Back in March of this year, I was contacted by fellow ActiveRain member Gretchen Hughes.
She had a client that had a condo in Westwood/Century City area that they wanted to short sale.
It wasn't easy.
The condo was tenant-occupied and I needed to help the tenant find a new place to live while I was mitigating the short sale.
There were two lenders on the property.
We actually got into escrow and as soon as received the 2nd approval, the buyer was trying to re-negotitate the deal and ended up cancelling escrow.

Got an accepted offer on an REO property for my buyers.....with a pleasant surprise....
We wrote a good, strategic offer for my buyers on a bank-owned REO property.  We got a counter which was do-able, and signed off.
And then, as customary, we received the bank addendum.  We read that with a fine tooth comb, and nothing that is out of the ordinary for a bank addendum.  (VERY important to read the bank addendum carefully, multiple times)
However, there was an additional addendum entitled "Notice Regarding Buyer's Right to Select Escrow Agent and/or Title Insurer"

Rates are still unbelievable!
Just a note that after September 1st, FHA loan payments will increase slightly due to the increased MMI.
And the September 1st date is for the FHA Case number, not the date you are under contract.
So if you have buyers or you are a buyer yourself, get that FHA Case number going from your lender soon!

BEAUTIFUL Summer weather we're having in Los Angeles...............
The weather we are having here in Los Angeles is almost dream-like.
Temparatures ranging from the high 70's to the low 80's.
And the mornings start off with a wonderful light overcast that burns off quickly to reveal the warm but mild sun.
THIS is what makes Southern California real estate so pricey!  Everyone and their grandmother wants to be in a region where this kind of weather is year-round for the most part.
Here I am on one of our beautiful coast lines!

Ever thought about becoming a Zillow premiere agent?
The premise is that you "pay" for all of or part of a particular zip code, and there is a monthly fee for that.
In exchange, you receive leads for inquiries made on the Zillow site in that zip code, AND you're listings become featured listings, regardless of zip code.
I've been tinkering with the idea, but have held off having been burned in the past by other "pay for play" types of internet sites.

I think the concept of a virtual brokerage is very cool.  And I think a few years ago, it may have been thought of as the way of the industry.
But how many virtual brokerages to you know of?  I don't know of too many myself.
And just how "virtual" can they be?  Yes, the internet IS the platform for just about everything now from home searches to document signing to virtual tours of homes.

Ideal buyers are those that are seasoned, educated, and understand the purchase process completely.  Even better, they have bought and sold homes before.
But as we all know, not all buyers are like that. Confusion, dis-trust, ambiguity, combined with an uncertain market can be a recipe for disaster and can cause many deals to cancel.
My advice is to ALWAYS have your buyers eyes on the prize, and in the realm of the bigger picture.

6 banks on my 3 short sales, 6 approvals DONE!!
I had 3 very tough short sales that I mitigated, each with two lenders.
Mission accomplished!!  I recieved all six approval letters in the last 2 weeks.
3 sellers who can now move on with their lives with alot less stress,
3 buyers who have found nice homes that they can finally afford.
2 more short sales in the works.
BRING IT!!!

What do you advise your buyers when you're presented with a "best and final" multiple counter offer?
Once again, I'm interested in seeing what other agents strategy is, both presently and historically, when your buyers are in a multiple counter offer situation and presented with a "best and final" request from the seller.
Have your buyers always come up in price or terms of the offer?  Have you chosen to remain with the original offer?

I'm adding a pre-requisite for buyers on my short sale listings.
Getting tired of buyers who walk once the written short sale approvals come in because their agents do not prep their buyers properly!
The buyer's agent on a short sale needs to make sure that their clients understand the entire process of a short sale, the course of events, and what some of the possible scenarios may be, and even more importantly, WHY IT ALL HAPPENS THIS WAY.

But before I hit the delete button, I gave the title a snoop and there was a term that caught my eye.

I referred her out to another agent because it's in an area that I don't usually cover.
She's a first time buyer and very sensitive and apprehensive, but she really wants to move from her apartment and buy a condo in a nice area.
She is very well qualifed to purchase.

For those of you who follow my blogs, you'll know I have a high degree of fluency with short sales.
On one of my short sale condo listings, I had a buyer cancel escrow who just simply changed their mind.  Part of that was due to the fact that there was another unit in the building that is an REO listing, that during the middle of my escrow, got reduced to about the same price range as my short sale that was in escrow.
