Well, it seems that we're back in the type of market where multiple offers are becoming common.
There's a mixed bag of buyers out there - conventional buyers, FHA buyers, VA buyers, and all-cash buyers and investors.
In a multiple offer situation, the offer price is probably one of the biggest factors when the seller is deciding which offers to entertain or accept.

I believe it would pay off to be this diligent with selecting the right one.
SO many times what is estimated to be a certain amount ends up quite a bit more because the right amount of time and research was not taken in the beginning.

As agents, we provide a visual inspection on properties on which we represent either the buyer or seller.
The most important aspect is to realize that it is just that - a VISUAL inspection.
It is entirely separate from and does not have anything to do with the general inspection that is performed on behalf of the buyer by a certified property inspector.

Lord, what do I do when I see so many people drowning and I only have a few life rafts?
How do I feel good about what I do with my life each day, knowing that I'm helping everyone else but still helping myself?
Why is it that there are so many people in need of help?
This is the biggest issue in my life and I need help dealing with this.
If I can somehow get past this, I can probably be even more productive of a person than I am now. (which is hard to imagine!)

We are seeing mutliple offers all over the place here in Southern California. And not only in certain price ranges, but across the board.
Our listing in Stevenson Ranch has 10 offers on it after only a week and a half!
Our North Hollywood condo listing that has been on the market for quite a while just recently ended up with multiple offers.
Not only that, but on the buying side we are ending up in multiple offers with the offers we're writing for our buyers.

One thing you can NEVER have too many of is business cards. You really should be going through them like water. Why? Because each card that is floating around out there is just one more marketing piece that is reminding everyone around that YOU are the go-to person in real estate.
