Not only is the food fresh and tasty, but the prices are extremely reasonable. And Torung opens at 5PM and stays open until 4AM!! So if you're making it a late night in Hollywood, it's the perfect place.

We went to Ontario, Canada earlier this year and went to Niagara Falls for the first time.
I truly was Speechless when I first saw the falls.
I took dozens of photos and still haven't posted any yet, but thought I'd put this one out today because it's just so stunning.
Niagara is one of our 7 national natural wonders.
In this photo you can see the falls to the left that are on the U.S. side, and the amazing "horse shoe" falls on the Canadian side.

Should the seller have to reimburse the buyer for a re-inspection?
I just thought I'd take a poll to see what the AR members think.
If a buyer does an inspection, and there are things that are not quite finished being installed, OR the utilities were not turned on, do you think the seller should reimburse the buyer at the close of escrow for the cost of having the inpsector come back out to the property for a re-inspect?

Freddie Mac Short Sale Addendum - Item #13 - I DON'T THINK SO!!
The Freddie Mac Addendum is often a required doc for the bank in a short sale transaction.
I've had 2 short sales with BofA recently that have a Freddie Mac Short Sale Addendum as part of the transaction, however I see a new added Item #13 that reads the following:
"13. Each signatory agrees to indemnify the Servicer and Freddie Mac for any and all loss resulting from anynegligent or intentional misrepresentation made in the affidavit including, but not limited to, repayment ofthe amount of the reduced payoff … (84 comments)

For the first time in our career, my partner and I have 12 escrows in the pipe!
Between our own listings, our buyers, and the short sales I am facilitating, we have 12 transactions in escrow.
And we have six more in the works!
Because of the extremely hard work and diligence we've put in over the last year, and the GREAT positive energy from being part of the John Aaroe Group, we are out-of-control busy and have hired a 2nd assistant to help with the real estate transactions and marketing. (and she is amazing!)

Short Sales and Buyer's Deposit: After the contract is signed or After the written approval is obtained?
Just wanted to take a poll and see how many of you out there require the buyer on your short sale listings to submit their deposit before or after the written approval has been obtained.
In our C.A.R. addendum, section #3 has a box that can be checked off that states the deposit is to be submitted per the original contract: on or before 3 days after full execution of the contract between buyer and seller.

I can't tell you how many times in the last few months I've written offers for buyers and then the listing agent tells me there are multiple offers on the property when I know darn well there are not.
An example would be an offer I wrote for a client where the listing agent stated there were multiple offers, some over asking price.

We had a very nice couple that moved into our neighborhood recently. We've wanted to welcome them to the block and we've been trying to have them over for dinner for the longest time.
Well, we finally had them over and we cooked a great fish dinner on the BBQ grill, with summer corn on the cob, a fresh spring mix salad with raspberry and peach vinagrette dressing.

I have a condo listing in a large, very nicely planned complex.
Well, the HOA Board and management company of this building let the FHA Approval on the complex lapse as of 12/31/10.
Myself, along with other agents and homeowners have been getting on the case of the HOA board and management company regarding this because in general, 70-80% of the buyers in this area are FHA buyers.
What has happened in this complex because of the lapse of FHA Approval is that a "Bubble within a Bubble" has occured.

This one hit my email today and I was SO impressed. It's the first time that I've seen a developer make solar panels a standard feature on their new homes.

Have you learned about timing from this last real estate cycle?
It's so interesting to me how varied and numerous opinions are when it comes to the real estate market.
When to buy, when to sell.............why to buy, why to sell.............what to buy, what to sell......... how to buy, how to sell.
Everyone has their opinion.
I remember many discussions in 2004-2005 about whether it is the right time to sell. So many people stated that it's the wrong time to sell because you'll lose out on potential equity.
Of course, [almost] no one could foresee the mortgage crisis that followed.
