Many areas of the country have been, and still are, experiencing extreme price increases in home values over the past decade.
Having been in the business for quite a while, I've seen the cycles and the trends.
It tends to create a frenzy that in some cases, can bring ot the worst in people.
One of those by-products of a crazy market is the "Bully" offer.
A Bully offer is, in essence, one designed to put pressure on the seller.  They are typically (but not always) cash offers with very aggressive terms, coupled with a very quick deadline on the offer.  … (4 comments)

We marketed this property the right way for this market, and it resulted in 142 people coming to our open house.
Crazy market in LA.  Cray-Cray.
But wait, there's more!

I have ventured into some virtual staging these days.  Mostly out of necessity.  
It's either the case where it is a completely vacant property, OR my staging accessories and furniture will not be available until after the photoshoot.
In either case, I've learn to virtually stage both interior and exterior shots so that the photos showing on the MLS give the best possible potential for the property, and provides a good example for a potential buyer of how the room or area can be used.
Let's face it, some people just need a little help envisioning things.

LOVE Beachwood Canyon!  One of the most central cities in the Los Angeles area.
Adjacent to Hollywood, 20 minutes to downtown, 15 minutes to the Valley, and just a couple minutes to the 101 Fwy.
Beachwood Canyone has one of the most wonderfully ecclectic collection of well-maintained homes in the area.  Plus, it also has both the flats and hills, so whichever your preference, you'll find a happy box!
Homes start around the $1M mark, and then go upwards from there.

Altadena, CA is one of those areas that I recommend to clients that are looking for a single family home that need to purchase in a certain pricepoint.  Altadena is one of those cities where you certainly do get your dollar's worth by Los Angeles standards.
It is located just north of Pasadena.  In fact, it shares a border with Pasadena.
The setting is somewhat of a combination of semi-rural and urban.  Most of the lots are a decent size also. The neighborhoods have a distinct charm.  It has a beautiful background of the San Gabriel mountain range.

I had the wonderful Los Angeles freeway system to welcome me back.  I know it so well.  Yuk!!
This was MID DAY about 11am that I was driving.
101 freeway packed headed towards downtown, so I diverted to the 5 fwy.

Probably my biggest pet peeve when it comes to other agents is non-communication.
How many times have you sent an offer, or emailed the agent with a request for showing, or asked a quick question, etc., and the agent never gets back to you?
 
I mean, isn't your job to get that property sold?  Are you not doing a huge disservice to your seller by not keeping the dialogue going with everyone interested in purchasing it?

But from a listing agent's standpoint who has seen a ca-zillion offers cross my desk, is it really as simple as giving cash the heaviest weight?
Not necessarily so in all cases.  Let's analyze.

I have not only facilitated my own short sales, but since 2007 I have been a certified, hired short sale facilitator and have successfully facilitated and closed many short sale transactions.  I have seen quite the spectrum of scenarios and have dealt with dozens and dozens of banks and junior lienholders.

It was a rural property located in an area with an extremely seasonal buying period.  This was from a personal referral that was the father of a very close friend of mine.  They reached out to me, but since I am not licensed in that state, I found a great referral in Kat Sharrock through the ActiveRain referral network.
