple as giving cash the heaviest weight?
Not necessarily so in all cases.  Let's analyze.
What are some of the typical scenarios in a multiple offer situation?  For the sake of analyzing, let's use a scenario in which there are many offers. … (7 comments)

hawaii real estate agents: Do you want top dollar for your property? Then LOSE the crapola! - 01/16/14 12:25 AM
Do you want top dollar for your property? Then LOSE the crapola!
I am not a crapola snob.  Really.  Everyone has their crapola.  Everyone has their little treasures that they not only feel very proud of, but have a high personal worth to them, such as:
1. Your first tooth you lost encased in a glass frame, nerve endings and all
2. The genuine, simulated gold-plated and plastic trophy of your underwater basket weaving league championships
3. Little Molly's first rocking chair, with the tooth marks from where the dog attempted to eat it.
4. Great grandma's serving platter, with remnants of the last … (15 comments)
